- As an Australian/Canadian, with my Thai partner of 25 + yrs, we have lived in Thailand for the past 10+ years .
- We're building our country retirement home currently near the Mekong river town of That Phanom in NE (Isaan) Thailand.
Its 166 sq m inside with outside porches of 58 sq m. The build started in March 2024 and is expected to be completed towards years end - in December 2024.

The week (25 Nov - 1 Dec 24) involved completion of hand rails and gates on the porch stairs, signing a contract with a fencing company for the build site & the installation of our Cotto SPC flooring solution. Internally doors were hung and some tidy up on windows & doors by the supplier. The build site saw much of the construction materials removed and heading towards a clean house site.
At this stage there are 2 more weeks to go for completion of the house- according to our builder. While I am hopeful of this date - I will not be surprised if takes 3 more weeks.
Depending on next weeks building activity there may or may not be a video - I may wait for the 2 weeks until completion and sum up the final build stages then?

Hi, Very good progress! May I ask you a question about water and water tank? 1) Do you have public water supply or do you drill a well? 2) Want kind of water tank do you use? stainless steel or plastic? 3) How big is your tank? Sorry for asking all this questions....
THE HOME IS LOOKING REALLY GOOD. Great selection of materials and colors. Its all coming together well. Do you have plans for a pool at a later stage?

I believe it was around 105,00 THB for Kitzcho cabinets + installation. Plus cost to build the concrete counters + tiling.

Love those olive colored cabinets with the color and design of the kitchen tiles. The wife & I are jealous, but you are giving us some good ideas for when we retire in 4 years and build in Udon.

Thanks - I was skeptical at first to, but took the risk & really happy with the design outcome - cabinets & floor do compliment each other.
The flooring is very different to what you normally see but as you say, once it's all in, it looks great.

Seen all the videos now. First of i really like the design of the house. Looks great. Watched the week 11 ep. walls and roof two times now and trying to figure out what walls you used double AAC blocks on. Cant figure it out :) I understand you are using 7,5 cm almost around the house except bathroom and kitchen but i see in the video 2x 7,5 cm with airgap on one wall. Can you explain it for a little bit slow soon to be builder like me :) You use 2x 7,5 to the south? Again, thank you for all the videos. Great to see for me that start building in isaan next year. @@JohnLadda Hello - as the house has porches around the east, south & west sides it offers good shade to the walls - except for two. One bedroom on the east is exposed so there is a double 7.5 aac block wall with a sealed air gap. One the west side the end kitchen wall also has a double wall. 7.5 acc block externally and red brick on the inside (sealed top & bottom). The wall between the lounge/dining room & bedrooms is also double acc 7.5, but for noise reduction. Bathrooms have double red brick walls to allow for recessed wall shelving. Hope that helps?

For the windows and glass door, are you using laminated glass or other safety glass?

@TeaDrinker-h4z - all available at a cost - if budget alliws. We went with normal windows as most are shaded by balconys.
@@RetiredTranquilinThailand OK, we will have to look. I am more concerned about broken glass. I have seen bad cases of broken window glass in Thailand.
Great hrlpful video. Can you explain why you chose such interior door option from scg . I am in the market for the interior doors and exterior foors and not sure what to choose
@@foodsgonewild7435 hi & thanks for the comment. The interior & 2 exterior doors are from 'Yes Moulding' - you can google them. We saw the doors at an SCG shop, but available elsewhere. Having looked at doors from popular shops nothing looked good. These are a bit heavier & I liked the design. For 2 ourside doors we initially wanted to use a Leowood metal door called 'Ferum' (new) but the lead time was 60+ days. All depends on the style, function and price that suits you.
An amazing house build project. Those windows and glass doors look like exceptional quality… definitely will try to replicate those in my Philippines house build. That step tread edge is smart and safe 👍🏻

@@russwells1825 thanks - house internals 166 sq m & porches are 58 sq m. The house sits on 3.5 Rai property - cleared area in the video is about 1.8 Rai. Cheerd
May I asked what thickness the glass is? Most of the time in Thailand the glass is very thin
@@OiAndyAum our window glass is 5 mm thick. However you can specify any thickness you want - depending on your budget.

@@eighteenecho7159 yes, you can have installed if you wish. We opted for a clean out box (in the video) that does a similar job.

Yes, hand rails will be installed - been waiting on stair tiling be completed. Its done, so maybe this week.
Hi great job on the house build starting to take shape I really like the windows and doors they look good. I am coming to Khon kaen in February to start looking for a builder and hopefully start the construction we are there for two months and then back to Australia 🇦🇺 for work we have three more years before retiring.
Hammered a AC block not good, what glue you used ? Any block pillar ties ? This will be a problem I years to come. Apart from that so far so good

