I just made about $ 30000 in the last month. This is bloody stupid what chance have the young got. For Perth I have a feeling there will be a drop. Reason.... look at Metronet and go down the rabbit hole , Warwick Quarter development a high density high rise in a nice suburb. There are others planned with a relationship with the rail . I'm sure this will pull things down.

fun fact, my 1970 $30,000 3x1 timber house in Melb just sold for $860,000 near on 29x original value. The new owners will have to restump it and 100% strip out the plumbing and wiring, a quote of at least $70,000 The last annual rental income was $30,000 a year, do the math, housing is going one way only, never south over a life time.
Spent a working holiday year in Perth in 2012! The memories are still very vivid! Planning a holiday still this year - Perth and Queensland as I never been! Probably a good trip to decide if moving there! I’m a field service engineer in the medical field in London
lets be honest here, any place not getting smashed by bombs is a doable place to live I find the social life in Oz similar to the UK, but getting a nip at a coffee shop is impossible Perth being so spread out and booze patrols on a par with the East German Stazi makes the pub scene awkward unless a $100 cab fare is locked in. But note , Perth taxi scene is a total joke most times. 10x easier just to chilli out at home and crash when you the light go out

Should you relocate to Perth? No. The place has no spare accommodation and being homeless or living in a van or tent is not a great way to live.

This is a great summary, a lot of investors sold out in Perth from 2015-19, prematurely it night seem. Perth's future looks bright, WA has the highest mean salaries in Australia yet is still one of the cheapest capital cities. Coupled with a strong local economy and net migration, this growth cycle still has a long way to run. Eventually Perth will catch up to the eastern state markets.

@@Tingedarkensaw It depends on your budget and what you're looking to do. If you're an investor then areas that are 'hubs' - have good access to train stations, cafe society etc are good bets. Also, in Perth the coast is a good bet too. Subiaco, Highgate, Leederville, Scarborough...

Born in Perth, live in Perth, and work in Perth. Liked the early 90s Perth, houses were cheaper and affordable. Just another big city now and theyre still coming over paying astronomical prices for rentals if you can get one.
Yeah but that’s normal, most places in the 90s were very cheap. In the 60s a house probably costed a pack of gum 😂 - believe it or not Perth is veryyyy affordable compared to places I’ve lived so it could be worse.

REVENGE!!ON PERTH!! I am not your average buyers agent with high school diploma.. Did my Masters of Architecture from UTS and have developed pretty unique duplexes all around South Sydney (mainly Cronulla and Wollongong) I was never interested developing in PERTH as the Sydney market was pretty good. What crushed me!! My wife works for Sydney Water and went for a job interview at Water Corporation Perth. During the interview process the team leader told my wife sorry “we don’t hire from interstate” local residents ONLY!! When my wife called me crying I felt like the 1933 Western Australian secession referendum. I called my realestate agent and told him I don’t care if you sell my Cronulla duplex from 2mill or 2.1 … I need cash for REVENGE!! within the next 60days. Today 16 August 2024 …. I have just signed on new!! land development (beach side suburb) handover 2025 and I will personally design our holiday home WHICH WILL NEVER BE RENTED TO WA LOCAL!! only used for future job opportunities for my miss’us ❤ I love NSW!!!!!!!!!! NSW till the day I die……………………….

Back in the day, when I purchased my first home to live-in; that was Perth in the early 1990s, first mortgages with rates of 8 to 9% and 9% to 10% were typical. People will have to accept the possibility that we won't ever return to 3%. If sellers must sell, home prices will have to decline, and lower evaluations will follow. Pretty sure I'm not alone in my chain of thoughts.
If anything, it'll get worse. Very soon, affordable housing will no longer be affordable. So anything anyone want to do, I will advise they do it now because the prices today will look like dips tomorrow. Until the Fed clamps down even further, I think we're going to see hysteria due to rampant inflation. You can't halfway rip the band-aid off.
Home prices will come down eventually, but for now; get your money (as much as you can) out of the housing market and get into the financial markets or gold. The new mortgage rates are crazy, add to that the recession and the fact that mortgage guidelines are getting more difficult. Home prices will need to fall by a minimum of 40% (more like 50%) before the market normalizes.If you are in cross roads or need sincere advise on the best moves to take now its best you seek an independent advisor who knows about the financial markets.

I think there is far too much bullishness and Fomo in the market. If you follow the 18.6 year property cycle we are just about to hit peak and collapse/Major recession 2025/2026, The data goes back 200 years and almost always hits all times of financial strife. Look at states in the USA now, states like Florida no one can sell their home people got far to bullish Which Mirrors The peak trend in 2007/2008. All you need to do is look at the overvaluation of AI stocks and the reflection of some Wallstreet investors like Michael Burry who is vocally talking about going long and shorting assets now. When you are seeing your real estate agents with their new BMW's and 7 houses you know it’s the end of the cycle. Smart money will sideline with deep pockets and buy from all the morons who are about to get Liquidated with their heavy amounts of overleverage.

I think the property market will crash no one can afford to buy it will become stagnant ,young people can’t afford to buy houses so they will stop having kids for this reason even though you bring in immigrants there’s no houses for them and they probably can’t afford houses either our kids are back at home as they can’t afford a place wages can’t keep up
We are so heavily reliant in the mining sector here in WA. The mining sector is so heavily reliant on world economies. With the way politcal alliances are currently being formed, our economy might be affected by political moves which are out of our control. The housing market might be the least of our concerns.

In Australia the Leftist ALP Government has ushered in Mass Immigration together with foreign buyers (Indian & Chinese) buying out Australian homes. This has supercharged demand outstripping supply. Destroying the aspirations of young Australians being able to own a home. Rentals have also sky rocketed as is homelessness. Treasonous!

I came to perth in 1973 after travelling overland from the uk. After working in the pilbara in the iron mines.i have left a few times but always return it is a great place to live .i have two children and six grandchildren who all live in perth. I have travelled around australia three times and think west australia is the best place to live not just in australia but the world!!!

The best thing about Perth, and there are many, is the consistent weather. From November to March, you can be guaranteed the weather will be perfect. It is due to the lack of mountains. It means you can arrange a barbeque weeks in advance knowing for sure the weather will be perfect. We moved here ten years ago from the UK and it's been the best decision of our lives. Literally everything is better than it was: work, money, lifestyle, schools, health, everything. Best of all, I can still watch Tottenham play almost every game live, and Formula One races, something I couldn't do on the east coast.

The currencies around the world are being debased at an average of 15% a year. In nominal terms housing should continue to grow with the debasement everywhere. Until it doesn't, Governments said we needed inflation, they certainly gave it to us.
