In every transaction, the land title (also called Gold Paper) should be verified and transferred at the local provincial or district Land Management Authority office. Annual taxes are also administered through these local offices. Property registration is decentralized (approved through local village/district) so that can make things more challenging. This tends to be the most complicated and time intensive part of the process. Patience and having someone you trust to guide you through the process is key!

i heard lots of people got scammed due to documentation., all documentations good until when they wanted to take the property away from you. Suddenly they claims that your property was belongings to someone else. Their documents are much older than yours, you have the newer documents and it’s fake documents.

It happened to me that my cousin sold the property without my permission. So never trust anyone folks .

@@PhonesavanhSouvannarath short term (holiday trips) we’ve just used our US license; although, most will recommend having an international driver’s permit as well. You can get one at your local AAA for $20 (for US folks). Long term, you’ll want to have a Lao driver’s license…which you can apply for based on your long term visa and stay permit documentation.

Fon managed the entire process…so I can’t take the credit! But yes, she basically acted as the GC and managed the site work. She designed the build and bought the materials. So we only paid the crew for their labor. I’m sure you can find licensed pros for commercial/large-scale work, but most smaller residential work like ours is unlicensed and (mostly) unskilled. Masonry/concrete work is what people do best in SE Asia. We used the same crew (local in our village) for all the work. There was much discussion throughout the build…and we learned patience is key in SE Asia when building! I misspoke in the earlier video…no drywall. Steel for the roof girders/rafters, concrete posts/ concrete block for structure, and gypsum board (heat bloc?) for ceilings. They plastered over the concrete block, and painted with a heat shield paint.I still had stick built in my mind when I was narrating this video. Nice catch!

I got 15 more years until my retirement. But I would like to get a homestead going so it can be ready. I'm going to install solar panels. Laos has abundance of sunshine.