Thank you for sharing these interesting videos. As a small correction; The metal film under the roof tiles is an attempt to reduce heat in the form of infrared radiation, and not ultraviolet radiation. The tiles will absorb much of the electromagnetic spectrum of the sun in the form of heat, and heat will leave the tiles in the form of infrared radiation. In my country up here in northern europe, we always have a secondary roof under roof-tiles, since we dont consider tiles to be a perfect roof under stormy conditions. For the secondary roof under the tiles, we often use non-UV resistant asphalt shingles. The metallic film used under your tiles is probably more important to stop leaks than to stop heat.
Looking good! I am amazed at the number of home builds in Thailand where they have no stair railing at all. I sometimes see no railings at hotels as well.
@@AmericanInThailand agree - that is why I am having railing - helps older people (like me) to use stairs if needed.
You house is moving on and looks great and the contractor has a good standard. I will start planning a build on the edge of next month
Very interesting: I would like to know what size of tile you have. We are looking for big size tiles at about 90x90 or 120x60 but with matt no glossy finish. It’s very hard to get in Thailand.
@@OiAndyAum - our floor tiles in bathroom & porch are 60 × 60. The kitchen floor is 40 x 40. Wall tiles are generally 30 x 60. Plus some wood look wall tiles that are 15 x 60 or 15 x 99. Kitchen bench is 60 x 120 cm. All are tiles are a matt finish, not shinny. High end SCG tiles might be available at the larger size?? But woukd be expensive.
@ Thank you for the answer. Most likely we have to go for 60x60 tiles. Have seen high end stuff for almost 3000THB per square meter. Not what we want to pay for…

Nice update. I wish I had seen this before my build. Our AC condensation lines run right down to our walkways around the house. You have yours running under the sidewalk for no water build up at all. Smart move..
I think I would have put the soak away and septic tank a lot further away from the house incase of smells, I've heard of a few people having problems with issues from that.
@@nigelmullen9546 our previous house in Chiang Mai was even closer to the house, & there waa no smell issues. Likewise, our temp accomodation has it close to the house with no issues. Hopeful it will be fine.

Hello. I love the house and its great to see you in the final stages. It will be well worth the wait. May I ask, are the house plans something you have designed or is it from a local Architect?
@@andythedriver hi there - the plans were something I drew up from a mix of other designs on youtube, websites & mixing our needs & wishes. Our builder/engineer took my hand drawing and converted to blueprints - a bit of to & fro-ing over a few months to get to the final design. As well as a few adjustments during the building. Cheers

It looks like you have put floor tiles on the kitchen wall.
1) For a smoother hand grip on the railing; consider circular metal/wood rod as the final top horizontal railing 2) To reduce attracting small bugs to your house at night; consider installing warm white/3000K to all your outdoor/exterior lightings
Just joined/subscribed to your channel, maybe about a week ago, started watching your house build from the beginning. Things are really coming to fruition now,finally got caught up, and it's really looking great.

Coming along nicely Ron, the colours look great IMO, especially with the lower black stone.........................when we built in Chiang Rai back in 2016 our builder just asked for 4 x even payments over the course of the build, a friend just finished a house build near Udon and his builder asked for 10 x progress payments, not sure what is more common ?
@@gavinrcolpitts1988 are contract calls for 6 paymenty, as milestones were completed. I think it depends a lot on a builders cash flow. If tgey dont have a big cash reserve they propably serk more frequent payments. Our has been ok, but often the milestone payment did not havr specfied items finished, but other things had been completed, so the payment was value for money, in our view. Looks like we are on track for early December completion.
Been watching and catching up. I meant to comment earlier about the kitchen base cabinets before. Did you consider a "toe kick" at the base? Just something that is taken for granted in western builds. I like the "farmhouse" look with the semi wrap around porch. Pleased that you used the space for the living areas and didn't go overboard on bathroom sizes. All you need is space for the three S's. That is just my opinion. No wasted space. Also someone mentioned the gasket for the toilets. Insist that the building install a wax ring. If you're ever in the mood for a hamburger or cheeseburger, check out Gate 14 in Nakhon Phanom. Great food, owners and atmosphere.
Thanks - been to Gate 14. There is no toe kick on the thai concrete kitchen, though we did have one in our built in kitchen in Chiang Mai. Not a big issue. Toilet flange is something we have discussed with our builder.
Just remember to rubber or silicone gasket ring to the inlet of your toilets

Nice size of the living room space. Based on your outlets, I can tell where your TV is going and where your bed is going in the master.
Would you recommend your builder to others?
We have been satisfied with the construction by our builder - having said that, we have monitored the build daily & been in communication with the builder on issues as they arise (to ask questions, clarification or seek rectification). Like many builders he uses sub trades & contracts with others he works with for the build - such as structure, electrics, plumbing & finishing. We have lived in Thailand for 10+ years & have had previous house, so am aware of the Thai way of doing things. Also we have been flexible with the builder in terms of progress/payment schedule. If some things were not completed according to the schedules, but other things had been done to the value of the payment required, then we were happy to make the progress payment. In terms of a recommendation, that is something I don't want to get involved with - as each house build & the trades involved can have a different outcome - plus a clients expectations - are all different. The builder is a young guy, has built a number of houses & we have got along well with him - I would use him again to build - but like all builders in Thailand you need to monitor the build & work with them to get the outcome you are looking for. Hope that helps.

Very nice. They do an amazing job. I also like the river rock. How much would that be per 1qubic ?
They sell the larger river stones by kg - 8 kg is 30 thb. I think 1 cubic mtr is around 1450 kg so it would be - 5500 thb. We are going to use larger limestone gravel - for the grey color. Its about 1100 per cubic meter.
