I don't usually comment, but SOLAR PANELS are a deal KILLER in my area, so like he says, CHECK YOUR LOCAL MARKET. Several other suggestions were off for my area, so PLEASE check with your local expert. 2025 might be a crazy year - can't afford to make the slightest mistake.

I don’t buy the claim regarding house fires and dryer vents. Actual statistics, derived from fire department reports, point to “electrical” as a far more common source. Insurance denials? As if insurance adjusters are ever fair. More to the point is that unless your house is essentially new, you’re likely to have great difficulty insuring it at all. Making the house fit my needs might not profit me at sale time? I’m buying the house to LIVE in, not to maintain as some sort of bland museum for financial speculation. The simple fact is that your neighbor who hasn’t spent fifty cents maintaining his house will likely make as much selling his as you will when you sell your pristine palace. All anyone looks at are “mass assessments;” that is, what overall values are in your neighborhood. He’ll realize the same 12% increase as you will. DIY work? Cutting corners? When did YOU last call a contractor? Finding a contractor (let alone one who does good work) is nearly impossible. The main reason for this is that environmental rules - asbestos and (especially) lead paint rules) have driven responsible contractors out of the market. Even new construction is affected as contractors close their doors and re-incorporate as soon as a project is finished. You’re left to do it yourself (and schools stopped teaching shop classes decades ago) or hire the local untrained, unlicensed ambitious handyman. Believe me - I know. As both a licensed contractor and homeowner I’ve seen both sides of this coin. I could spend an hour detailing my troubles getting my furnace replaced.
Very much agreed. And the reality is that plumbing and electrical simply isn't that complicated. Plenty of good info out there to do it correctly, and too much shoddy work out there by "licensed contractors".

That word "elevate" gives me the creeps. It speaks of snobbery for snobbery's sake, wanting to be "not like other girls", rather than an honest preference for comfort, effectiveness, and quality. "Elevate" is trashy.

What is with the cute but useless range hoods with flat bottoms instead of an umbrella shape, that catches the steam, then vents it all, instead of only catching half of it? And why does no one make the hood reach to the front edge of the stove? The front two burners make steam that misses the vent. And the hoods are usually mounted too high, so that that the steam can travel away at an angle before reaching the height of the hood.

I have a dining room. If a buyer wants to change that, furniture is an easy fix for them. I updated my kitchen and bathrooms. It was expensive and difficult to live through. The new owners won’t have to live through it or incur the costs. I ditched the jetted tub and I have a nice soaking tub that’s attached to the wall-no standalone. Quartz countertops in all of them. However I wasn’t going to redesign the layout or put in new cabinets. If you want to buy new building, that’s up to you.

Just sold a house a couple months ago. Three buyers walked away because it did NOT have a formal dining room. It was the biggest complaint we got. People still want them.

The trend I see and have to follow with my employer is BACK TO THE OFFICE!! I'm an Engineer in Michigan in Automotive. It's all coming back to the office full time. This could be good for me as I plan on retiring soon and moving north in our state. We'll see as those thought they would forever be working remote and have to move back. My wife and I hoped to buy our retirement home early to start enjoying it ahead of retirement. We started looking in 2021 and were soon priced out. Our house is payed off, I carry zero debt, and have most of the down payment saved at today's prices. I am still on the sidelines, not going to buy in the bubble and then later sell our current house if an adjustment or crash is in our future.

While I'm sure everyone would love to have a formal entryway, not all houses have it. You mentioned this issue but did not explain how one is supposed to create a formal entry when the front door opens right into the living room.

1. Use adhesive underlayment 2. Flat roofs can have a slight pitch added with foam panels. 3. Chimneys need a saddle or cricket or whatever it's called in your area. 4. Reroofing is the time to correct attic ventlation issues. 5. Photovoltaic/solar panels can be mounted directly to standing-seam metal roofs without cutting into anything.

Architectural Shingles are quite a nice balanced roof. Steel only looks good on houses with short roofs with dormers in my opinion. On tall roofs without any breakup it tends to look cheap like a barn.

I have a decra tile roof that has a wind rating of 145mph and impact resistant for hail up to 2.5” in diameter.

In Hurricane Land, a metal roof can more easily be shown to have a high wind rating, so MUCH more valued.
Ah, so you’re saying metal roofs are the “wind whisperers” of roofing materials? I like it!
Retired roofer, here. So if you are going to use asphalt shingles please save yourself the hassle & only use dimensional, or architectural ones by Certainteed, insist on open valleys with metal valley pans on them and only use black shingles bc they seal down MUCH faster and completely than any other color; and they had the longest warranty available when I retired. And by ALL means do not use the thin Chinese garbage ones they show in the beginning of this video; they look like either GAF, or Tamko, and those are BOTH BUNK. Also make sure that your installer includes the installation of hip, and ridge vents (where applicable) and some type of appropriate inlet venting at or near the bottom of each bay( for ex., soffit vents) . A better shingle will always have a higher wind rating. You can always tell a good installer bc your property will show ZERO trash, or nails or damage to any landscaping when they are done. If you live in the N.E. Ohio area the ONLY place to call is A&B Roofing & Construction out of Twinsburg. Those folks really have your satisfaction at the forefront of their itinerary!! If you can afford it, a quality terra cotta roof or an Amish installed standing-seam metal roof is the best way to go. If you want a shake roof that is the most resistant to everything, insist on cedar-shake shingles bc there isnt a termite in the world who will touch it. Just remember, people, a new, quality roof will increase the value of a structure far more than the cost of it.

A flat roof with an accees door is what I have. They are great because it's really easy to DIY fix.

I have a Lamarite faux slate roof in Texas. No issues after 20 years and two hurricanes although it was discontinued due to wear issues.

Enjoyed your video but maybe look up the damaging effects of LED'S...not good for us, especially our eyesight. I still use full spectrum incandesent light bulbs...maybe not as efficient energywise but my health is more important.

Making a bedroom into an office is simply a matter of changing the furniture- just remove the desks and credenza and out a bed in when it is time to sell. A dedicated theater room might have enough built in to be hard to re stage as a bedroom
