    The one big thing you didn’t mention, the state governments are very happy with the tax arrangements they get land tax, the federal government loses out with all the tax deductions while the state government doesn’t put much into housing commission accommodation. Biggest winner is state, they also get more stamp duties with higher prices.

    Actually we have jumped to the 1st & most expensive place to buy a house now ; recently it was Japan. House prices are insane in Australia. They soared 2 & 3 times during covid.Then being told no % rate rises til 24; which I knew was baloney as America just lifted theirs! Then hit with 13 interest rate rises in a row???!!! A lot of people had no choice but to elevate rents to pay their mortgages. A lot of investor's are forced to sell due to the prohibitive costs which inturn will have a negative effect on housing too.A lot of people too carn't afford to keep their only home. There is a lot of homelessness now,the likes of which we have not seen since the 1930's . People with jobs sadly living in their cars & tents quietly moved on before daylight. All this & businesses going broke at an alarming rate. Perfect recipe for a Depression,as people carn't afford to purchase & keep businesses going.We are told not to spend due to inflation !!?? Govt's spending creates inflation not us fact. Plus Their red tape & taxes making it hard for businesses. What will the Govt & the ATO do to get their tax dollars that are dwindling day by day?!This should NEVER have been allowed to happen,& all in 'the land of plenty'. Whose running this ship?Where was their forethought? They have 'overcooked' the market with % rates too low for too long, then the soaring jump in house prices + 13 sudden crippling rises & on top of the cost of living crisis + global factors too!!? Only last year,I saw an unrenovated weatherboard house for sale in America for only $25 000 ! Similar house in South of Sydney 2.5 million!!! Not so long ago everyone could afford to buy a house be it modest or more lavish;& you got what you paid for.Now shacks that no one once wanted are selling for outrages prices!!House prices need to drop to allow true affordability, because this is not sustainable,& we are the talk of oversea's with our overpriced shacky houses.All the marker's are there for a big correction sorryvto say sadly.

    It's a terrible place to live these days unless your extremely Wealthy.. housing,food , anything you want to buy is more expensive than other countries..I was born here ,but I hate the place . I've lived overseas too and I found that much better. Australia can be extremely boring too, it's very isolated. Social life here is very dull compared to OS. Basically life here is all about housing and working your complete life . The people who like it are the older generation who remember a great Australia, but don't be fooled there is a lot of brainwashing going on telling people it's the best country in the world.. that's not true at all, not even close too it. How do I know ,I've lived in other countries and travelled to many places in the world and as said I was born in Australia! My plan is to get out permanently shortly

    I am leaving Australia as soon as my finances are sorted. Born here and so dislike it, never felt i fitted in or like it was home. Can't wait to be with my Mrs in Europe, a non-EU country. Australia has become a 4th world country with the immigrants we have brought in. Australian culture has disappeared. The govt has gone nuts. Freedoms have been taken away.     Seeing ex-professional retired women homeless and living on the streets in shopping street doorways brings it home. The landlord at this apartment block just legally doubled our rents. Three single women (in three apartments) were made homeless. Greed is overwhelming in Australia right now.
