California insurance is in crisis. I have owned a house in Southern California since the mid 1980s. My basic 1,800sqft one story stucco house within 1,000 feet of a hydrant and five miles of a full fire station is over $8,000/year with Farmer's. That does not include earthquake coverage. I have never had a claim in 30 years. Obscene.
Yes the insurance costs are a real problem and a huge cost for people. We are going to do a follow up episode with Aurora going deep into all the discounts and stacking the discounts to give people a pathway to getting it at least a little lower for themselves. We moved from Sacramento to Grizzly Flats in 2008 and we work in Placerville. We love living in the woods/mountains along with the small town vibe and we wouldn’t trade it for anything.

Are there FHA 2025 loan limits above floor and ceiling? If so, when will they be released?
The loan limits are county by county and there is an FHA loan limit look up tool that I have linked in the description of this video. To give you some idea for El Dorado and Sacramento Counties here in California which are two of the 5 counties I work in the FHA 2025 loan limits for 1 unit properties are $763,600 vs. the conventional loan limit for those same counties is $806,650.
what is the best neighborhood to buy a home for short term rentals in el dorado county with a budget around 400 k ?
In my opinion Pollock Pines wins hands down for that purpose and budget. It is Tahoe on a budget, gorgeous mountains, beautiful lake and a median home price under $400K. However do be advised that you need a permit for a short term rental in El Dorado County and they only allow a certain number of permits within a certain mile radius of each other so you have to do your do diligence when you find your investment property of choice with the county to ensure that a permit would be available for that location. Even then you won't be able to get the permit during your escrow period so the fact that a permit is available or possible in that location because there aren't any other air bnb's close by is still no guarantee that the county will grant you a permit for your short term rental so there is always some level of risk that you won't be able to use that property as a short term rental. I got a great deal for a buyer on a home in Pollock Pines earlier this year because the owner bought it, didn't do their do diligence and found out there was no permit available becuase of another air bnb around the corner and the county shut them down on short term renting it and they had to sell it. You can see a video of that house on my channel it's called something like what you can get for $500k in Pollock Pines. What about fire insurance? I’m guessing it all on the CA fair plan for new purchases. Is there an average cost I can use ?
Yes most likley any place you buy in Pollock will be on the fair plan and the annual premiums vary wildly so giving an average is hard but I can give a minimum. I tell my clients to expect a minimum of $5,000 - $6,000 annual premiums in that area and they can go up as high as $9,000 - $12,000 if you have a big expensive home on acreage in a fire prone area. Lower down the hill in the Placerville area and below you can find some pockets where you can get $3,000 a year premiums. Hope that helps!
I live in Nature’s Wonderland. The summers are not too hot and there are no traffic lights. I’m near the lake and the forest surrounds me. I’m closer to Tahoe and I can go to Placerville whenever I want for food and fun. It doesn’t usually get over 100 in Pollock. Placerville is too hot for me. Yes I get snow in Pollock but I’m usually inside and prepared for it. I love Placerville!!! It’s my favorite town. It’s amazing! Thanks for your video. I really enjoyed it! Also another plus, everyone loves dogs. You can basically take your dog almost everywhere in town and everyone will stop to pet your dog. It’s not like the city. Almost everyone has a dog here. If your dog goes missing, the whole town is looking for your dog pretty much. At least that’s how it is in Pollock. You will see updates on the community board for pretty much everything: a stranger in your area, a bear came by, where’s my cat, who’s dog is this, what’s going on with that wildfire, what contractor should I use, who’s dog is barking, etc. Small town neighborhoods are united! The level of community interaction you will find yourself in is really beautiful. I feel part of something. It’s not like that in the city.

We used to live in Roseville since 2000 back when it was not as crowded or as hot. Global warming affects different regions differently; worse in central valley and barely at all along the coast. After 18 years in Roseville it was getting hotter as the years went on, and now 90+F many days from May to Sept, best weather is April and October. Then very cold Nov-Mar. Traffic is horrific along hwy 65 and 80. Highway 65 should have continued south from Roseville to Folsom to relieve surface street congestion.

