    I’m thinning about moving from LA to Nashville as well. Food is an important factor for me and I’ve heard mixed data on how Fruits & veggies aren’t the best, and that avocados may be hard to get. What’s been your experience around this?? Thank you!

    Lot prices are $40,000 to $170,000 HOA fees $389. currently no amenities but there is a half assed amenity. no pools, no tennis couts, no bochi ball, no pickleball, no walking paths A Kroger's is between one to two miles away, east on Old Fort Parkway. Old Fort Parkway is a two lane highway, one lane each direction. This is a major road. You cannot drive a golf cart on it. During rush hour, yes it exists, with people coming back from Nashville/Franklin it can take you 20 minutes to get to Krogers.

    Imagine paying $1,000,000 for a home and having undrinkable water reports from current residents about terrible water The water company for Southern Harmony is Consolidated Utility District. People are being quoted $7000 to $10,000 for RO(reverse osmosis) water purification systems The land was purchased from former Murfreesboro Mayor Ernest Burgess, who still lives in the area. There are supposed to be 31 acres of retention ponds and 33 acres of wetlands. 2 acres are set aside for a possible fire station and emergency services.

    What is wrong with Pulte Del Webb. Add 50% more to the cost of the house to get the true cost to you. The price you see for the house, is just the 2 by 4 construction, slab, cheap windows, a roof, base cabinetry, and the low end Lennox HVAC MERIT. Think of Pulte/Del Webb as a budget airline, the house is your plane ticket. Oh, you want a seat? Pay extra for that. Oh, you want to bring on baggage? pay for that. Oh you want more leg room? Pay for that. Oh, you want the exit row? Pay for that. Oh you want to do carry on? pay for that. Oh you want food and a drink, pay for that. etc etc Ok, you bought a Pulte/Del Webb house, that is your plane ticket. You get the basic house, but if you want a certain Elevation View, aka front porch, pay for that. Now you need to BUY a lot. That is your seat. Oh you want a better lot location, pay for that. They will ALWAYS try to sell you their perceived best lot first. You do get BASE, aka cheap, stuff in the standard house. BTW, the house is built on a slab. the slab will contain your plumbing, if there is a problem with the plumbin, guess what? your floors are being dug up. Your furnace is in the attic or crawl space, so all venting is in the joists in the blown in insulaton. The Lennox Merit AC unit is outside. It will be sized for the smallest house. So, if the smallest house is a 2 ton AC unit, and you should have a 4 ton, you will get a 2 ton. Pulte does not upgrade the AC unit. Oh you want an appliance upgrade? Pay for that. Oh you MUST pay for the hood. You want a better sink? pay for that Kitchen back splash? Pay for that. You want better hardware throughout the house? pay for that You want Pendant Lights? pay for that You want under cabinet lighting? Pay for that. You want better countertops? pay for that. You want a tiled shower? Pay for that You want better hardwood flooring? pay for that You want better bathroom tile? pay for that. By the way the upgrade to hardwood floors and tile you must pay extra for EACH and every room. Garage Door keypad You pay for that. It comes with any standard garage door opener from Home Depot, but you pay for a keypad ad the keypad is the cost of the garage door opener. You can buy garage door openers that come with a battery backup for when the power goes out for $300. I know, I installed this myself in December of 2023. No idea what the garage door opener is, but I doubt it will have a battery backup. Mud room from the garage? Pay for that. Finished Garage? Pay for that. NOT INCLUDED is the epoxy garage floor with the sprinkle dust. This is an add on Extra lighting and electrical outlets? Pay for that Third car garage? Pay for that Window Casings? Pay for that. Interior Paint? Pay for that. Since this house is sold to people 55 plus, you want grab bars. Pay for that. Full yard Irrigation EVEN THOUGH YOU MUST BUY THIS it is not included in the price of the house, you pay for this. Second Floor? Pay for that. Stairs to the second floor? Pay for that. Laundry Room? Pay for that. Sliding Glass Doors? Pay for that. Tray Ceilings? Pay for that. Add in title search, closing costs, home owners insurance. property tax, title insurance If you are going to buy a new Pulte house, for $400,000 compare to a house that is $600,000 that you can buy as is. As of December 2024, there are no amenities. No pool. No walking paths. No tennis courts. No pickle ball. No Clubhouse. These is something called a "lifestyles" house or something that is a tentative clubhouse that is conveniently located at the end of a house in phase 1. ' At first I thought amenities would be finished in 2027, but now, I think it will be 2029.

    House prices add 50% to the actual price. If price is $700,000 the final price will be around $1,050,000 to $1,100,000 The house price you see if just for the 2 by 4 construction. Oh you want a shower? Pay for that. Then you have to pay for paint, pay for fixtures, pay for lights, pay for tile, pay for just about anything. You get a few electric outlets, you want more? Pay for that. There are NO amenities. No pool, no bocce ball, no tennis courts, no walk trails, NOTHING My guess the amenities will be built around in 2027. I am confident they will be built because they have them in Spring Hill and Mt Juliet

    How come we are the only state where the polls show a majority of people polled are supporting Trump? Are we nuts? It's shameful - trying to explain to people how we support this traitor. COMON! It's bad enough that we're like the least educated state, the most poverty stricken and have the fattest population.     I've lived in downtown Chicago since 05 after college. I'm 42 now, single & am totally over it. (summer time/fall is awesome) Looked at property in Chattanooga but I love Nashville IN, I went to college in Bloomington 10 min from it. It's one of the coolest towns and a big tourist attraction for IN. Only thing is when I look at houses for sale it's like 3-4 houses. I dont know how I am going to make it happen but I will make it happen. great vid btw!

    Green Hills/Forest Hills IS very safe. I’ve lived in East Nashville’s Lockland Springs and Inglewood neighborhoods, Bellevue, and the Belmont Historic District. Green Hills/Forest Hills is the safest, most peaceful, quiet area in which I’ve lived, plus it’s right next to Belle Meade. ❤
