Lower interest rates and lower prices. Everything is very unaffordable. Also foreigners should never be allowed to own land. That only puts more stress on the housing market to house an influx of people.

Yes that's so true. If you made those mistakes then I wouldn't recommend someone buy more until they do some further research on how to buy property the right way.

Remember when the government gave a Subsidy for buying an electric vehicle, what happened? Oh yeah, the companies charged more. Effectively eliminating the help that taxpayers were forced to pay. Which helped increase debt and devaluing money.

The push to build all the new houses is going to lead to nothing but crap being built. There will be no appreciation of value because the houses will have a shelf life,like buying a car. Depreciation as soon as the deal is closed

That's because they save money by living with parents. I agree they could put it towards a down payment but I believe even with the salary they are in debt, cannot afford anything, afford basic essentials etc.

That's what my apartment looks like. Literally just painted over everything poorly and said "good enough". Just ignore the stove that doesn't work, toilet that doesn't work, doors that can't open or close properly, outlets that don't work, etc
Man that's honestly terrible. I couldn't let someone move into one of my properties knowing all that is wrong.
@RealEstateTalkwithZach it's a corporate group that runs the property and they put as little effort as possible. If I wouldn't get in trouble, I would've started fixing everything, but my lease says I can't fix my own stuff
Yea unfortunately that's how a lot of the big corporations work with apartments. They just care about how fast they can turn over another unit and make money.

Can you buy something with 30% out of average USA salary? That is certainly not the case for other countries. I guess, this is either BS advice or it is valid for some past time or for some big income.
Yes it is certainly possible. The key to it is finding out where in the USA you would want to live based on how much you make in the field you work in. There are parts of the country where housing is extremely over priced but there are still areas where it can be done.

Sounds like you have the right mindset to actually save though. You do that, along with either going to college or trade school, it's going to be possible before you are 30. I've helped a lot of young people do it!

Thank you for the question. I am a firm believer in people looking a the numbers for themselves not to just take my word for it but I strongly believe that when you buy your house you buy once and you buy it right. Meaning you find a house you like and you get the best price you can get and not overpay, and you also get the best interest rate you can get. Most people, including lenders, don't take the time to ask why a billion dollar bank would want to help me out by reducing my payment and not get anything out of it. They sell us on the idea that a refinance helps us but in reality it only gives them more of our money and in the long run we spend so much more than if we didn't refinance.
Yes, Dave, you went broke buying your first real estate. That’s because you did something wrong. I heard on another of your videos, you should never borrow money to buy real estate and you should never borrow money to start an Airbnb. Well, I did both of those things and all is well. You said everyone who borrows money to do real estate is out of business in ten years. Well, I’m in year 10 and I’m trying to figure out what month in this year I’m supposed to be bankrupt. Cash keeps coming in every month, bills keep getting paid and my cash flow and equity are going through the roof. Maybe for me it’ll be year 11. Or maybe never and I just keep laughing all the way to the bank.
My mother bought property all cash when I was growing up in Rhode Island. Her first house she got back in the 1970s for $2500 from a government program called SWAP stop wasting abandoned properties. Later when those properties rose in value 100 fold, she sold one for $250000 and went to North Carolina and bought 10 homes for that same amount of cash around 25k each. She then used the rental income she was getting from her property in Rhode Island and Florida to pay for the upgrades to these homes needed to rent them out. A lot of her kids and grandkids went to NC and did the same thing. Today there's OH, WV, Mississippi and the other areas where you could find low cost housing. If you want to stay in South Florida or NYC or LA, Then YES it's going to be REALLY hard to buy a house cash.

How long would it take a person to save $400K for a house today on min wage? It may work but you’ll be saving for a while.
So I actually did the math bad on the average salary and based on median home price making the average rate of return in the S&P 500 and taking into consideration the average household monthly expenses for one person and it came out to something like 15+ years to save. And that was assuming the median home price doesn't go up in the next 15 years. That's the main reason this doesn't make sense to do.

False. Interest rates dropping 50bp is not helping yet. We just recorded the lowest monthly real estate transaction numbers. People don’t want to sell because they already have a cheaper rate. And buyers don’t want to buy because shits over priced. We won’t see a change till rates get closer to 3-4%
Thank you for your comment. I actually love when people comment and want to talk real estate. What you are saying is true in theory especially since the lowering by basis points doesn't even directly affect mortgage rates since that is tied to the 10 year treasury. But unfortunately because there isn't enough financial education in this country, people assume that because rates drop, that means they can go buy now. We have seen it time and time again that this happens. That's why I am telling people to stay patient but still be ready to buy. They shouldn't be affected by news like this. Buy once and buy right. I really do appreciate your insight as well! Oh and I do agree pricing is way to high!