As an Asian American, cultural diversity is an important factor for me. How diverse is Roseville?
Diversity is such an important issue in any community and it can be hard to quantify because often the lived experience can be different than the data but let's start with the data then move to the lived experience and then compare it to other local communities. For data I try to look across 3 or more sources to see if the numbers line up because often these sources don't put a date on their data, in this case 1 of 3 put their data as of 2022 but all 3 line up which gives you a good idea that the data is reasonably reliable. I used bestneighborhood.org, data.org and niche.com, I will put links at the end of this comment. One of the cool things about bestneighborhood is they give the community an overall "diversity score", now I don't have a view into their black box to see their criteria and this is certainly a weighted score in their opinion so the actual number is not of particular value, but if we assume they are rigorous in applying the same criteria to all communities then it is useful in comparing communities against each other in regards to diversity. So across the 3 sites they all have the ethnic breakdown for Roseville as follows: White - 64.6% Hispanic - 15.4% Asian - 12% Black - 2.1 Native American - .2% Other - 5.7% When it comes to the lived experience of diversity it may depend on where you stand. As an Asian American entering a community where your ethnic group is in the top 3 in terms of population size it may feel reasonably diverse if you are basing it on how large of an Asian community there is for you to tap into. Whereas a Black family may find the community far less diverse because the community of their ethnic group is a lot smaller. If your experience of measuring the diversity of a community is less about how many people there are in your same ethnic group there, but rather how many different groups there are then the overall diversity score may be a more valid metric for you and your family. In that case, best neighborhood.org gives Roseville an overall diversity score of 95 out of 100. Now let's put that into perspective against the closest and very diverse local community of Sacramento itself and then against some communities where you may be coming from like San Francisco, San Jose and LA For Sacramento it breaks down like this: White - 53% Hispanic - 20.7% Asian - 13.1% Black - 6.1% Native American - .3% Other - 6.2% Overall Diversity score 98 out of 100. So you can see Sacramento has a higher diversity score than Roseville and I believe that is due to the other category. You can see other is higher here. Sacramento is an incredibly diverse city with large populations from around the globe, we have a large Hmong community for example, a growing community of Afghan people, historically a large community of Eastern Europeans from Serbia, Croatia and Russia and so much more and that's why that score is a little higher. Now let's look at San Jose in the bay area: White 31.9% Hispanic - 24.5% Asian - 36.8% Black - 2.1% Native American - .2% Other - 4.6% Overall Diversity Score - 96 out of 100 So San Jose has a nearly identical diversity score to Roseville and less than Sacramento but again the lived experience will depend on what you are looking for. When looking at these 3 communities if you are looking for the largest Asian community to tap into when moving there, San Jose at 36.8% absolutely would blow away the other two communities but if you are looking for overall diversity then Sacramento wins because of course all of this is very personal. It is also important to note that this is pulled from census data and the ethnic category of "Asian" is not necessarily in alignment with your own ethnic group because the category of "Asian" for census purposes is painting with a pretty broad brush and includes groups from all around the world so merely the presences of a large "Asian Community" doesn't ensure a large presence of your own ethnic group there. So if that matters to you, you have to dig deeper into the data for your own ethnic group to see what it's actually representation in the community is like. Here are the numbers for San Francisco: White - 42.7% Hispanic - 21.6% Black 6.8% Asian - 22.7% Native American .2% Othere - 6% Overall Diversity Score - 98 out of 100 so the same as Sacramento. I think this is one of the things that many people don't realize about Sacramento is that it is an incredibly diverse city which is one of the things that makes it such a great and exciting place to live. For our last community lets look at Los Angeles: White - 32.1% Hispanic - 40/9% Black - 5.4% Asian - 17.6% Native American .2% Other - 3.9% Overall Diversity Score - 95 out of 100 - Exactly the same as Roseville. When I think of California and diversity I always think of the San Francisco bay area and LA as incredibly diverse places and they are. I think it's really interesting and compelling that Roseville is right up there with those areas in terms of diversity and Sacramento is equal in diversity to San Francisco. My