    Nice to the review like this awesome review .But initially they saying-3.5rps maintenance cost per sqft.later they r charging 6 to 8 rupees per sqft due to plenty amenities and other thing whether .kindly double check their maintenance before get into its really post possession not happy with this

    Worst building Quality. Almost all residents have seepage issue like me. Hollow sounds in floor tiles. Snacks in park. Lot of parking issue in both car and bike. No proper security system.

      Hi Prateek, thanks for reaching out. Not all plots charge maintenance but plot communities like this one do charge because they offer amenities like club house and lots more. The maintenance amount is anyway decided by the society management. Regards possession, there is no specific date Prateek, as soon as you book your plot, make payment and complete the registration - you can take possession.

      Hi Prateek, with the Bengaluru Metro work speeding up towards the Airport we suggest looking to invest in places like Yelahanka, Hosahalli, Chikkagubbi etc. There are many good plot projects here Prateek, you will need to select based on your budget. If you share basic details like what size you are looking for, what budget and what purpose (investment or to build a home) we can suggest based on that.

      Hi North, yes many reviews do say that the project is being delayed, but many of the latest reviews, especially on Google, seem to indicate that the community is very nice, especially the cricket ground, and worth investing in. Do check on the latest reviews before deciding.

    Kitchen light is dim if you are not opting corner units with kitchen in the corner. Guest bedroom / second bedroom is too small in size , can’t fit a queen size bed properly . And it’s just one balcony they are providing

      Hi Ranji, you are right, while the homes are spacious, the plan does seem to place all the blocks next to each other. We believe this could have been done to maximise the open space in the project. They have claimed that there is 80% open space, that is huge if true and well worth it.

    shriram properties home are costly and not affordable by common men &women.Apart from it the homes /flats are unworthy.service is not standard.Thry fo not dhoe all documents in a &give documents after payment only.This is not good Charges are too much.Not advisable to purchase.

      Hi Srichandra, you are absolutely right, the Shriram Park 63 is one of the costliest communities in the neighbourhood. When compared to nearby projects from TVS and Casagrand there is a clear price difference of between Rs. 2,000 - 3,000. This community is definitely meant for those who are looking for a luxury accommodation. We believe that beside quality specifications, this project is priced so high because of its location. While Park 63 is located bang ON the GST road, the others are around 4 to 5 kms inside. And most importantly none of the other projects can match the spectacular views of the Vandalur Forest Hills. Just for this alone this project is worth the price if you have that budget.

    1.The shriram properties home cost/sale price are very high .very rich/rich alone could buy shriram property homes. 2..There is no studio room .The 2 &2.5 (three bed room )flats cost around 2.3 cr incl reg+ furniture which a middle class buyer cannot afford. 3.The only plus point is that it's location .but the pollution rate is high in and around perungolathur. 4.public &home seekers may discard perungolathur for the residential purpose also for other deals.Simple living with ideal thoughts is advisable.Heavy investment on home property is dangerous. 4 The TN.Govt should review the cost structure of shriram properties esp sale pricing pattern in public interest thereby advising to lower the sale price by 50 % from 2023 Nov onwards

      Hi Srichandra, lovely inputs, thanks. Really wish the Government could regulate the realty price market like it is done in a few countries abroad. But that is a remote chance since it is a private market and is only regulated by customer demand. Unfortunately the Chennai market is quite fragmented and customer demand is easily swayed by offers and marketing. Customers should be more demanding and avoid properties that compromise on quality, price and location. In the case of this property the location is the biggest asset since it will not change for a very long time to come. Their quality, brand image lack of other properties nearby also allows them to price their homes higher. Thanks for your views once again.

      Oops sorry @user-ml, did we portray that wrongly? Adroit Prosper is in Thalambur, OMR. Saveetha Dental College is in Poonamallee. The nearest Dental College is Sri Venkateswara. Other colleges like Agni & Vels are nearby too.

      Hi Kavia, we would advise you to go ahead and book if you like the place, because it is only a matter of time before these small industries are replaced by small businesses or even more residential projects. This is our understanding of the area and we have seen this happen on the OMR, where small industries slowly disappeared and high end retail and realty projects came up to meet the growing residential demand.

