This reminds me of the Last house my dad was renting. Turns out the previous owners ended up being wanted by the police after they've been there a good while and we were notified because officers asked us to open the property to gain access after they verified that no one was home. That house was trashed and took weeks to clean but they left so many valuables like consoles and head phones that became our property after the investigations were finished. Not saying that's the case here, but that house, along with a few others he went through over the years always had the same story of being trashed and left as is after he acquired them. If it were me in that house you got, I would not trust that carpet anymore and remove it for tile if I could, popcorn ceiling would get tested for asbestos before removal (1980 was after the asbestos ban I think, but you never know) and considering the trash everywhere, I'd bug bomb everything. As long as the previous owners were not smokers or left the house with a horrible smell, I can definitely see a good clean renovation here once your done. Hope it turns out well 👍

I'd leave that master bathroom alone. Just update it. New fixtures and paint. I'd get rid of the popcorn ceiling, definitely. I'm not sure about removing the wall between the kitchen and dining room, though. An open concept is nice sometimes, but I feel it wouldn't look proportionate in your space. As far as the grass, I personally like the all rock landscape. You could make a really nice area back there for entertaining. A nice firepit with seating. But this is my opinion. Lol
