How to do air seal the bottom? Massive spot for air leakage, no? I’ve a similar install, and in heavy rain events, prior to siding being installed I have water inside the home coming in backwards up the sill. Never an issue after siding, but still massive air leakage. I started silicone sealing around the inside of the window as well, but don’t like the idea of water potentially being drive up the sill into that space.

How fireproof are the asphalt shingles and what is their life expectancy?
they burn like wild fire but if the fire reached the roof really dont matter much depends on heat in north America you can buy 25 year shingles they been using them here for hundred years plus

This is absolutely useless as a protection from the weather UV dries it out and then it cracks and then leaks. Stick to tiles ,will last for 100 plus years.
Don’t do it. A metal roof is twice the price, but lasts 5x longer.

slate roofs have a life span of 80-100 years these about 15 +american roofs blow away in a stiff breeze.american construction is a joke this guy is a sleezy salesman.
seen the construction in England and Australia no offence but i wouldnt put my dog in those houses here in canada
Let's not do the stupid USA roofing type. They are throwaway roofing - no recycling possible because it is bonded.. all just goes to landfill if you look at US roofing videos.. and dark rooftops makes this a major contribution to urban heat effect, same as a tar road in summer it will be a million degrees - we should be installing light coloured rooftops and thinking about full lifecycle, not the junkfood US equivalent that needs replacing if you try and lift up a shingle (again: a ridiculously broken model of roofing that you cant do maintenance without needing to replace big chunks).
I would hate to be paying for a plywood roof these days. Twice the price of steel and 20 times the problems.

You're nuts. You can replace a single shingle if you know what you're doing. Yeah, they don't last 50 years like metal roofing. Or 100 years like ceramic. But not everyone can afford those. As for them being dark color, it snows in most of America. It's nice 3 months out of the year, then it's cold. Dark color means free warmth.
Love to see the make up air unit and where it is located. Also, which HRV unit is that?

What a great insight from Jess and Ben!
Nice to see an Aussie builder using quality products and putting in some extra effort for a change (coming from Zeher's site inspections). Do you plan on insulating/sealing under the window sill? You have put in a lot of effort to air seal the around the super insulated window, seems like a shame to leave an open void under the window for air, heat, moisture, and pests to pass through.

That is a pretty clever drain design! I do wonder how air tight the system is. Are there rubber/felt seals on the section that fits into the track to prevent the passage of air? I do see small channels on the top sides of the channels, where I assume seals would go. Very interesting!