aplogies @splendid_Lad I typed up a lengthy response to your question and youtube deleted it unfortunately. I don't know why they did, probably because it deals with race. In that reply I laid out the ethnic breakdown for Roseveille and it's overall diversity score and compared it to Sacramento, San Francisco, San Jose and LA. I gave the percentage breakdown of each ethnic group per the census so you could see the data and I provided links to the data, it was quite long but probably not worth redoing since youtube deleted it. The upshot of it was that Roseville's overall diversity score is a 95 out of 100 the same as LA and one point below San Jose at 96 and three points below Sacramento and San Francisco which both have a 98 out of 100 overall diversity score. The greater Sacramento area is one of the most diverse areas of the state and Roseville is just slightly less diverse than Sacramento. Per the census data Roseville has about 13% of it's population self identifying in the Asian ethnic group. So if size of the Asian population was more of a concern someplace like San Jose with a much larger population and over 30% of that population showing as Asian on the census then that place may feel more diverse if what you are looking for is a large Asian community to tap into when moving. If overall diversity is what you are after than Roseville is quite diverse and measures up well against the other major metros in the state that we think of as very divers like San Francisco and LA. In regards to the level of views and comments on this channel it is important to note that my "primary" occupation is not being a youtube creator, I am in the business of providing a valuable service to my community helping people buy and sell homes. To that end, the goal of my channel is not to chase views but to provide valuable information about buying and selling real estate in El Dorado and Sacramento counties and to help people make the highest quality real estate decisions they can from the comfort of their couch. The big views channels are chasing those views because it is their primary job, they are earning their money through add revenue and selling products vs I am an informational channel. As I am frequently out in the field helping people in Placerville buy and sell homes I may be slower to respond than your average youtube creator who's full time job it is to be on here. Good video thanks. Just so that you are aware and are clear when stating information I want to point something out. We live in the newer portion of Texas Hill Estates on Texas Hill Road. There are actually two ways out when there are fires in the area. The locked gate between Newton Acres (Big Barn Road) and Texas Hill Road will be opened for both communities to use to leave or enter the area when there are fires nearby. In fairness you should be aware of this fact and mentioned that in your video. Texas Hill Estates is a wonderful place to live and we feel privileged to live here. We do have fire insurance (not the “fair” plan) and we go to great lengths to maintain a defensible home and property as do many of our neighbors. We have obtained grants and have had extensive brush clearing done. This is an ongoing process. You might also note that Texas Hill Estates is a Fire Wise Community has an active fire safe council. Check out the Message Board near the entrance to the community next time you visit.
Hi Jim, Thanks for your comment and thanks for watching! Texas hill is a great neighborhood and I believe I said that in the video. This video was comparing and contrasting different neighborhoods for the purposes of people relocating to the area, as such I can't go too deep into any one neighborhood on this particular video. The majority of Placerville is now a fire wise community which is great but is not providing nearly the relief we need in terms of insurance prices. Insurance cost is a major issue effecting our community and one that is front of mind in terms of cost for people relocating so I try to give an accurate depiction of the types of areas that cost more and the types that cost less. Referencing the insurance costs in a neighborhood like Texas hill vs. a neighborhood off of Main st is just stating the facts of the situation. It will be far more expensive to insure a home in Texas hill than one in the neighborhood of Rotary Park or Bungalow Heights or Clay st. So the comments in regards to insurance were not meant to disparage Texas Hill but give people that are sensitive to the costs of insurance an idea of where will cost you more and where will cost you less. In terms of the gate I live in a similar community with a gate that is only opened in case of Fire or Freeze to allow another egress. We have not tested it in terms of fire thankfully but in terms of freeze it took the city 2 days the last time to open our gate, so for me I feel less comfortable with the gate option than with 2 egresses. This is just going to come down to each persons personal comfort zone, however if I do a deep dive video into the Texas Hill neighborhood I will be sure to mention these details.
