Crystal ball…but if you study history…can be an indicator of what will happen with the future.
Real estate is somewhat cyclical…take some cues of what we have learned….use it as a guide and road map…for the 2024 elections.

Got into real estate right after 9/11…. Been through market correction in 2008. 2011…another zinger. And now 2023 which has been a challenging year because of higher interest rates and overall price of homes….buyers priced out of the market.Homes are going up faster than people’s income…
Now: elections!
Today, talk about how the 2024 elections…just around the corner…could effect the housing market.
Doesn't matter if you are red or blue…here are some trends we have seen….in the last 11 elections!
3 big take aways….studying the real estate market and elections:
Electrion trend #:1 Home sales increased after 9 of the last 11 elections.
Again…home sales increased after 9 of the last 11 elections.
Which means more economic movement, more demand from buyers….more sellers achieving their goal…. Housing sales only went down 2 out of the last 11 elections.
So if you think you will wait until after elections to have more buying power…..history says likely you are going to be wrong.
Election trend #2: Median home prices went up after 7 of the last 8 elections.
Again….prices of homes went up…the year following 7 of the last 8 elections.
This data from NAR,nationl association of realtors.
So if you are waiting ….thinking after elections market will crash, home prices will go down…and you’ll get a better deal. Historically….the opposite has happened. Again 7 of the last 8 elections…
Election trend #3: Mortgage rates dropped leading up to 8 out of the last 11 elections.
8 out of the last 11 elections -interest rates went down….this data from NAR and Freddy Mac.
During presidential elections we tend to see more gradual dip in interest rates…
We are already seeing this….rates drop…..in September…
When rates drop, you see more people jump back in the market….
So 3 big take aways…
More home sales
Prices go up
Rates go down…
Watched the debates….housing was brought up!
Both Harris and Trump talked about housing affordability….touched on not middle class renters that are spending 50% of their income on rent.
Harris talked about possible downpayment assistance for first time homebuyers.
Trump - vowed to reduce regulator hurdles to building new homes….
While the federal government can’t solve the housing struggles and challenges…there will be continued pressure on the white house to lower interest rates….which would make a major difference in people being able to buy homes.
Heading into November… experts are expecting it to be a slower month….because people can feel uncertain…waiting to see how things shake out. The slow down ..in November is usually temporary and short lived.
I do believe…buy when you are ready.
When you need to move….you need to move.
And when the numbers make sense.
Elections do affect business.
Some industries…waiting to see if there is a change of administration….more regulations…more taxes…could effect the companies holding off on new hires.
Or if you work for the government…..if a new party is in office…we do see some shuffling.
Elections are right around the corner…..interesting year.

5 years price action isn't enough. Agents aren't going to know any of that; most of the time in a bullmarket they care enough to collect their commissions from multiple sellers and move on quick. ROI, Economic Policy, Tax reduction opportunities. Stage in Liquidity Cycle, Inflation projection. For international investors local currency trend vs place of investment.

I’m so grateful I still have my home there. Even though I had to relocate to care for my mom. I’d never be able to move back or afford another home. The housing market is way to high and it’s out pricing people out of homeownership!

I'm 54 and my wife and I are VERY worried about our future, gas and food prices rising daily. We have had our savings dwindle with the cost of living into the stratosphere, and we are finding it impossible to replace them. We can get by, but can't seem to get ahead. My condolences to anyone retiring in this crisis, 30 years nonstop just for a crooked system to take all you worked for.
I feel your pain mate, as a fellow retiree, I’d suggest you look into passive index fund investing and learn some more. For me, I had my share of ups and downs when I first started looking for a consistent passive income so I hired an expert advisor for aid, and following her advice, I poured $30k in value stocks and digital assets, Up to 200k so far and pretty sure I'm ready for whatever comes.

My beautiful Colorado home was built with huge gorgeous architectural windows with stunning views of the front range. Then one day someone built a beautiful home with gorgeous architectural windows right in the middle of my view. So then I had to invest in gorgeous window treatments for my expensive windows.

Whole foods is basically a better version of a Kroger or a Publix, they sell usually good meats and mostly organic products and a large selection of wines,it's comparable to " Fauchon" in Paris, it's also a restaurant, they offer a buffet with usually a nice seating area where you can enjoy good foods and coffee . The one in Greenhills is awesome. It's surrounded by fancy stores, and it's very pleasant to sit outside.

Why would anybody go to Nashville? It’s the most overvalued property in the United States. Why don’t you tell that to your customers so they know what they’re getting into?
This is very true i don't have a house to sell but facts.
My wife and I recently took a trip to Nashville in July of this year, to look to see if it was a place. We wanted to move out of California. Unfortunately, the areas we looked at were Brentwood in Franklin, and frankly, we felt like we were still in California. The people are no different That southern charm - definitely does not live in those areas. We have decided to look to a different state.
I don't want an HOA.
There are lots of other great neighborhoods in Nashville that don’t have HOA’s. Let me know if you’re interested in hearing about some of those neighborhoods!
