    I noticed on the Benson virtual tour that the house next door had a couple of propane tanks which surprised me, as I thought Watercolour was fossil fuel free. I understand that heat pumps only work well down to a certain temperature and below that, a gas furnace needs to kick in, so perhaps that’s what the propane is for?

      Our homeowners can attest to the comfort and efficiency of the cold climate air source heat pumps, and heat pump hot water tanks in their fossil fuel free homes. Watercolour is a fossil fuel free community by design and build, however we do not prevent homeowners from adding other personal preferences after they move in. The propane tanks you saw are for a fireplace that one homeowner preferred, but aren't replacing the air source heat pump to heat the home.

      The triple latch front door provides a tighter seal for the air tight home feature. The security of it is just a great feature! But it's in cottage country in Ontario, so nothing to worry about!

    Wow thermal barrier between the two houses. There probably has got to be a bit of energy savings too. Do you guys also insulate your basement concrete pad?

    I think air tightness has gone too far. House is too expensive to build that tight. Besides, if it's so tight you need to bring in outside with anyway it's null in my opinion. Nope. I'd rather pay the extra heating and cooling cost than mess with an air exchanger.

    We really need to revaluate this whole super insulated walls / passive house thing. Honestly we need to revise basic building codes too. A tiny bit of continuous insulation and basic air gap mitigation gets you 75% of the way to a passive house standard. I would MUCH rather have 75% of a passive house for 1/10th the cost and have a couple solar panels to heat and cool the thing.

    My wife's uncle used to be a builder, so when he built his last home he wanted to copy an old family members house which had eight inch thick walls , but the spay foam cost was astronomical. So he put up a 2X4 stud wall with two inches of closed cell , and then put up a second 2 X 4 stud wall inside of that leaving a one inch gap as a thermal break between the two and giving a place to run the utilities inside of , followed by four inches of R 19 in the internal wall . It's a two story house on a full basement, with in floor radiant heat , the first winter the heating bill was under what most people pay for one month .

      My post frame house isn't done yes but it's essentially a pole building that has 2 inch's if xps rigid foam between the post them a r23 mineral wool batt Infront of that then a 2x4 stud wall 1.5 inch's in from the post with r15 mineral wool batts. Behind every stud is r33 every post has 20ish that r20 at the post only occurs evey 8 ft though. Blown in cellouse in the attic that insulation literally fills the open header and touches the wall insulation. Raised heal trusses r60 attic r40 ish wall r20 slab can't wait to see the heating bills

      ​@@justinballard7242 it sounds good. You took a post frame which has 64 square inches of thermal bridging every 32 square feet, and added a double wall. That sounds great. What you started with before the double wall, for thermal bridging was 6 times better than a stud wall.

    Interesting. Even through I have a lot of knowledge about methods and calculations, developing a mental model of what you are describing was very difficult. Maybe I should watch this several times? What would really help are video inserts with the voice-over, and/or graphic models. Even hand-drawn sketches would help. "Where is that foam - inside the wall? outside the wall? - ???" From the technical viewpoint, you can assemble something that has a high R value, but what is extremely important is to know where the effective vapor barrier is in that construction. If it's too cold, there is moisture accumulation and possible freezing inside the wall. If you end up creating multiple vapor barriers, you have created moisture traps.

      check out "Matt Risinger" on youtube. then playlists, "The Perfect wall" The series of items are: studs osb vapor barrier (zip system osb has an integrated vapor barrier as long as you tape and roll the joints) insulation rain screen and nailing members, sometimes the same, sometimes independent (if water gets through the siding, it will run out instead of staying in the wall) siding

    Could you put foam inside under the drywall n achieve similar results ? Better or worse ? In the far north heat retaining is key n that airobarrier also.

      that helps, but then in the winter your walls are cold, so moist inside air condenses on it, and your pipes freeze. If you put the insulation on the outside, the walls stay warm, so your pipes don't freeze, and the wall and vapor barrier are warm, so moisture does not condense on it.

    Hi Stephen. I’m a big fan of TND/New Urbanism, having lived in a TND community for 25 years. That being said, there’s a right way and a wrong way to do it. The walkability/front porch/recessed or rear garage features are pretty easy to get right, however there needs to be a full range of services within or adjacent to the community an easy walk from all homes. The major fail of our community is a complete lack of these services. Other than a convenience store and a plethora of health-related services, there is nothing. No grocery, bakery, coffee shop, restaurants, certainly no brew pub or winery! I And this after 25 years! So, the fact that you’ve located Watercolour as part of Westport with all or most of these services is a great plus for your community.

    Your homes are electrically heated and so, one of the environmental benefits was emphasized that no fossil fuels are burned in heating/cooling the homes. So does that mean that natural gas is not available at all so there is no possibility in having a gas stove/oven?

      @@landarkhomes Good to know for all those gourmet chefs out there…..I guess there’s always induction! I appreciate your reply. If I may ask another question that wasn’t covered in your FAQ’s….I think it’s awesome that your homes are 50-80% more efficient but am wondering how that translates into operating costs. I’ve always heard that heating your home with electricity is more expensive than natural gas, so i’m wondering how much of that 50-80% more efficiency gets whittled down by the higher cost of electricity. Oh, and also, why not go to an on-demand tankless water heater instead of a hot water tank? Sorry, I guess that’s two questions!
