    I'm 63, retired, and I've had my money in S&P 500 funds (100% stock) since I started investing. I have made a great deal of money with my FA Kathie and I see no reason to change. The S&P 500 has made an average of 9.8% returns over the past 100 years. International and Bond funds are losers in my opinion because they don't make much money. This is just my amateur opinion which may not work for everyone.

    I have used these strategies you have mentioned for my investors for years. Yet still a vast majority of my investors, to this day, are not aware of using SD-IRA with non-recourse loans. However only First Western Federal Savings Bank promote Non-recourse loans and due to high rate environment today, they can only do 70% down IRA and 30% LTV, not the 30%/70% ratio you used in your video example.

    Can rental losses offset taxes from a military pension? I'm not sure if it's considered passive income but I don't do anything to get it (just wake up).

      The answer is maybe. Military pension isn't in the same category of passive income as real estate, so rental tax loss can't necessarily offset it. But there are some exceptions, such as, if your income is under $100k/year, you can use up to $25k of rental tax loss to offset other income (including W-2 or pension income). If your income is under $150k, you get a partial amount that you can use.

    Great video, thanks for sharing it. What you think creating S-Corp for managing the property? I mean we create a LLC for holding the title and all operation such as property management, rent collection etc. using S-Corp, any advantage or disadvantage?

      Typically, this would be something suggested by an attorney for liability purposes. From the Tax perspective, there is typically no benefit to shift rental income into property management income because there could be self-employment taxes assessed.