The “rails-to-trails” is still an operating railroad. West of Missouri Flat Rd., rails & trails are collocated on the same right-of-way. The El Dorado Western Railroad offers train rides from El Dorado or Shingle Springs On Missouri Flat Rd., the great taqueria burned late August.

We drove through your quaint town a few years ago as we made our way to Oregon from Southern California.
As someone in the construction business (BIM manager), you truly covered pretty much everything! Great job! A few things I'll add: New constructions these days have more problems than they used to, because even though materials became better, the labor shortage made it so any crackhead can get hired to do some work. Another thing is the exaggerated prices on builders upgrades. For example, the difference in cost between white quartz and brown granite is only about $10 per sqft. There's no difference in labor. But the builder charges you more than if you hired a contractor to demo the brown granite you got for free, and install white quartz instead. This is true for adding more pot lights, sockets, etc. We all know these are much cheaper to do before the drywall is up, yet they charge more than what it would cost to install it on an existing house. I'm team "old build". Early 80s will be the best, because they don't have asbestos, and no aluminum wiring like the 70s. The only thing to check is for no Polybutylene plumbing. After that... You're golden! 70s are also great if they have been fully renovated. The big yard and privacy of a bungalow neighborhood is something I truly appreciate. And I have one rule above all rules, NEVER HOA! They are full of backhand deals and corruption. Put the money an HOA cost into savings, earn interest, and when time comes, you'll get much more for your money than what they'll get you. Plus, freedom is never overrated!
A lot of shopping need I can take care of in Placerville & EDC. With the departure of Office Max, Walgreens & other stores, we’re being forced online or down to Sac.

Office max was a big loss for someone like me that runs a small business but I've been able to source my printer ink and small computer cables I need from other local businesses. And we still have tow rite aids and a safeway and Robinsons for Pharmacy needs so we have been able to work around those ones and haven't been forced to Sac for those but we do have to go down there for some things, that's life in the foothills. We do have an America's Tires coming in Placerville which will be good and a Costco coming to El Dorado Hills which will be nice not to have to deal with East Bidwell Traffic to hit Costco.
Fyi..we moved here in 91..from Fairfield to Grizzly Flats...now in Diamond. My comment on this, STOP asking more people to move here! In 91 only about 10 cars came through D.S am and pm( workers from G.F., Summerset ect.) In last 10 yrs its turned into a frwy. Line starts at 6a and clears about 8:30 same event in afternoon return traffic. Look at El Hills, Cmpk...you claim to be outdoors guy but promote city congestion. YOUR REAL POINT make money from selling off our county, so spare us your b.s.

Thanks for watching and for the thoughtful comment! I do address this in many other videos and of course have to deal with it on a daily basis. I have not yet had any clients not be able to get homeowner's insurance but year after year more and more end up on the fair plan and having very high insurance costs. This particular video is more focussed on people moving here from out of town rather than locals and the fire insurance issue is much harder for us that already live here than for families moving here. For us who live here we had our housing costs fixed in place and then our insurance went from $1,300 a year to $5,000 or $9,000 or in some horrendous cases $10,000 - $12,000 a year and that has hurt so many people in our county especially our lower income families or elderly retired families on a fixed income. It is truly outrageous that we have had to deal with that and I fear it won't really get rectified until there is a legislative solution handed down from Sacramento. For the purposes of this video however, most of our families relocating here come from the Bay Area or LA and with homes here costing 1/3 of what they do in those markets the cost of the fire insurance is a relative non issue for them. It's still annoying and frustrating but isn't budget busting like it is for the locals because even at the high end of the cost of insurance somone buying a home in Placerville will be paying less than half on a monthly mortgage than they would to buy a home in San Jose and have to put so much less money down that it might still be annoying to them but we still represent such a tremendous value for money that it doesn't matter much. I had another bay area viewer ask on a different video if the difference