How I Built A Million Dollar Business (on accident)
Can you do a video on how you built your construction team? Are you or your partner a GC?
how is it that your monthly expenses including mortgage is 2500. You said you bought it for 380k , help me understand . whats your interest rate ? property tax, sewage and lawn care etc . Seems hard to believe
Thanks for the question, happy to clarify. My loan was $310,000 @ ~5.25% monthly payment was about $1,712/month. Insurance was about $1,500/year ($125/month), Property tax was about 1.2% of 380,000 = $4,560/year ($380/month). $1712 + $125 + $380 = $2,217 Round up to $2,500 for misc Utilities. But I had the renters cover pretty much all the utilities.
@@Mr.BrianTran Your video says five and half percent , not five and a quarter percent. 25 percent down on 380k is 285k. at 25% you dont need Mortgage insurance , so your mortgage loan should be 285k and not 310k, except you arent sure of your numbers .
@@Mr.BrianTran I also want to know , how did you hack a 4 bed 2 bath to generate 5k revenue monthly.. i would appreciate a session to assist me in figuring this out
im about to open a bobba shop and i have a construction company so i be building the place even do i only have 40k to spend on it, do you think is doable? also what would be your best advice on it, since this be my first time owning a shop and the lease is 4k a month
You'll be able to save on the labor but the materials and machinery is a set cost. How much do of a buildout do you have to do? and did you negotiate any free rent?

Unfortunate. There are so many people that are like this, it's a case of mental health in some instances. Pray for people like this.

I can’t imagine how she ended up in this situation. Must be a result of her environment and the people she had around her when she was young.

Hi Brian, could you do a video on flipping houses and property management. The pros and cons of getting into both when starting out. The profit margin and market opportunities.
will do boss! will create both this week!
I'll just use the cheapest most effective one because no one would really care in most places unless you are making 65k+ a year
good mindset brother!
idea for the ones worried about being wasteful , create your menu* on a dry run and hand them out for free , along with a Togo menu with your brand *. I think tht is a great way to get your brand out there and let people know you are open !
great iea my friend!
cool nice job
thanks brother!

Factorials
big facts
very amazing deal lol 380k sounds like a crazy good deal Considering you only needed 35k for renovations 😅 what do u think the rent would be for the house back then without house hacking ? For the 5k?
I'll save you the 12 minutes. Rate of Return on most residential real estate is 5-6% without appreciation. So with that ARM he is playing only for appreciation (assuming no major repairs or tenant issues). That's pretty thin.
Appreciate the comment, but did you get to watch the whole video?
What kind of energy drink are you thinking of? I'm looking for a energy drink that tastes good but has 200+ mg of caffeine and low cal, if you have that in mind, i'll literally buy sea-can containers of it
Great job man! I wish I knew about Real Estate Investing when I was younger right after college.
It’s just crazy when I sat down and calculated everything. It’s not crypto, but it’s stable
Do u know how long for a inspection to come out
So far it’s been taking an average of 2 weeks
🤣🤣🤣
Do you go out of state?
Yes. Currently I have 4 section 8 in Alabama. Cashflow is significantly better than what I have in California.
Does the money go straight from government to you or does the tenant get it first and forwards it to you
The government portion goes straight to you.
There is no pro period. Don’t scam yourself.
The Pro is positive cash flow and someone else paying 70% of the mortgage.
@@Mr.BrianTran same with normal tenant. poor and bad credit people has unpredictable and nasty habits.
this inspires me. Thank you!
appreciate it brotha!
am 41 years old and still broke, will I be still be rich? this inspires me.
You can do it! if you truly believe it, you can! No one will be able to believe for you!
So your a real estae agent who can buy a 380k house at 5% and then build a ADU for 200k+ Cash …….. yeeeeah my guy had a LOT of help from his parents. I’m jelly.
Firstly, it's You're (YOU ARE). If you're going to throw shade you better come at me with proper english. Also, I built the ADU years later, not right after I bought the place.
any advice for someone trying to buy their first home in the Bay Area for renting out purposes
Can I ask what Part of the Bay you're looking to buy? I ask because depending on what city you're looking in, the price is going to play a big factor.
trying to get my second property a duplex new build. Do you generally go for newer homes or do you flip/brrr? I don't really have the time to fix houses, what were your first 5 properties looking like??
If it's in my backyard (the Bay area) I would go with the BRRR method, I have the crew and people to manage it. But right now I have been buying Section 8 properties out of state and with those I am buying turn key properties. The first 5 properties I bought were pretty much BRRRS. They all needed some form of rehab.
Bro you only just re-assured to me what I really want to do hell yea I’ll deal w all the bs if it comes down to the fact that no matter what ima get some money at the end of the month
Let's go! In my experience nothing great comes easy. Real estate rentals is no different. But, all in all it's 100 percent worth it!
Disclose exactly what you’ve done, $ amounts, property locations etc. be real and you’ll win TH-cam
Right on. Thank you for the tip!
"Boob Lights".

What’s a real job?
Hope you don’t expect anyone to pay premium rent for dented appliances you vampire.
It's nice to see a vietnamese brotha doing his thing!! !
Appreciate you! We’re just out here trying to make it in America!
How much debt are you in though?
A little under 1,000,000 right now. But that’s going to go be going up a lot more since I’ve been actively buying and utilizing 70% debt on all the new purchases.
@@Mr.BrianTran gotcha. Hopefully one day you’ll be debt free and pay cash only for properties to get all that extra income
Did u learn barista. How did this all started ??
My first one I knew nothing. I just started, made a bunch of mistakes and ultimately failed. But I later partnered with some amazing friends who had more hands on experience and that’s how Rise and Grind Coffeehouse was born
I so wanted to start a bubble tea business and also add some latte in to it. Im not sure how im gonna start it. I dont have any experience in business of drink making. But i see a lots of passion in that. Could you help me how to get this started.
I see there is a clear market in my town in south India. First i wanted to start it like order and pickup, later a cafe.
How r insurance n property taxes effecting ur take home u know the gov is after people like us
Property tax is still roughly the same, but insurance is up 30% on my policies. So it’s definitely eating a bit more into my profits.

You’re not into crypto cause you prob don’t understand its potential… if you truly understood, you’d be buying btc right now
That’s true. I just find that when I invest in things I don’t know about, I end up losing my money.
@@Mr.BrianTran learn bro, it’s revolutionary on so many levels and industries (the biggest one being the financial industry and store of value). How many wars were fought, how many men died over gold? the same, I believe, will happen over BTC. If you want to learn I highly recommend checking out @investanswers with James. He is only Data driven and the data never lies.
Good advice.
Thank you!
I’m Glad you broke down real situational numbers and examples cuz that helps me understand terms and other expectancies of this journey thanks
Glad it was helpful!
No thanks not for me
I think You are doing tremendously well went at it hard for 20 years! I am now 56! And laying it back a bit more! Your going to look back in the future and be so glad that You did so!
That’s amazing! Buy and wait! Am I right?
@@Mr.BrianTran yes! it has worked for Me! Property goes up and so do rents you can even afford to go below market rents to chose the right tenant and that tenant will usually stay longer than a year because he knows how much the rent is next door!
Nice video! Thanks for the share! I’m on a similar path 17 units in 9 houses! We are getting creamed here with insurance! How about You? I share Your mentality on these properties!
Yeah a lot of my premiums shot up 30%. We’re flipping properties here in California as well and some of the properties we bought were in fire zones. $7000/year premiums! Absolutely insane!
I wii pray for you boss
