that's exactly why I tell them drop 20% cuz your gonna try and ram it up my a** the minute you start demo cuz there's no turning back now. and the funny part is i tell them the problems there gonna run into but they don't like to listen. so that's why I give them such a hard time.

Some important notes having been in RE for 30 years, 4th note no one ever talks about and is "the" key to why they are so often so successful: -The inspection likely didn't happen before purchase because there was no time; either auction or bidding war to take the property off whomever was holding it asap. Risky as heck. I'd never-ever buy without a home inspection of some sort, and in the flip biz it's many times impossible since the property can't always be accessed. -And that also leads into the permits; why they never research permitting beforehand is beyond me. I've watched them buy houses with in-law additions that are completely NOT permitted, and those are things that can be discovered before purchase. An addition tear-down due to lack of permits results in lower square footage. And reduces marketing effectiveness. Bad news. -This is southern CA. The property values there are obnoxious. There's only so many markets imo that have the ability to exploit prices the way they do there. -Which leads into the 4th most important point no one ever talks about: these people are "the HGTV Flip or Flop couple." Does anyone think that part isn't referenced in the advertising somewhere? And do you think they can sell their houses easier when there is a bit of celebrity thrown in? You bet they can. And no one ever talks about that part. How many "flops" have they had? I can remember a mere ONE and it was early on before they had the celebrity status they now have. Not one since. As an ugly side note, realize that most of the time the money made from this business is at the expense and loss to other people, even possible homelessness; money is being made off of someone else's suffering. There is no way around the fact that one party is being capitalized on. So the flip/floppers have made a ton of money off of other people's misfortune. Everyone has to question their own morals and ethics as to whether they can live with that or not. Not saying I have the answer to that part of the equation. It's a part of capitalism. Cheers.

If you can shake a gas line hard enough to get it to leak that's some serious shaking.

Watching the entire flip on the first video they were brothers. One was in construction and the other was a real estate agent. The brother in construction did a lot of work himself and dedicated the time to the project..

I question how talented these two really are. Christina does open floor plan, modern, black/grey/white. It doesn't change. I fully understand resale, but there are other options. I'm not even close to a designer, but give me one item (like rug or sofa) and I can design a room around it and make it look good. Property prices in Commiefornia are off-the-chart ridiculous. Is everybody here selling drugs to be able to afford this?
