    Hi, I am from India and I have been providing TC services for more than 3+ years from an India based company. I am planning on obtaining a California transaction Coordinator certificate soon. My question is, do you think that I will be able to provide freelance TC services to agents remotely from India? I have a very good experience with Zip forms, DocuSign, MLS listing search, Preparing purchase agreements, listing agreements, and following escrow timeline.

    When your a Real Estate Agent and you do selling, buyers etc. The commission goes through the broker but if i open my own Transaction Coordinator Company, even though i have a realtor license but doing my own busmess, do I still have to go through my broker?

    Hi there - I'm transitioning from a full-time real estate agent to a TC and was wondering where I could find a customer service agreement. I was also wondering if you could give me an idea of the fee for late payments and for contract termination.

      Hi there! Thanks for watching! We had our lawyer assist us with our customer service agreement, I know Inspired House and Home has a great template you can purchase! We charge $50 for late payments, but we do not charge contract termination fees if a deal falls through.

      Hi there! Thanks for reaching out! This course focuses on setting up your TC business and your business plan, it does not cover specific types of transactions. That being said, I would say the content leans more traditional, but could be applied to any type of TC business.

      Hi there! Thanks for watching! We are an affiliate for and use and love AFrame to manage all of our tasks and transactions. Within AFrame we create our fillable email templates as well. Any TC software should have these features! We have another video about Real Estate Templates which goes into more detail on setting up task and email templates within your TC software that you may find helpful!     Great video. I am going to open my own TC business as well. I have been a Realtor in Oklahoma for over 7 years and love doing the transaction paperwork as well and I'm great at it. Do you have your own software or do you log into each Agent's software to input their transactions? I currently have Dotloop through my brokerage and the Agents I will be starting out with does as well, so wouldn't it be easier just to log in with their credentials to do their transactions? Thank you!

      Hi there! Thanks for watching and congrats on starting your TC business! We have one software we use (Aframe) where we can see and manage all of our transactions and tasks. When we need to work on broker compliance or send things for e-signature, etc, we log into the agent's account/software! Hope this helps!

      @@stitchedrealestate Hi thank you for the quick response. My question is, since our brokerage requires us to put all our docs into dotloop every step, would it not be easier for me to just log into each agent's dotloop and do each transaction that way? I appreciate your help!

      @@RashellPhillips Hi Rashell! Yes, you will need to login to each agent's dotloop to manage the individual transactions. What I would recommend to you, is that you also have a central place or software where you can see all of your transactions for ALL of the agents. This will help you streamline which transactions need to be worked on each day and give you an overview of all of your deals, think of it like your project management system. This will also be key if you ever scale to work with other agents outside of your current brokerage. For example, when I login to AFrame each day, it will tell me I need to "Submit 123 Main St to compliance", I would see that in AFrame, and then login to the appropriate agent's dotloop account and do the submission. Does that make sense? I do think dotloop has some checklist type features, so maybe you could find a way to make it work with your current system!

    So I have my RE license and it’s a lot harder than I thought it was going to be of course. I have been looking at getting a marketing degree because that’s what I enjoy the most. I’m struggling though , do you feel like the degree helped you or set you apart in anyway? Is it worth it? Especially if you are planing to always be self employed to an extent

      Hi there! While I learned some valuable things getting my undergraduate marketing degree, I am not sure how much of it applies to my career today. Marketing is always changing, especially with social media! It may be helpful to take some individual trainings or courses before deciding on the degree!

      I just came across TC Excel Spreadsheet templates that you can buy on Etsy. Those may help you while you get started and don't want to pay a monthly subscription. However, Aframe is kind of a game changer. I used to use tcDocs, but came across Allyson's video about Aframe and decided to try it out. It's so good! Getting things set up takes time, but once you do, WOW!

I'm with Keller Williams and trying to market myself to the agents in my office, but so far not much success. You mentioned you worked for a company as a TC before branching out on your own.       Hi there! You can set up key dates within each transaction that you can invite parties to the transaction to and it should show up on their calendar. Let me know if that helps!

      Hi there! Thanks for watching! I personally aim for two hours or less. However, with the right expectations set you could return calls twice a day, morning and afternoon for example.

      I am going to make a video about this soon! :) It is hard to give a short answer as independent TC's income can vary greatly depending on how many files they want to take on or can. Also, there can be a slow start while you build up your clientele. But on the flip side, independently working as a TC, there is no ceiling on your income!

    Just found your channel, great video. I'm some what of a new agent, I've had most leases. I thought of becoming an independent TC but I am nervous to start a new business when I've worked so hard to get the real estate business going. I'm not sure where to start with it, how many contracts to start with, etc. I've been looking at maybe starting at companies instead but its challenging because I haven't worked as a TC anywhere else. Any advice?

      Hi there! Thanks for watching! I think it depends on what your goals are! Your sphere of influence who has been following you as you grow your real estate business, will still see you as a real estate professional so I don't think you will necessarily "lose" that progress you've made to get the business going, it has all just given you more experience! I work full-time and prefer to close around 25-30 files a month, but know many coordinators who work much less and some much more. I would always recommend starting small to get your feet wet. I would think a company would see your real estate experience as a plus even if it isn't TC specific! But you may have to find somewhere willing to train you a little. As I mentioned, I would reflect on your goals, do you want to do this part-time? Do you want to grow it into a full-fledged business? Do you want to TC and do real estate at the same time? These questions will help guide you in the right direction! Let me know if I can help in any way. All the best!

      @@stitchedrealestate My goal was to work for a company or agent team then decide if I want to grow it into a full business. Thought of doing it as a business since it was challenging getting on with a team or company. I have still been applying to companies so if I don’t get anything within the next week or two I’ll go split and start small and grow into what I want my business to become as I learn more about it along the way. I have the time to do this FT.
