Renting in Portugal: How to get chosen by landlords amidst the rental crisis
Hey everybody! Kylie here. In this video I’m sharing 6 tips to help maximize your odds of landing an apartment rental in Portugal as an expat.
Now, you might be thinking, why are these tips important? Why do I need to think about how to “maximize my odds” of being chosen for something as simple as a rental?
Well, it has to do with the current rental crisis happening in Portugal: There are so few rentals to go around that there are sometimes ten to twenty, or even thirty, applicants for an apartment.
With so many applicants, landlords get an entire pool of candidates to choose from, leaving many expats and locals struggling hard!
Moreover, applicants for apartments often find themselves fighting like cats and dogs and a lot of the time they have very similar applications. Sometimes the smallest difference in applications can be a make or break thing!
Therefore, it’s super important to do everything you can to maximize your ends of getting chosen by a landlord!
Hence, why I’m creating this video today.
If you’re an expat on the hunt for a rental, then I suggest taking these tips into consideration when applying to live in an apartment in Portugal.

    Excellent video and explanation of the differences. In California my summer electric bill is $250 per month, so a $50 per month electric bill in the summer in Lisbon is a true bargain!

    Every single thing you talked about is double or treble here in florida ,just the rent would be $1600 to 1800 for that 1 br apt,and internet and electric Are absolutely ridiculous, go Portugal

    Very nice Kylie. Stayed in Lisbon back in 1970 for EIGHT WEEKS at a pensao and spent peanuts. Those were the days my friend. I am Portuguese living in the States ….for a while….Laugh. Too bad i am not in your age group….you are good looking and seem sensible. The women in the US today….most are out of their fiiiing minds. Sad.

    I remember when I moved to Portugal in 2012, I had. 70m2 penthouse with a 100m2 terrasse with sea views in Oeiras for 750€. How times have changed

    It really amazes me that Americans, of which I am one, so often move to Lisbon. After one exhausting six week research trip to the country I found Lisbon more like Miami or New York City (both cities I have lived near or in) than the rest of Portugal. I found the charm of the small villages so inviting not to mention the warmth of the local residents. We have purchased a home in a small village and will certainly visit the cities on occasion but would never choose to live in one. I guess the city has more to offer young people who want to mingle with other young people. It just seems that every video I see of an American expat they all seem to choose Lisbon as if the rest of the country doesn’t exist. I can’t remember having one person say “I love going to the mountains, or talking about the great river beaches, or the charm of the stone villages to the north. It seems to me that these people are looking for an American experience while living in portugal without ever really experiencing Portugal. I did find this video a very informative and a valuable resource for anyone considering a move. Thanks for a well put together video.

    Good video but Chicago probably not the best comparison to Lisbon. San Diego or other Californian coastal city would be more relevant. In my opinion this is where Portugal and other Southern European countries shine. Incredible weather and scenery for very reasonable costs.

      Agreed.. Los Angeles or San Diego is probably the best comparison as the geography is most similar.

      I have considered Ireland! Many great things about moving there from what I understand. I do prefer the warmer countries, but beyond that it seems like there is a lot to like about Ireland.

    Gas is still extremely common in whole Portugal, just not your building... That is a great rental price, congrats, but it is important to distinguish Avenidas Novas East of train line (central and trendy) from West of trainline (Bairro do Rego), rundown and depressing

    Loved the video and you are a smart girl, a thousand times better a tiny cave in the centre than a palace on the awful outskirts, but Avenidas Novas is a bit subjective - East of the train line, yes, CBD and great atmosphere, but west of the train line (Bairro do Rego) is a bit depressive in many aspects, but it will improve soon... Great price for the value, great choice... But the most common in Portugal are gas heaters with permanent warming, boilers like those are the rarest option, quite ok for 1 person 😢

    You have a lovely space. I've seen smaller apts, in NYC for much more money. Still it's been sad to see the prices sky rocket in Portugal. While rentals on the costs and smalls towns are lower, they too have increased far more than they used to be!

    Beatiful house but sorry you are lucky you can pay that much as you probably have a big salary that affords that.For the majority of people 900 is the salary.Its people like you that overpay that destroyed the renting market because some greedy landlords saw that digital nomads can pay 3 times the nomal rent.

    Please stop promoting Portugal internationally as an ideal place to buy homes🇵🇹 as it is negatively affecting my people. There is a direct link with the Airbnb, Golden Visas and Digital Nomads and the prices of homes all over Portugal. Proof of it is the fact that even the Portuguese government pretended to fix it with a new bill that they passed last July called “home for all” which still favours Golden Visas and Digital Nomads holders over their native Portuguese. Portuguese are now starting to see rich foreigners who are buying our homes on the international house market as the source of the rising houses and rental prices. How can we compete with rich foreign who are buying our homes with our minimum salaries of €760 a month?!!!! The sad reality that Golden visa holders know that they benefit of free movement all over Europe when they buy a Portuguese home above a certain price, so the house prices were forcefully inflated to accommodate the value that guarantee them the status of Golden visa. Furthermore, as they all automatically get a Portuguese passport after 5years , which grants them free access to many countries without any commitment, really. They only have to stay 7days in the country a year to apply for a Golden visa, but they are allowed to affect the house market, our life style and our power of acquisition permanently. We live in a country with portuguese salaries, but our houses are on an international market, that is problem. In addition to this, our elderly people were forced out of their rental properties in the historic centres of cities such us Lisbon, Sintra, Porto, Faro, Coimbra , Braga, Funchal, Ponta Delgada,Setubal, etc. This has killed our heritage, culture and social fabric to accommodate a superficial postcard tourism that has nothing to do with us Portuguese.

    We just needed our NIF - the landlord didn't want to see anything else. The apartment was on the market for a while, and we negotiated to pay less but asked for a lease for 15 months. We have just signed a second 15-month lease.
