@@sailajayrgudipati468 Yes there are several basement plots in the neighborhood . Most of the ones I have highlighted are basement plots . There are less slab lots due to the topography of the neighborhood . Schools are Ball ground elementary , Creekland middle and Creekview High.

Most homes (Not all) in Georgia are are wood construction on the interior . It directly correlates with Cost . If you want the home to be made out of brick completely then the cost would be more . What type of construction did you prefer?

@IvanSavantteam I'm an African and we like solid house, brick or concrete. But anyway my EB5 it's not ready at all. That's why I'm still looking looking on your channel every day

@ I now understand where you are coming from . I come from an Indian culture and homes built there are SOLID. But you don’t see that level of construction in US . It can be done but cost would be significantly higher . (Not just slightly higher)

@@Bmac2324 I hear your concern. Every builder here does not offer recess lights as a standard . You may get recess lights in hallways and Kitchen , but beyond that is an upgrade. It’s how the builder has advertised the product. If he adds all the little stuff that everyone wants , then the base price will increase and one may say ….thats too expensive . So it’s a catch 22.

Not many builders offer to finish the basement due to people adding so many upgrades in the basement and the home may not appraise . Also the builders don’t want to build a basement and the buyer is not able to close due to loss of job or any other life change that could happen .

The dining room is truly very pretty . Showed this home to a client who fell in love with the elevation and the overall feel of the home . And I completely understand about the symmetry . What areas are you scouting ??

I agree . I guess they want to show the things you could do to the space . Just ideas .

Thanks for watching the video and sharing your thoughts . I share this with everyone . This market is not going to change and it’s only going up . I tell my clients, only move if you have to and if you can afford the payments . Nobody is forcing people to buy a 1.5 million dollar home when it’s not worth it. Reality is … that entry level homes are now 500-600k when it used to be 300k . Job pay hasn’t increased that much to support the rising cost . Hence I say, if you can afford , only then buy it. Otherwise stay where you are and stay happy.

The Base price of the home is $1,439,995. More importantly it’s important to understand where you will land once all the structural options, lot premiums and upgrades have been added . I have to agree. I don't see how much these homes will appreciate above the selling price. IMO, the area just doesn't justify nearly $2Million. I'd rather spend that in Buckhead, Dunwoody, Brookhaven, Roswell, or actual Alpharetta. The rising cost of homes in Cumming started just 4.5 years ago. Prior to COVID, it was not much of a desired area. But, some folks are into it. Just my 2 cents...

Yes the Kitchen is sort of similar to the Roswell . In the Roswell plan, its more open and you can see the complete kitchen once you enter the home. In this plan, you get a glimpse of the Kitchen. Which is your favorite plan ?

In this particular house, nobody can see inside of the house. But I see your point if there was a house behind you, then I would say NO. It's like full on display of your home. Now you have the ability to pick a private lot as well that suits your needs.

@ The part of the dining area that is on the side of the house is specifically what I was referring to. I love, love, love the windows but I would be suspicious and paranoid that my neighbors were looking into the house. Thanks for the detailed information about the home.

@ I totally see that and know what you mean . I have had 50% clients who either hated it or didn’t care walking straight in to the dining space . To be honest, once you see it dressed up and staged , it does not look bad at all. It’s a virtual thing . But again, not discounting the fact how it has those big windows to the side that exposes your dining room

They buy smoke alarms in bulk and it could be sitting in their warehouse or the vendors warehouse for a while . The good part is that they won’t sell you the home with a beeping smoke alarm. In your home orientation walkthrough, they will replace that out .

@@srik4964 Lot 8 has a detention pond behind it . Pros : Nobody behind you or on one side Cons : 1) From the Second level of your home , it may not be a pretty view . 2) In resale value, people do not like to have a detention pond behind their home specially when this home could be in the 1.5M range in 5-7 years . 3) You will hear Frogs matting during season . If it’s standing water , you have to watch out for mosquitoes as well .

Completely understand your take. I believe the seller invested in things. The people will appreciate more such as : 1. Hardwood floors in the entire main level and upstairs landing 2. Built ins on each side of fireplace 3. Fireplace upgrade with tile surround 4. Adding the Multi gen suite on main level 5. Covered deck with sliding glass doors. (40K ) 6. Higher quality, custom cabinets and extending them to the ceiling 7. Higher quality, quartz countertops. 8. Higher quality, backsplash added 9. Upgraded appliance package with double oven. 10. Upgraded vent hood 11. Mud room 12. Upgrade carpet in bedrooms 13. Added extra square footage for prep kitchen. 14. Upgraded light fixtures. 15 the highest selection offered by toll brothers for all bathrooms have been selected . Custom closet option is such a personal choice because people may want different layouts of the closet. It can be done within.8K

@@oliphauntsneverlie6227 Completely understand . The third floor here is an additional 35K , most basements… builder charges between 60-90K for an unfinished basement and you have to spend another 80-90K to finish it. You tell me which is a better buy ?
