Chiang Mai is very safe. According to the stats (www.numbeo.com/crime/region_rankings.jsp?title=2024&displayColumn=1&region=035), even safer than Singapore. These country homes, in particular, tend to have a good local community around them with most people having lived there all their lives and tend to look out for each other. I can't promise you that you'll never have an issue, but I think it's quite unlikely.

I'm happy to show. you the property in person and that would allow you to see the exact location and we can ask the locals in the area if they've had any flooding. I didn't see any evidence of flooding on the property when visiting.

It's approximately South facing. In terms of sunlight, being so close to the equator, it doesn't make that much of a difference here in Chiang Mai. The house also has good shade from sever mature trees in the yard and along th street.

It was listed for 70,000 THB per month, but what the contracted price is, I'm not sure. It's also been awhile, but I'd say a house like this would go from between 60 to 85k THB per month--the current rental market is strong.
