NEW Real Estate Law: How Will It Affect Your Property Deals? | Greenville South Carolina Realtor
Are you thinking about moving to Greenville South Carolina? Join me alongside attorney Bradley Richardson, as we explore the new real estate law and how it will affect your property deals. Curious about the legal documents and implications of HIRING AN AGENT TO REPRESENT YOU AS A BUYER?
A Consumer can sign the Buyer Agency Contract and become a CLIENT. In this instance, a buyer receives counsel as well strategies for writing the offer that will secure the safest and most profitable purchase.The agent will also execute the steps within the contract and inform and facilitate the actions of specific parties like the inspectors, mortgage lender, attorney, etc. An agent in this type of relationship can also make recommendations and offer advice as issues may develop during the process. In this agreement, either the Buyer or Seller (or Buyer AND Seller) can pay the Buyer Agent's commission fee.
A Consumer can also sign a Transaction Brokerage Agreement and choose to be an UNREPRESENTED CUSTOMER. In this instance, the agent is ONLY A SCRIBE for writing the contract and cannot offer client level services which include but are not limited to recommendations on offers terms, interpretation of market data and research, suggestions for best practices like certain inspections ideal for the subject property, facilitation of transaction steps and coordination with inspectors, lenders, attorneys, etc. In this instance, the buyer assumes all risk, and there generally is no fee for this service as the agent often works exclusively for the seller and their best interest.

    It's June 2024, and this interview has made Anderson my top choice to research for a place to retire in 2027. Thank you, both. P.S. I'm from Columbia and had a long detour in Florida when my parents moved us in 1969. But coming back home to SC feels like the right move.

    I am glad you are so enthusiastic for Anderson, but Anderson is no way remotely close to being or becoming Greenville. And based on what I am seeing, it would seem that Anderson is making the same mistake so many towns across America have made. Expanding and extending suburbia is the wrong move for future sustainability. Instead, forward thinking communities look for ways to increase the density of their city through the construction of attractive multi-unit downtown dwellings. The house out in suburbia on 1/4 acre or 1 acre lots is over-rated and wasteful of financial resources, increased commuting times, and just plain as boring as hell. Instead, think walking cities or biking cities. Dependence on the car for everything is very shortsighted, and that is what suburbia does for you.

      Hi! Thank you so much for sharing your thoughts! Our geography is a bit different - our local governing officials do allow some communities with smaller lot sizes (for all the great reasons you mentioned), however, we also have some larger lots and protected green spaces for health and enjoyment. We are also beginning to add more multi-unit downtown dwellings as the Downtown Anderson started to see a big "boom" a few years ago (thanks to the dedication of Economic Development staff)! Our office is actually located downtown, and we appreciate being able to have things within walking distance - currently, Anderson has the best of BOTH worlds!

      Thank you for the response. I don't mean to pick on Anderson, but I am genuinely concerned about the sustainability of our city planning over the past century. I firmly believe that our decision to promote suburbia has done more to destroy our environment than anything else. Europe has not been able to promote the suburban "dream" (nightmare) due to the more confined spaces and that's why most cities in Europe are walkable and conducive to the use of bicycles. So whenever I see a city in the USA in yhe position of expanding, I always hope that they are expanding inward and not outward. @@thecleverpeopleSC
