Intermittent Roof Leak Inspection in Melbourne - Detecting Water Damage

Upon arrival, the affected ceiling appeared dry, but the occupants reported only two instances of water ingress during heavy rainfall. Armed with thermal imaging technology, we set out to uncover the truth.
Venturing to a small roof section directly above the affected area, we made a surprising discovery. In accordance with Australian building standards, this section wasn't equipped with sarking due to its length below 6 meters. What did we find? A spreader positioned directly above a sheet lap, dangerously close to the apron.
As we opened the scribe, we encountered a critical issue: no cut-out at the very end of the lapping sheet, pushing the next one down and creating a low spot on the high side beneath the apron. To make matters worse, the apron provided only 60mm of cover, significantly below the recommended 150mm.
