    I'd add my two cents. Get yourself a very very good builder to do the inspection. Legal cost post settlement can be very costly and vendor do not give a rats back post settlement. Before we bought our property during 2018 we got a builders report that said no issues. After moving in a few days later one evening we heard water leaking through the roof into the cavity. The next morning we had someone look at our roof found the previous owner had painted the roof in attempt to conceal roof issues. The local contractor found major issues and recommended the entire roof needed replacement. We approached our lawyer and they could not help as the issue was known post settlement, unless we sat down with them to go though our options which would be very very costly. We also approached Barfoot and Thompson who did not assist nor respond. In the end we took it in the chin and had the entire roof replaced at our cost.

    One thing I've come across in my own home search is that you can access rates information for a property on the local council website. If you have your eye on a specific property, you can look up the rates information for the current and previous few years, which can help when budgeting for that.

    Correct. People will pay a 20-25 year mortgage. But people seem to tremble contributing to a KS for 29-40 years for future retirement. What's the difference? Mindset.Paying down a mortgage is forced or imposed payments. KS is voluntary and people end up not bothering.

    there are ETFs available in New Zealand that are designed to be tax-efficient, such as those that track local indices or have low turnover rates. Investors should also be aware of tax-advantaged investment accounts, such as KiwiSaver or Portfolio Investment Entities (PIEs), which can provide tax benefits for investing in ETFs.

    I don't think thematic funds are risky, but the have more volatility, because they are filled with micro-cap and small-cap stocks. On the kensho website, where they back-test the Moonshots against the S&P500, the moonshots has done better, and since the pandemic skyrocketed. Someone whos always stuck to index funds that hold large and mega-cap stocks, might miss interpret the price swings of the moonshot index.
