    I utilize an SBLOC instead of whole life but the principal remains the same - borrowing against an asset to invest into a passive asset like real estate or high yield dividend stocks to pay down the loan. 💵

      @CFH298, they work very similarly. The main difference is that you have to be careful where your underlying portfolio is invested. And depending on where it's invested, you'll have significantly less leverage. With an SBLOC, if you're mostly invested in stocks or mutual funds, you won't have much more access than 50-60%. If the values drop, so does your access. With whole life, because it's guaranteed, they'll loan up to 95% of the total amount of cash in the policy. Less risk = more leverage.

    I'm sure you have this in one of your other videos, but what would happen if someone had a home mortgage and received a $50,000 windfall? Let's say they owe $150,000 on their home and have a mortgage rate of 7%. Would it be best to pay down their mortgage with the $50,000, giving them a 7% immediate return, or put it to work in a promissory note? What say you, Mr. Miles?       @cstevens2121, remember that simple interest (mortgage interest) is equivalent to about 3-3.5% compounding interest (see my other compounding interest concepts in the infinite banking videos). The big risk throwing the $50K onto the mortgage balance is that money is trapped in prison. Your payment doesn't change. Thus, your cash flow health doesn't improve. And even worse, if an emergency happens, you either have to sell your beloved home or beg the bank for a loan. And banks NEVER give you money when you need it. You'd be better off setting it in a 4-5% CD to out-earn the simple interest charged on the mortgage. At least in that scenario, you could get to the money, if needed.

      ​@@cstevens2121, if he had enough to pay off the ENTIRE mortgage to eliminate the payment, that's one thing. But he would have to keep paying the same payment FOR YEARS, even after dropping all of that cash towards it. It does NOTHING to improve his life day to day.

      @kennedycollado4718 , a lot less than those typical insurance agents out there. That's the whole reason I started teaching this. Most of those policies are ripping you off to some level.

    There is a place for the 401k for the high income accredited investor, self-directed, using alternative assets. But you are spot on with the typical corporate plan for W2 employees. My wife and my plan at our respective companies both suck for investment options. The thing to do is skip or minimize the corporate 401k when you are young and go alternative to generate your passive income, then when you are an accredited investor with enough passive income, set up your own self-employment investments and solo-401k.

      @danielmarkert , exactly. Even though I'm speaking to the masses, there CAN be a place for self directed 401k's, eQRP's, etc. They work best as the long-term growth bucket.

    Yeah buy real estate. It prints money with little to no effort. High prices and high borrowing costs dont matter. I cant think of a worse time in history to buy real estate. Time and market conditions change and you have to adjust.

The way to know is because we hear comments from average Americans constantly saying, "it's a bad time to buy real estate", just like you've said. It's when EVERYONE, especially mainstream media and Americans, that say, "you can't lose in real estate." That's when it's ready to crash. We're definitely not there right now. However, the stock market is EXACTLY in that situation right now.

Inspite all of your efforts videos are not being viewed. Video SEO Score is very low. The title, Description, and Tags are not SEO-friendly.       No, because the S&P index does not include all stocks. In fact, the biggest 6 companies make up nearly 30% of the index's price. It's a weighted average that's very tech heavy. The S&P isn't the average of the stock market. And most mutual funds invest in a variety of areas that's NOT the S&P 500. Therefore, their performance can vary. Sadly, most mutual funds that have money managers picking their variety of stocks still doesn't beat the S&P index.

      @@maxroiinfinitebanking 🤦‍♂️ average is the middle. In fact half of the mutual funds that are indexed to the S& P 500 will not perform as well as the S&P 500. You have discovered the tracking error and survivorship bias skew 👍 in fact most mutual funds use a sampling method to try and replicate the returns similar the S&P 500 but mutual funds are goals based for the most part. The whole point of a mutual fund is low-cost diversification in a goals-based account. Most mutual funds are meant for smaller investors that are trying to access markettes with a balanced approach. Of course it's going to return less than the stock market.

      @J0sh1ngAr0und , that's true. There are a variety of risk allocation models, including some that are more conservative. Sadly, even equity/growth funds have a hard time keeping up with the market... which isn't that impressive to begin with 😉 And to your point, mutual funds are catering towards those in the middle class who may not know they have better options.

      Is it really that high yet? The stock market and Bitcoin have gone up MUCH higher lately. Real estate keeps increasing in price because inflation keeps it going and rates are dropping lower than last year. That's why we still saw a 5% increase in home prices in 2023. It's happening again in 2024 because the rates are dropping lower than last Fall. Demand for housing is still super strong right now.

      The point of the video is that you do still have to work if you only have $1 million that you're trying to retire/live on. Even at 2 million you'd barely be comfortable assuming you don't have any debt and your home is paid for.
