I don't understand why there is such ignorance about the double whammy of high taxation (compared to the rest of the world) and the massive inflationary of government money printing. Middle class is getting destroyed
Market is not turning around next year sorry boys, yes you are all biased. It took the biggest relative interest rate increase in our countries history to turn the bull market around and will take something as sigificant to turn things back. Nominal rate cuts will make housing more affordable but prices will not increase in real terms (that's inflation adjusted) for a long long time
The kiwisaver idea is really interesting. Paying more interest to overseas banks is not great for our country...

This high DTI ratio indicates elevated financial stress for households and could signal potential challenges for housing affordability and financial stability.
You cannot control inflation with tweaking interest rates! New Zealand is going to carry on its downward spiral of debt and higher inflation.. Get ready for the energy crisis. Jarrod Kerr! Good luck wishing for lower interest rates lol... We've now reached the 'catching falling swords phase', seen it coming years ago, which is why i sold at the top of 2022. Ask him why he thinks the rates are gonna fall next year! he doesn't know and he's just a parrot REPEATER of bullshit.

Why would you buy in a LTC? Losses in any entity are locked into that entity, but when your property in a LTC starts making a profit you are now paying tax at your personal tax bracket. If you are on top tax bracket then your profit is now taxed at 39%. Better to buy in a normal close company where profits are max taxed at 28% and you can bonus a shareholder salary if you are on a lower personal tax bracket.

I managed to buy a house in a small town in Waikato. While the mortgage was reasonable at the time (we bought for 520 with 110 deposit), the interest rate keeps climbing (max we could fix it for was 3 years). So we’re about to have an additional $1000 per month increase just because of the interest rate. On top of that, the council is implementing 9% increases every year for the next 3 years on top of expensive property tax and region tax we already pay. Our wages in the same time has increased by 1-3% annually so not nearly keeping up with inflation. All the maintenance on the house still has to continue as well- no fun new updates to the house can happen, just maintenance because it’s so expensive to do anything to your house these days. We soon won’t be able to maintain it all and will be forced to sell at a loss because the economy is down and isn’t showing signs of bouncing back any time soon. My advice? Don’t bother buying.
