      I’m a Portuguese Canadian and my advice to everyone. Trust no one in Portugal when it comes to Business. I purchased an apartment trusting my rep there and it turned up to be a nightmare. Again trust no one specially when they smell dollars.

      I dont believe that maybe is popular tourist area, but their are thousands listings all over Portugal sittingvon the market constantly . Some forv6 months or longer, many foreigners bit properties in disrepair. Think the contributions foreigners add outways the negatives by a long shot. If Portugal had no foreign money coming in via expats etc, their would even be less people in Portugal that could buy houses!

    A-M-A-Z-I-N-G video. Just a quick remember. The US is a tax haven in general. We are pretty lucky with laws that protect the rich and Portugal will suck you dry in taxes. Starting with the 6-7,5% tax to purchase a home. And you don't expect the same standards we have here in service either. But the food is amazing, weather in Algarve in particular is perfect, people are nice to you and cost of living is great comparing to any major city in America or Europe. Portugal is for sure an hidden gem.

      Hello, we need to check if it is transferable. Sometime we can transfer license, it will depend if the new Short AL liceses law will be in effect by the time you purchase it, and if they will continue to allow us to transfer them

    What part of the Silver Coast did they end up settling in? We are thinking within 20 minutes driving of Caldas or Leiria. They ended up in a pretty area wherever it is. This is the kind of property that we are looking for, but would like to make sure we have at least 4000m2 plot so we can have fruit trees and a garden and a little privacy. Preferable one level with a garage, and an A or B energy rating, which after looking on idealista is a bit tough to find everything we are looking for. Might have to contact Brint.

Here in Portugal, if you plan to use a buyer’s agent, you can’t visit houses and engage with seller agents directly, because you will become their clients, even without a contract.       Hello Marta, the point is to find potential structural issues, before buying the property. Imagine if the house has hidden problems and you only find out afterwards. We highly recommend inspection to avoid surprises.

(New construction has a 5 year warranty, the oldest just visit with a contractor ok, do we have to increase selling costs with logical procedures?!) Climate?! for real?! Energy certification is a scheme in a country with a mild climate and still mandatory to sell so.... Mate I agree with 50%, but the rest has a reason to be, and when you don't know the reason I don't see your legitimacy to give advices!!!       Sometimes people lose their deposit because they don’t have the right contingencies and legal protection. Example: if the appraisal comes lower than the asking price, and you have a loan, the bank won’t pay the amount requested by the seller, and you would have to pay the difference. If you don’t have enough funds, you would lose your 10%.

      It depends on the number of family members. Right now because of the delay in the family regrouping process, we are recommending 2 visas for a couple, and the kids can regroup later. The math will be based on the number of kids. 33% the minimum wage for each kid per month.     Good video and advice. It can get pretty tricky even in your home country, all the more in a foreign one. I’d like to share my experience concerning construction work biding: If you don’t know how long a certain task takes to be done, only agree to pay per hour of work instead of a package price. I once had an electrician doing cables, outlets, circuit board in a very small rural summerhouse and had agreed to pay 500 Euros. - He arrived 8am and was done at noon .- So including first inspection, travel time and some cheap material, he made a sum almost equal to a surgeon in Switzerland. Not bad ! These are the scams you run into in Portugal even if you know a price beforehand. Also negotiate to pay for the materials apart. In a Package Price they‘re very likely to invest little and buy the most basic quality in order to maximize their profit. Or they use less material. I saw a self taught „brick layer“ doing a mix of 17 (!) shovels of sand per one shovel of cement, when the ratio shouldn’t exceed 4:1. - Always try to be around to supervise what they’re doing! Hidden damages and poor work mostly get detected only after time, and who knows if the business will then still exist to be accountable. Even more if it’s not even registered and you paid without receipt. How are you going to sue them?! If you want to play it safe ask for the business license, called >Alvará< so that accidents are insured. For if there’s an accident on your building site you‘ll be responsible for half of the costs of all. This can ruin you. Also ask around locally and at the municipal construction department to see what their reputation is, before hiring a construction company. Another fine trick I saw being used to extract more money is when you perhaps wish some petty alterations in your project during the execution, which cause no extra effort. Like paint this wall blue and the white instead of the other way around. Yet these alterations serve as a pretext to complain that you’re a difficult customer and that that wasn’t what was agreed upon in the bidding etc.. I had this when applying tiles in a bathroom in Lisbon.

We have clients that unfortunately had similar experiences. One contractor got the downpayment and vanished without even starting the job. There are a LOT of good contractors here though, people just need to be diligent as you advised, before hiring helpers, as they would in any business transaction, specially in a foreign country.       I find it risky to be required to put 10% deposit down which goes directly to seller without knowledge of property condition, accuracy of description or potential encumbrance’s on title. If things are negotiable this would be a good start. How much does a buyer agent charge and what liabilities or obligations do the have to the buyer. Talk is so cheap but has little value. I personally don’t trust anyone with regards to property transaction. I have bought numerous properties in my home country and have dodged many undisclosed facts not identified by seller. It’s important to go slowly and carefully through the process and not commit yourself more than the seller is committed.

      I don’t know if state licenses are required or not to perform certain work. Also is there anything like a permit? I would recommend anyone who has little to no knowledge on a particular task to seek out help from someone you trust. Construction isn’t difficult but nothing is so simple it can’t be screwed up. I would also recommend on major work to have a written statement of work prepared that describes work to be performed, quality of materials used, time needed to complete work and final inspection of work prior to final payment. If you contractor doesn’t like it then find another one.

    In the algarve salaries are 700 euros a month, everybody is stealing and lying! I sold w apartments never ever again! The agents come with tons of penniless buyers to push the sale price down!!!!!!! Don t trust anybody! They are desperate!!!!!!!!!!

      We are sorry to read you went through a bad experience here in Portugal! We don't work for the property owner. We work only for the buyers and our clients are all international investors, business owners, or retirees. I imagine the negotiation process is challenging, but many properties have their price listed way above the appraisal price, so one of the primary buyer's agents' work is negotiating price, terms, and contingencies for our clients. Owners need good seller agents to be able to appraise the property and help them as well.

    buying house anywhere in world is quite difficult because of different pricing by the agents. I'm form india here also we face same challenges. but in every county there are specific govt land price at the time of registrations we can guess the price etc etc

      Double agent is when the same agent represents both the property’s owner and the potential buyer. Usually this happens when the buyer calls the listing agent and allow this agent to represent both parties, not understating that the agent loyalty and contract is first with the property’s owner, which is not good for negotiation and legal protection.
