I’m 51 wife is 49. We just paid off our house loan. We have no car payments or credit card debt either. Saved and work hard to get to this point. The one big thing my parents taught me was to stay out of debt if you can. You don’t have to impress your neighbor or your friends with material things. Live within your means and retirement will come easy.

It's funny how the older generation screw the younger generation a majority of my generation can't afford a house.
It doesn’t matter if a Boomer is liberal or conservative. What unifies them is the issue of social security and Medicare. This is the biggest unfounded liability in the federal budget, and it needs to be reformed, but Boomers wont let this happen.

30 to 40 screws in drywall for 1 piece?? no wonder you hate mudding and taping. 9-12 screws depending on the thickness and length of the drywall is often sufficient. every 2 feet or so. Looks like you dont even have 2 feet wide thats like 8 to 10 screws.

Are you a real estate agent or a mortgage broker because I can name many good reasons why you put 20% down or more when you buy a house and its not just a random number that means nothing. It has a lot to do with interest paid over the life of the loan as well as the difference in equity you start off with. Not to mention PMI which can be another 10% on top of your mortgage payment. Also people who put only 5% down basically will have no equity to sell the home if they were to lose a job if theyve owned the home for less than a couple years. In a mortgage you want to make it as fast as possible to the 50% threshold when youre paying more principal than interest.
I bought, owned and managed 14 rental units over my lifetime. I usually knew more about the market and financing than real estate agents and mortgage brokers. They mostly deal with home buyers, not investors. I walked away from deals they thought were totally solid, and bought homes which had them scratching their heads. The only real way to know about real estate is to buy it, risk your own money, and learn to assess missed values out there. Most mortgage brokers and real estate agents just own a home like everyone else. So, when you ask "are you a real estate broker or mortgage broker" as if that would be someone with valuable investment knowledge... NO. They are used car salesmen and pencil pushers in a bank. Not seasoned real estate investors. It's that guy who owns a boatload of them who knows. I would never put anything CLOSE to 20% down. I have never put more than 3% down. It's called leveraging, which outearns and outpaces every objection you list saying you SHOULD put 20% down. For example: to quote you: " Also people who put only 5% down basically will have no equity to sell the home if they were to lose a job if theyve owned the home for less than a couple years." There is no increase in equity here. You are simply moving/transferring 20% cash into 20% building equity. No net gain. None. If you put down 3%, you still have the other 17% in cash. Actually a BETTER position if these unexpected events occur (like losing your job). Hanging onto the cash is BETTER in that scenario, because you may not have to sell the house. You have the actual cash to bridge you. There are 6 ways you make money in real estate off the top of my head. Saving on the interest paid isn't on the list, because it isn't paid by me. 1) you buy an undervalued property. Instant equity. 2) you buy a property which has better, more profitable uses than currently being used for, and change that use. instant equity or instant better income. 3) the market goes up, you gain increased equity. 4) you have tenants buying it for you. Paying the mortgage, paying the interest. 5) you depreciate the property on your schedule C, and take a paper loss which may even shield other income. 6) You buy a duplex and MOVE INTO one side. I moved 11 times in 9 years doing this. I was able to purchase a duplex with an FHA home loan (cheap!!!) as long as it was going to be my residence. I was even able to utilize rents from the other side to qualify. My first one i bought when I was 27? I lived for free in one side, with the other buying the property for me. Paying nothing out of my pocket, I was able to save huge sums of money towards my next few.

Warren Buffett’s whole ideology is about not saying yes to everything and about making very smart decisions. I actually respect him quite a bit. I don’t know a whole lot about him but from what I’ve heard he’s a pretty good guy that knows what he’s doing.
Facts!
Social Security is absolutely not viable. All that's left in that cabinet is an empty chest with an ancient scrap of paper with "I.O.U." written on it. Where's that going to come from? Taxes? Hardly... the taxpayer is already over $30T in debt and by the time I get there in a few years I'm sure it'll be over $40T. It'll be done by printing more bills backed by vapor. If I get anything at all in my monthly check it might be worth a cup of coffee.
