Thanks for the coverage. Beautiful community but it's really not practical. Def. Don't want a 2nd story, most ppl don't who have lived in FL for sometime or are older, or like I - have younger kids. The "backyard" is so tights it's almost clostrophobic and the prices are outrageous. Why is everything so close if they have so much land to build on? It's beyond 0 lot line. It's so tight, like living in Greenwich village in Manhattan. It's hard to think of it being a farm community when there's no distance btwn you and your neighbor...literally can touch your neighbor's house... It's so disappointing...I really had high hopes for New Field... The cost of these houses are so ridiculous...you can buy in PGA for less...and get a bigger house w. More "land". The product is beautiful, but overall disappointed ... Any other communities / developments happening in Port St. Lucie, maybe west/north (unincorporated areas)? Thanks as usual for having great content.

Fort Pierce is a wonderful city to live. But before you decide to move to fort pierce. Consider a few things. First, fort pierce utilities high Utility bills. You’re practically paying a car payment every month for your basic utility needs. Second, the county’s high property taxes. Remember we’re still talking about living in st Lucie County. Number #1 in property taxes throughout the state of Florida. Third, unaffordable housing. You won’t be paying Tradition prices but it’s still expensive to live here in fort pierce. Expect to pay between $1700-2000 fort rent and $350-480000 for purchasing property. If you want to live by water/beaches, you’ll be paying close 500k or more. Crazy I know but that’s reality. Lastly, crime rate. It’s not as bad as they make it out to be but it’s not great either. Highest throughout the county. Oh did I mention the cost of living crisis in fort pierce? There aren’t any jobs here!

I can tell you they are not they are actually same price and more. Places like Belterra. Del Web which has ben here before the places in tradition does have some houses they are giving big incentives on.

Can you do a video on proposed new developments west of tradition. Theres so much land west of cadencee, west of PGA (not central park), all the west of the estates/west of the 55+ community there. There's land right bf cadence on the north side. Your videos are very informative...im just really frustrated w. Prices, fees, taxes. Im hoping that somewhere west will be more affordable. With the much expanded tax base in the city. I do not see investment to speak of unless you go to Becker Rd area. Where are the sidewalks and street lights? There is no long term vision in mass transit which needs to be done now to prevent the roads becoming more gridlocked than they already are as the population grows. Not to mention the downtown is still just empty land

Yes in part, but also bc of PRICE, high taxes, INTEREST rates (cost of borrowing), insurance, in some cases HOA is too high, but I understand that you get what you pay for regarding HOA. No one cares about .5 point...maybe when interest rates go to 4%... I'll take my 820 credit score and pre approval and pull the trigger. Also, this country and the politics is rediculous. Ppl who were devesatated w. The hurricane are getting $750, but we've sent billions over to foreign nations...so the fact that it doesn't feel like the people we vote for dont have our best interest in mind...also makes me feel uncomfortable abt. Buying ... and I didn't vote for "those ppl"... realestate taxes are fraud also. Why shld we pay for unrealized gains regarding property taxes???? It shld be a flat rate, especially when port st. Lucie barely has sidewalks. Outside of Tradition , south bend, sandpiper...most of port st. Lucie looks run down...where is the beautifucation for the other areas???

What do you think needs to be done to get the taxes more affordable? The city of Port St Lucie say its so high because st lucie county is taking all the money. The struggling is between the city of Port St Lucie vs the county of st lucie county.

First always enjoy your videos. As a business man that has built a few businesses I look at from the reverse. First add up all of the projects and expenses. Than you figure the total values of all properties and divide expenses by values to get the rate. That is fairly simple but ensuring the parts are determined correctly are another story. One also needs to consider commercial properties. There are a number of new commercial busineses that have come and are coming to PSL. I bet they got tax breaks and the residents are supporting them. As you stated you also need to dig deep and understand the necessity of budget items and are the costs for projects and support expenses reasonable? A few additional questions/ thoughts is how much money does PSL get from the state/county and can we increase that amount? Also Is PSL getting all the funds it can from the Federal government? Is PSL aggressively seeking all federal funding including but not limited to grants? There are many items that need to be considered. It probably would be helpful if PSL would allow a review by a qualified organization to ensure all avenues are analyzed and pursued. The unfortunate reality is that residents either are not qualified or do not have the time to do a deep dive to analyze and understand the budget. A growing city just like a growing business may need to acquire new talent to handle the growth. One citizens thoughts!

Nice construction quality but do not see much difference from GHO Homes.

I've seen this house in person it's beautiful. However I don't know how anyone buying on a scattered lot in some random area of Port St. Lucie (outside of South bend) with neighbors who have 6 cars parked outside and don't upkeep their home...is going to afford 850k and it's outside of a gated community. This is just unaffordable for the surrounding area/homes it will be next to.

You forgot to mention that lawn care, weekly mowing and landscape replacement included in the HOA fees. ie, no lawn mower required.
