My first husband and I were shown a house one time and were attacked by about a million fleas. It was crazy. Needless to say were were out of there in a few seconds.

Have you lived in a staged home?
When I was looking for a house, it always turned me off to smell those Glade plug-ins. It was the worst artificial smell and made me wonder what they were trying to cover up.
For me, it is when the house looks like a crack house. I don't understand why agents don't say, "Put all the clutter in boxes and place in your car so that we can photograph this." Another thing I can't stand are bad photographers. How hard is it to turn around and take a picture of the other side of the room? Why did they only take a picture of a doorknob and baseboard?
Oh, other things: offensive wall hangings. One house I saw had a Confederate flag and another house had raunchy nudes.
This is why so many people cant afford a house. Want everything perfect. They are afaid to do any work to a house at all!
I’ve bought two homes that nurses owned. Dirty and no upkeep. Cheaper. Soap and water does wonders folks.
I hav e no patience for people's stupidity. The owner's belongings will be gone with them and i will clean the house top to bottom when i move in. If most people don't understand that it's no wonder the world is in sorry state.
Is the beautiful color in your background close to SW's Sea Salt? It's so relaxing.

if i ever had to buy a house (hope not because just built one) the last thing i will be looking at are open toilet lids, color of the walls , overgrow landscape and clutter.. or dirty laundry... i will be lookin at the foundation, walls, year built, windows and all possible structural issue. I can paint the house myself, all personal areas like bathrooms would go through a sanitation / replacement anyway. Door knobs - i don't care, i probably wont like them anyway.. I mean it's nice to buy a worry - free house, but it has to be new then. And even then it's not a guarantee that it was built right. I would take a solid built house with orange walls and old commodes (replace them) any time instead of some shiny macmansion in where you can hear every sneeze or worse..
Smell of pot, cigarettes, animals, potpourri, mildew, and strong spices. Paint color: gray, black, baby blue, pink. Clutter or house not even clean. I won't even look at a house if the homeowner stays. Yard not well kept. Too much furniture or nasty furniture. I would rather see an empty house.
Ignore the paint color. Do take notice of smells.
@lindap.p.1337 Can't ignore the paint if there are a lot of layers, the wrong type of painty or if you are buying a house that you want to do very little to it.
Why keep asking the question, "Right?" Also, pictures would be helpful.

Went to see a house. Both toilets had been left UNFLUSHED and open. Left immediately.
Toilet seats left open! Hate this in listing pictures.
Ladies do not handle toilet lids. Class up already.
Do you want to be told the truth or do you want "sugar-coated" advice?
Dirty ovens and dishwashers full of dirty dishes. Also trash cans especially if overflowing with trash….and wet showers/tubs. Like the owner just left following a shower. Dogs and cats left at homes. They will be in a cage in garage. Barking their heads off. Take your pets with you during showings..
What about if you already moved, house hasn’t been touched again to freshen the whole house up.
Do you mean when you rent it out and it hasn't been refreshed i.e. new paint etc?
If you haven’t mentioned leaving stuff that you don’t want to take so you leave it for the buyer to get rid of it, Or every closet has , hangers, old clothes, leftover old tv junk. Old paint, old yard stuff.
oooh yes! I don't like having to get rid of stuff after the sale. I was specifically talking about before you purchase the home, but that is a pet peeve too.
Clutter isn’t limited to things that don’t belong. People need to do a thorough cleansing of items. Put all the soap away in the kitchen, put appliances away. But this should be done in every room. The things you think are treasures may be hideous to someone else. Put all the tchotchkes away.
Toilet lid open. Close the toilet!
And flush!
As far as the hole in the wall--i think it is okay to cover for showing so as not to deter buyers, but it will need to be fixed-- otherwise it should be listed in the contract during negotiations.
Potpourri or strong scents like pachouli or medications(especially vitamins and cheap candles).
@@sherlhoeppner2392 yes strong smells can turn off buyers! Some can even be allergic to certain smells or trigger headaches.
Sigh. Realtors must be very rich people. They say "This is easily fixed" and I hear 'major cash investment'. This is why I'm cynical about the housing scarcity.

Most realtors net less than 50k full time .don't take it personally. Think about you feeling exactly the same last time you were a buyer. Buyers turn off and walk out for these reasons while sellers takes longer to sell...sells for less..and pays the bills until it sells. If you are a seller listen if u want or don't if you want to net less and take longer to sell . You don't have to shoot the messenger telling you the truth. Any realtor can show you pages of homes with pictures that sold fast that realtors call shows very well . Look at days on market and price. Then ask to see homes near you that took a long time to sell..guarantee you will see the difference in showing conditions and price sold even for same floor plan same builder same year built same neighborhood. Ask your realtor to show u. I have opened doors for buyers who said let's go in 15 seconds for just one of the items she discussed

Great video, very helpful! What if bedroom/hallway/stair carpeting or bathroom tile is worn: is it better to replace with a lower cost flooring, leave it as it is (and expect the buyer to negotiate), or give an allowance?
Thanks for your question! I personally would give an allowance or replace it but I would also work with your realtor to see what they recommend. Hard to say without seeing the whole house.

Thanks for your feedback! I mentioned this was done back in 2015 so yes it's been 10 years and back then this was updated. My point is you need to assess your home and determine what needs to be updated to help you sell it.