    I have got doubt when i visited the site .it is located in slum and definitely there will be a problem in resale after 5 or 10 years because new ventures will come and most of the people dont show intrest to buy second hand house and leave next to slum and flood zone .. and at present price also too much they are asking nearly 5000 per sq feet .in my opinion 3800 is high for this slum location and it is almost 3 kms inside from omr road

      Hi Srikanth, there will always be people who prefer buying re-sale houses because there is no waiting period for hand over and the community is fully functional. As for the price this area is already appreciating fast, so you never know, maybe the slum area will be developed nicely.

      :O that's shocking @thelayman, but that's how property appreciates and that's why people invest in property. People who buy early usually see an increase in value almost immediately. The price is usually determined by the location and your specific needs in a home.

Double Allocation: To add to our shock, we recently discovered that the very same car park was allotted to someone else, a whole year after our property registration. Builder's Response: When we raised our concerns, the builder's response was unempathetic, giving us an ultimatum: take what's offered or receive a refund for the car park.     Worst and fraud builder - Honest review of 3bhk in Radiance the pride pammal (1 CR+ cost) i want to share the honest feedback of radiance reality builder. i have never seen so worst builder in my life. we got a 3 BHK house in their pammal project in 2021 during COVID-19. I want to share the feedback in two aspects 1. Construction quality 2. Maintenance post handover of flats to radiance facility management for first year maintenance. Construction Quality: 1. Sub standard construction quality- Within one year cracks started apearing in doors, door frames, Walls and exterior walls(It wont be long since this becomes like the building shown in maaveeran movie) 2. Sub standard switches and 3rd quality wiring - they use roma plus switches but the quality so low that we residents have been facing shocks and switches were broken with minimal use. 3. Builder has constructed the first floor in such a way that anybody can access your window through the garden area and it creates a big security issue. Dont feel like being inside a gated community even small builders will have better construction layout which is secure by design. 4. Tiles are in worst quality PERIOD. the number tiles we had to replace they used a cheapest quality tiles ever. The labours are given very meagre amount and builder profited with 40-50 percent margin so worst quality of finishing ever. 5. they closed one bore out of 6 and never intimated the owners. we owners had to fight to get the bore. 6. Site team left the project post some of the owners occupied and went to other sites. 7. They will claim it is a cctv camera place but they left cctv on critical places. 8. Parking is a another big fraud they have did. Lot of parking violation is done and they have allocated more parking than what was approved by the government. Not sure if they charged money for open parking too which is illegal under TN RERA. Some of the radiance employees got certain units and sold them once hand over to higher pricing those units were given bigger and better parking. 9. Parking is so cramped on lot of places. It is virtually very hard to park a 7 seater car there. Pillars are never alligned. some of the closed parking they did try to extent to open area we owners again fought this and they tried to fix it by moving it inside the closed unit. 10. They charged extra amount (they claim eb bribe but it went to radiance pocket and property tax evaluation). we had to give extra 25,000 INR for Property tax evaluation and EB which will never be mentioned on any of their documents. 11. Plumbing is a another big issue. There are leaks from the OTS shaft areas and the quality of ROCA CP and sanitary fitings in bathroom is of worst quality and leakages were always there from day lot of compromise on pipes 12. Sales team has lied like anything for selling the units and they allowed violation of structures during the construction itself for their certain set of people. Radiance Facility Management: 1. Radiance FMS is one of the useless FMS Service that i have ever faced in all the gated community. It is headed by srivatsan who is the most arrogant person you will meet. The security, Chief Security offer(ASO) and Facility Manager who all behaves like illiterates and when you question them they will try to attack you personally. they will dodge all the issues and will try to run away once the contract is over. 2. interim association was formed on jan 2023 in pride and interim association president and other office bearers think they are rulers of india. They came without any process and tries to run a autocratic rule. Builder tries to create a rift between owners and in the vested interest tries to support the interim association so that his flaws are not questioned. 3. Builder never helped a bit to form the association, instead builder tries to delay forming the association as much as possible so that building flaws are never to pointed collectively. 5. there is no respect as owner here as half of these people are uneducated and untrained staff. Sad experience of buying radiance.

    Worst service . They had to return money to my dad . They gave cheque after 4yrs which bounced. Looks like a bankrupt company. Total company is cheating customers and finance team doesn't even respond to calls and makes bad comments in call if connected and cuts the call without responding. Team co-ordination in S and P is zero and doesn't respect customer's. CRM rejects call. Cheating company don't fall for name. MDs Secretary is arrogant to customers. Don't buy land , villa or have any dealings with them as they make your life a hell. Beware of S and P...........if you want to have a happy and calm life you should not deal with S and P foundation. As they bring hell and u might die soon due to stress........
