As part of your Buyer Rep presentation, a flowchart/graphics could help the buyer feel more confident in this new process. There will be much misinformation and preconceived ideas from buyer peers that can deter or even scare buyers. Building the buyer rep relationship and trust will be key.

Hey Mr Holder great info, we have an investment company and we are having problems with a local realtor agency. We sent over an offer to purchase a property in the form of an email that we have done many times if seller except the offer the agent then transfer the info to there contract. Any way the realtor said seller rejected our offer so my underwriter requested a NAR seller rejection form, its been over a week. Today the realtor said it wasn't a formal offer and refused to provide this signed rejected offer form. We explained it doesn't matter if our offer is writen on back of a napkin, as long as both signed the agreement its then become a binding contract and for him to let the seller know that he would be send over the offer with the info transfered to his company's contract. So since our offer was rejected we want to know how we missed there business the most common reason is comps. So we asked him to send us his comps for the property to compare in case we missed something. Again he refused due to seller rejecting our first offer. I explained to the agent it neither of our jobs to deny any offer or act as a decision maker for the seller to hold out for higher offers to increase our commission by doing so its not what the seller is paying for. So he refused to send us a signed reject offer firm from the seller and refused to send over comps to make sure we hadn't missed something to make our offer better to earn there business. We deal with some of the best realtors in Oklahoma and across the country and never been refused to provide comps. I have my assumptions the first is he never submitted the offer and the other o rather not say don't want to label some one based on assuming. What is your opinion about this situation does the agent have the right to refuse either of these, and if not do we submit our concerns to the commission. Thank you