in property taxes can offset the cost of fire insurance and do to the cost of homes it more than does. My response to their question is below but in it you can see the financial breakdown as to why this issue really effects us that live here far more than those that move in. If you ever have any insurance issues or a particularly challenging property to insure please reach out to me. I have a great insurance fixer and she can almost always get insurance for any property. My phone number and email are in the description of all my videos and I'm always happy to help our community with this ongoing hazard insurance issue! Here is the response with the math on how our home prices offset the cost of insurance for relocation clients: The property taxes are the same across the entire state due to an amendment to the California constitution passed in 1978 called Prop 13. Prop 13 established that the state cannot charge more than 1% of the purchase price the year you purchase the home which then establishes that as your base year value. After that they can reassess the property for tax purposes but may only increase your tax assessment by no more than 2% per year. There are some caveats to that like if you pull permits and do a major remodel then they can reassess. But for the most part it's 1% of the purchase price and then a raise of no more than 2% thereafter. They can tack on voter approved special assessment taxes and they do have those almost everywhere and then there are other things like mello roos taxes that you find in new construction communities. If you are in an area without Mello roos, for example for the most part you don't have mello roos taxes in Placerville you can ballpark your property taxes on any given property at 1.25%. For the most part that will give enough buffer to cover any special assessments like $30 for the library, $50 for the school, $100 for the firefighters etc... Right now in Placerville the median home price is $516,000 so you can ballpark your taxes on home of that value at $6,450 per year or $537.50 per month tacked on to your mortgage payment. So in that regard the tax "rate" is no different than the bay area, what offsets the cost of insurance here is the fact that homes cost 1/3 of what they do in the bay area. While the median home price in Placerville is $516,000 the median home prices range from $1.4 Million say in San Jose or $1.7 Million around San Francisco. So if you buy a home in San Jose at the median $1.4 million your tax burden would be $17,500 per year or $1,458.33 per month added to your mortgage payment. Now your homeowner's insurance may only be $2,500 a year or so on that home, although it is worth noting there are places in the bay area where the fire insurance is just as bad like the Oakland Hills. In placerville it will likely be $6,00 to $9,000 annually for insurance. Taking even the high end at $9,000 that means if you buy a median home in Placerville the amount added to your mortgage for taxes and insurance is $1,287.50 per month. In San Jose at the median home value it would be $1,666.66. You still come out $379 per month ahead in Placerville just on taxes and insurance. Assuming 20% down at todays rates of around 6.5% the $1.4 million dollar home in San Jose would cost you $176,800 more in down payment than the Placerville home and your monthly payment would be $8,745. Bare in mind these are estimates not set in stone because they don't take into account lots of things like borrowers credit score etc, but the ballpark estimates help to see the difference. Your payment on the median home in Placerville would be $3,896 and that's assuming a very high fire insurance cost. The Placerville home will cost you $4,849 less per month. I lived there in the late 60's we had a 5 acre property on the south side with a creek in the back which turned into a river in the winter. It is very cold in the winter and very hot in the summer and lots of rattlesnakes. We had horses and I went to Ponderosa High School and Buckeye. I like the schools and I loved riding horses. I liked Placerville , it was like a time warp. I remember seeing a hangman in the beginning of town. Old 50"s restaurants that were awesome with a jukebox and great shakes, we had A & W and the only place to buy jeans was at the end of town. I got my cowboy boots there too. Good memories before we moved to Australia.

I got a job with USPS as a rural carrier - but I was transferred to Placerville because they cannot get enough people to work. We started off as 10 forced transfers. after a couple of days, all of us resigned. The roads are dangerous and housing is only for the rich or generational rednecks. This is a sales pitch so you'll want to buy an estate home.

How come so many homes are for sale in Pollock pines? Seems like everybody's leaving I'm wondering what's running them off.
