When vetting and partnering with sponsors, I am looking for investors that are creating an ethical win-win situation for residents. You may be surprised on how many people within these communities would not mind paying a little more if you are providing them value for a better community to live in

    Depreciation only works if the asset is never sold and stays cash flowing. Real estate typically goes up in value so depreciation recapture would kick in for that capital gain. In that case there really isn’t an argument against dividend stocks.

      Great points. Of course there are many nuances for this situation, but refinancing or holding for years down the road will be more of a benefit with depreciation and that is personally how I approach RE investing. It is why many investors keep buying RE for depreciation and recapture is something to absolutely have to keep in mind. The big point is that RE provides depreciation benefits that can help offset capital gains

      Chris, no doubt it is not as easy as it may have been 20 years ago but there will always be opportunities but we have to go looking for them harder as it is not as easy as it used to be for real estate. Look for ways to put your money to its best use and hedge against inflation as much as you can. You can still invest in real estate without owning a home(which is my current situation). Unfortunately, good things usually take time and all we can do is focus on what we can do on our own right now to propel ourselves in a better situation in the future.

      If you are more risk adverse, this would most likely be better for your situation! Just know debt isn’t always a bad thing but it depends on the individual’s risk tolerance

    Commercial is way better rhan residential. One is connecting with like monded business owners...the other is basically being a hotel manager. Lol

      I would agree with commercial as my preference. It has scalability and forced appreciation that residential tends to not offer with its asset class.
