    Corporate presence increased in New Gurgaon. Living examples of Amex setting up the office & IBM buying a lease on SPR! There is hardly in supply of apartments- oversupply would come in pictures after 5 years from here. Until then prices will remain like this. Not sure where is the fact check on this video however you should validate the ground reality before pointing out a real estate market. Do share if you have some good inventory with declining price- happy to buy.

    The prices were all overhyped especially on golf course road and end extn road. The prices and sale records were all set by their builders only like dlf who trade apartments for entries then take out news briefings. No self respected buyer who pays huge sum of money would want the public or anyone to know how much he paid. Its all a legal scam 😂

    Thanks for making the video after my comment. Let me tell you reality of underwriting that happened in the last 2 years in Gurgaon and other areas of NCR. There is a reason why slowdown has come. Its because of the greed. Builders allowed the sale of homes to a certain category of investors who would never live in those homes, and because more than 50% of Gurgaon population is into real estate, so they kept passing those deals to the next investor. Those of few buyers who had some kind of home requirements in their life due to events like their marriage or show off have already purchased the homes. I mentioned Greed because these investors are now stuck in their own game, because now the investors needs exit and builder needs subsequent payments. Artificially inflated prices are too high for the end users because it has already revolved amongst 3-4 investors before the possession. Why would the end users pay inflated prices because of these so called investors? Market is going to crash a big time due to this greed. In Mumbai, if someone books a property the builder charges them Stamp Duty cost for registration within a month. More than 70% ready property on Dwarka Expressway/New areas in Gurgaon is unregistered. Entire market has become a victim of this black marketing. High time that Govt takes a strict action and bring some regulations in this space. Would you buy Maggi everyday for 500 rupee when you know that it costs only 20? Why would an end user pay 5 crores for the property where the cost to builder is only 2.5 crores(including his desired profit at the time of launch), and remaining 2.50 crore is the investors profit. Organic increments in prices happens only when the project is fully occupied by end users and secondary market sales happen.

      We Totally Agree With You, we know all of this but we can't do anything about it but still we try our best to not suggest anyone these too costly homes and projects to any and user wants to purchase a real home to live! But, We Can't Change The Market This Is A Builder, Broker And Investor Game! They are brokers in the market who are manipulating everything. Builders making a complete game to artificially inflate the prices. We do not try to sell these home to any end user who doesn't have a budget. We try to suggest properties to people according to their needs. The thing is we are the only one who is trying to bring some change but we can't single handedly change the market.

Why would an end user pay premium for the game that was played by investor and builder. Artificially prices were inflated and the market is coming down.
