I Never understand why use pipe dope and teflon at the same time. I would have changed the gate valve to a ball valve or put one in font of it. I know it's more work, a better job for the customer. Gate valves suck, especially on the street side of the water meter. I understand, sometimes the customer does not want to pay.

5 wire minimum to a thermostat. Give yourself/ the customer the common wire so you don’t need batteries.
