    Are short term rentals still allowed at 155 Yorkville? When I look at the current listings it seems none of them mention it which seems odd.

I'd always just double check the status certificate to see it in writing before making any move.       Email me at fadynakhla@royallepage.ca and I’ll send you the list of condos. Airbnb arbitrage is legal in Toronto but not worthwhile in my opinion. The unit must be your primary residence so even if you’re able to do it , you can only do it with your one unit. You’ll need a regular short term rental lisence same as if you owned the property.

    Yes it is just another tax grab. A little more here, there and everywhere and the sheep will never complain! At least they never started taxing sales of a prime residence (you must have live in the this residence) or they would have to implement tax right-offs of mortgage interest,...like in the U.S.A.. The Capital Gains tax increased from 50% to 66% now which it was a few decades ago. Humans repeat and things always go in cycles. $250,000 is not very much. A new pickup truck can cost $100,000 !!! It is easy, common (once you know & understand a few basic things, stop listening to financial advisors, bankers and the media) to make $500,000, +$1,000,000 / year and more consistently on the stock market, Amazon, TH-cam, Real estate...

      Hi ! It depends where your home is located, every city has it's own rules and regulations. If you're in Toronto then you can only Airbnb your principal residence

      Hi U can't rent more than 6 months I toronto.unit has to be primary house. If u agree the above then according to cra wen u sell that unit even though it's primary unit..u need to pay cap gain on sale price Right?

I am looking to rent a house, preferably a condo in a gated community with nearby schools, grocery stores, and public transport. My budget is within $2,000. As I will be new to the country, I don't have a specific area in mind, but I prefer not to live in a secluded area.       Hi Emilia! Many of the buildings downtown Toronto now require that you be the owner to airbnb. There’s still a few that allow tenants to do it but getting landlord permission along with the higher rental rates make rental arbitrage not as worthwhile here in Toronto

It's only 180 days per year which actually ends up being about 7-8 months depending on how many days you end up booking per month (It's very unlikely you'll fill up all 30/31 days of every month). So it takes about 7 months to use up all 180 days and even then it ends up being double if not more than what you receive via long term rent.

      Hey Paul, as far as I'm aware yes people do follow the maximum. Airbnb is linked directly to the city bylaws now so will actually have a nightly counter right next to your listing and once you reach 180/180 nights, you'll no longer be able to book anymore nights for the year

    Wait you said a landlord can rent for airbnb for 6 months or 180 days. But as you mentioned if they started in May they can rent for bnb OCt. But how did they did it in November. I know you mentioned about December being a 1 month rent. 😅

      Hey John! That’s a great question. So you get 180 days per year that you’re allowed to STR but you won’t use 30/31 days per month realistically. I mean if you do that’s great but it’s most likely not going to happen. So let’s say you book like 25 nights every month on average, that’ll leave 5 nights open every month which means that you’ll ultimately end up needing 7 months if you want to use up your entire 180 nights. That’s why if you start in May you’ll probably go into November, November being that 7th month. Feel free to reach out to me directly if you have any other questions 🙂

      No these rules do not apply to Quinte West. As far as I know you do not need to register for STR nor do you have a 180 day limit. There is a 4% Municipal Accommodation Tax but that’s about it.

      Hey ! No no, the $72,562.89 is what's coming directly from Airbnb into their bank account. They'd then have to minus their mortgage/expenses for their net

      That’s right there’s a washer and dryer in one of the closets and this unit does come with 2 underground parking spots as well.     Toronto seems to be expensive AF. I can get the same flat for 150k in Kansas

      Can't argue that ! I believe Toronto is one of the most expensive cities to live in in Canada, second only to Vancouver. If location isn't a deciding factor for you, then a flat in Kansas for 150k sounds like a great option ! Unfortunately if you want or need to be in Toronto, these are the prices you're going to be paying.

      haha ya not too bad ! It was only possible because the unit was furnished, I believe the going rent for a unit that size at that time was around $2800/month