Thanks for watching. In regards to inventory in Pollock Pines I'm not sure what you are seeing there, it is still at historic lows. There are currently 63 homes on the market in Pollock pines and 26 sold in the last 30 days so it has 2.42 months of inventory. Basically if no more houses were listed, at the rate we are selling them right now I would have no more houses to sell in Pollock Pines in less than 2 and a half months. Generally speaking a seller's market is less than 3 months of inventory, a strong seller's market is less than 2 months of inventory, we were there starting mid 2020 all the way until the interest rates doubled in July of 2022. But 2.42 is still low inventory and a seller's market. To put it in perspective in relation to other local communities right now, hand calculated as of today: Pollock Pines - 2.42 Months of inventory Placerville - 3.8 Months of inventory Cameron Park - 2.46 Months of inventory El Dorado Hills - 2.62 Months of inventory. If you just look at the raw numbers and see that Cameron park only has 37 for sale and Pollock Pines has 63 for sale it looks like Pollock Pines has a mass exodus happening but that doesn't really tell the tale. For example there are 155 for sale in El Dorado Hills at this moment. That number is only relavent in regards to how many are selling which is what makes the months of inventory calculation so powerful and important. Pollock always has more for sale and more selling keeping their months of inventory in line with the rest of the county but their volume higher because it is one of our most reasonably priced communities here in the foothills so there is high demand, especially with prices and interest rates being at historic highs a community like Pollock Pines with a median home price in the high $300's is a tremendous value for money for young families that can't afford anywhere else, hence the higher volume but not higher inventory. El Dorado Hills has a ton of new construction and some builders are starting to have standing inventory so they are getting everything they've got listed on the MLS so they can try to move units and that's why they have such a large number of homes for sale, way higher than Pollock at 155 listings. But with their sales volume they are almost exactly the same in terms of months of inventory. Pollock pines 63 actives, 26 solds in the last month. El Dorado Hills 155 actives, 59 solds in the last month but they are 2.42 and 2.62 months of inventory respectively, nearly identical. That might have been a bit more detailed answer than you needed, but this is the truth of the market born out by the data. Does that make sense? It's a secret right
Of course there is a significant difference in the crime rate from san Jose to El dorado County. I grew up in San Jose and experienced a lot of crime there, it's one of the reasons I have chosen to raise a family here because the crime rates here are very low. For the purposes of this video however crime has not been on the list of top 5 reasons my clients have told me they moved. Also the San Jose area is a large and diverse place with high crime rates in some areas and low rates in others and I didn't want to paint the entire area with a broad brush. But it is definitely reasonable to say that overall the crime rates in El dorado County are far lower than those in Santa Clara county.

You said a key word that so many are looking for, safety. Like yourself, I am from a place in the Bay Area that has struggled with safety. Just curious, what about hospitals and medical?
Right near downtown Placerville, just about 3-5 minutes off of Main street is Marshall hospital it's a great hospital with full ER, diagnostics, surgery capabilities and labor and delivery, everything you need. If you have something more extensive or that needs specialized care like major trauma or cancer or something along those lines you may end up going down to Sacramento to access the UC Davis medical system there for more advanced care but for most of your every day needs Marshall is great. There is a whole network of GP's associated with Marshall as well in fact my doctor is in the building just across the street from the hospital. There are a few offsite diagnostic and surgery centers in Cameron park which is just a 15 minutes drive down the hill that you may use from time to time as well. But access to medical care is great here.

All great points, what about the healthcare ? Do most people have to drive into Sac to get emergency care? Or even care when you start to get a bit older and need more check up's ?
No we have a great hospital right here just 5 minutes off of main st for emergency care and we have a full slate of general practitioners in town around the hospital to provide care as you age. The only thing that requires driving down the hill is sometimes to access some offsite procedure centers for the hospital that are in Cameron Park just 15 minutes down the hill. The only thing that would push you to access the healthcare system in Sacramento would be a major issue, major surgery or perhaps cancer treatments. That sort of thing might have you going to Sacramento. But all of your standard health care you can get done right here in Placerville.
As we get older, what about the medical care/facilities for the usual check ups ??
We have marshall hospital right in town with a full suite of diagnostics and then a bunch of in network Marshall GP's right around the hospital. My doctors office is actually in the same parking lot as the hospital. Most everything from check ups to run of the mill diagnostics to surgery can be done in town here. Sometimes you might use the offsite surgery or diagnostic centers in Cameron Park just 15 minutes down the hill and if you get into anything more extensive there is of course extensive UC Davis medical infrastructure in Sacramento just 40 minutes down the hill. This area actually has very good access to health care.
