Yep we are in Centerville Ohio, I will tell you this brother, no matter what before your 1 year warranty is up, higher and independent home inspector to check their work, it cost around $500, but will without a doubt save you thousands!!! We just had to put in warranty request for over 60 high interest items that needed to be addressed

It depends brother, if you are already on island it could take up to 6-8 months, but if you are new to the island and haven’t had housing yet, then you get priority over folks who are already there

So new to the island they try to get you in a place within 2 mos

So we had a unique situation, we bought a home in the same neighborhood while we were still in Hawaii, we decided we didn’t like it and started a new build of our own, we also bought a couple of cheap cars cash while we were here then those cars started giving us trouble and we were at the point of not wanting to financially wreck ourselves and wanted to pull out the contract, well because we used Ryan homes mortgage company, they knew everything about us financially and told us they weren’t letting us out of the contract and said that we could afford both homes and the cars we bought basically telling us we’re good and press on....it really didn’t sit well with us, but luckily it all worked out, but they also sell your loan days after you close too, which is annoying

Alaylaana Jacks the older units come with a Washer and Dryer unless they have stopped that, I would be surprised with that management company! They are terrible at taking care of their tenants smh, with what you pay at least they could contract a better pest control company smh they live and die by....but you live in Hawaii smh

Honestly these days, you will come across a bad review on any builder, everyone expects perfection but not will to pay for perfection! Imagine if Mcdonalds crafted every burger the same way they look in the commercials, that would be nothing short of amazing, the truth is u get what u pay for and if u stay on Ryan throughout the construction of your home you will be find, we plan on hiring a professional home inspector before our one year to generate a list of things Ryan needs to correct that we can’t see, but other than minor surface level things we really haven’t had any issues and we love the house!

Don’t use the finance people they offer no matter the deal because they try to control you to the max! Also have fun with it! It’s a great process and extremely enjoyable! But check on your home often

dhillramstein Hi there. Love your home and your videos. Thanks for posting them! I am currently building a Saint Lawrence model with Ryan and went with their lender because of the closing assistance given when you do. My plan was to finance with their lender and then immediately refinance with another lender once I settle. Did you find that going with another lender was cost effective even with the loss of Ryan’s closing help? TIA

@@Butterfly-pf3dl going with their lender for the initial deal is fine and that what we did, the. We refinanced 8 months later and pretty much came out on top, we went from 3.99 to a 2.25 no closing cost and we got an over payment check and our escrow account back which was almost 7k, so it worked out tremendously, but I would Caveat that but acknowledging that I’m a veteran and took advantage of VA benefits, but good luck and congratulations!!!

Tearie Wilkins they didn’t really have a priority, it was just a waitlist and new to the island usually gets the bump because they have no place to live, we were on that waitlist for like 7 months we actually gave up and they hit us up 2mos after our Hickam lease ended

Hey I just got a contract for a Columbia, is that the sq ft for the backyard or the total lot size

jtjgrfan the pit was from Home Depot and the chairs came from Walmart.com and the chairs took a bit to put together but worth it for $70 each and that was the cheapest I found

Only thing that caught me off guard was not having the 3rd light on the garage

ajebs ajebs the back porch was like a 12k upgrade and the garage was about 15k, the garage interior will be done by me and not much more planned for the backyard just stuff for the kids, you do pay more for the 3rd car light fixture, I didn’t know that and didn’t get it, everything was built as we expected, a few things on the interior we would have done different but I’ll speak to what we did to correct that on the interior video in a few weeks
