Buyer's ain't acting cause its still way too expensive still. Unemployment on the rise. Inflation is going so low because economy is tanking. People cannot afford! It's true things are cooling off and rates are going down, but that doesn't undo all the inflation thats already happened.
Great video Michael!

Canadian RE is garbage!
Howcome?
@michaelduggal8983 It is a Ponzy scheme where the banks, government, and regulators colude to screw the Canadian consumers. Unfortunately, Canada is a unique example in the G7, where such ponzy scams are easily executed with no accountability. If the government can sell visas to unsuspecting terrorists and dupe the Canadian taxpayers with projects live Arrive scam, indebting generations of Canadians with housing debt should be a walk in the park. 😆
TOStar 2 days back most mortgage holders will have to refi. at higher rates from 24-27 so 3rd innings of the collapse unless rates come down to -0.5% and mortgages at -0.75% lol

Great video as always!! Unfortunately so many have lost during this recession and most don't even realize that we are in a economic recession. However looks like the Gov't has had enough of this terrible real estate market and have stepped in to change the mortgage rules. Bottom has been reached

Hi William. Which other recessions affected real estate and how-so? Thanks for commenting!
Great information. One of the issues is that Real estate agents have no economic or financial education. They will never understand this type of market...only what happens in up markets and economies
That's true. They are salespeople at the end of the day

It's amazing how the same pundits who are tearing their hair out over the low birth rates in Canada and the U.S. don't seem to be able to draw a connection between this and the shortage of affordable housing.
Well that's a unique thought, thanks for sharing
Great Info and Video as always. I still feel that 99% of real estate agents don't understand the economic impact of what is actually going on. However on the basic real estate level...great stuff
Great video! And let's not forget that the capital gain tax you have to pay to the Government. And this was just increased as well!!
Thank you! Right! It’s unbelievable and it seems expenses/taxes are only going to continue increasing:(
As always love your videos! So much great insight and information. The biggest issue is we are in an economic lead decline, which we have not seen in a long time. This type of real estate market has not been seen since the 90's. What happened in 2017 was a policy change, not economic.
Great feedback, thanks!

How do you complete Form 150 if it's a distress sale?..original is 800k and assignment price is only 700k?
They are selling at a loss. Distress sale is subjective I suppose, most people assigning properties in 2024 are selling at a loss. You are to insert the numbers there as usual. I hope that's helpful!

Condos should not be part of the numbers
Hi! Why not?
I have lived in Toronto all my life and I am disgusted at the small units that have flooded the condo market. I think the best bang for your buck are the condos that were built 20 or 30 years ago. Condos like 25 Esplanade , The Summit, etc, etc...yeah they are a bit out-dated but at least your couch is not facing the kitchen sink .

Great video! What happens to the the realtors commission agreement that was signed with the builder if the APS gets assigned to another buyer? Does the Assignor will have to pay a % to the new assignee?
Hi! The realtor would still be paid but this is dependent on the commission structure and arrangement. It’s a difficult question because it depends, but very often, builders and parties go after commissions that were paid to a realtor, for one reason or another
@@michaelduggal8983 understood!. Thank you for the insights!

I don't believe there is. If their is, I'll surely discuss it in a future video!
If you are a buyer and dont care about losing money in the short term...then this is a great time for you!! There is nothing with looking more at the qualitative then the quantitative!!
Opps Nothing wrong with qualitative over quantitative....also great info once again!!
Well said, thank you!
Bank of Canada should not cut the rates anymore. The only way to bring the real estate down is to keep the rates above 6%. If the home prices are down then the interest rates won't impact the affordability. The main problem is that people/investors are buying houses as how they buy stocks and now they crying about affordability. The interest rate increase will not affect anyone if the average house prices drop to $500,000 instead of $1,000,000. The bank should keep increasing the rates to keep the speculative buyers out of the market. Buyers should not get into the market now and wait till the prices drop further.

@@michaelduggal8983 I don’t see how it can go any other way. Conservatively 100k new condos coming in line in the next 3 years that were bought at 1500-2000 a foot when the market will be half that before you know it. The inventory is shoe box sized and no one wants to live there. Don’t be surprised if there is calls for the City/Province/ or Feds to buy these things. Just imagine homeless people going in 600sft 1 million dollar condos bought by the city. lol 😂 what a crap show.
