I very much agree Phil, however I don't think it's as low as 10% of potential buyers. Yes everyone needing a resi mortgage will be out of the picture but as long as someone can finance it, I'm sure they'd buy it and then evict the tenants. Also, let's be honest, we can't get them fricking out most of the time! Also there are risks if the tenant hasn't been given all the 'proper' 5h!te that the government claims is apparently necessary.

so ur telling me as a buyer i have to give my agent my investment goal and hope the agent will actually try to help me instead of trying to pitching the most expensive house or the house with the higest comm, why would I let the property agent get the upper hand? Agents are just the middleman, you don't have two fucks about whether or not the buyer feels great, you just want your cut and get it easily if possible. Just like an insurance agent, car salesman, or a proprety agent, you never reveal info to them unless if you know the agent is actually reliable and knows his stuff. The right approach is for the agent to carefully probe the buyer for what they might be looking for, develop a relationship and make yourself look like you want to help the buyer reach that goal. The right approach for the buyer is to carefully choose the agent and don't reveal what you don't have to. This approach that you are explaing here is basically the rolex game, the buyer builds relationship with the gate keeper in order to get a watch or in this case get a good deal on a home. I honestly think your approach is very one sided, if all you want to do is wait for a customer/buyer to cater to your needs or the way you want to do business, then go ahead. Its just a poor way to go about it. A good agent will listen out and not turn away just because someone is trying to lowball, everyone lowballs, everyone. I bought my property because the agent realized that I indirectly gave them a number by lowballing, then targeted that range or below and see if the level of property offered matches what i'm interested in / budget. Agents need to work with the client, not the client need to work with the agent.

When you say interest payments, do you mean you can deduct interest only mortgage payments from corporation tax bill?? Thanks.
Hey James, Yes that is correct, you can deduct interest payments at a corporation tax level and not a personal level. You cannot deduct interest payments from your personal tax liability due to section 24 tax changes made in 2020. Again, not financial advice. Please speak to an accountant!

Hi Sam, yes we do bring on properties like that but they are generally very rare finds. You're talking less than <1% of tenanted properties in my view would have that many bedrooms. Definitely comes up though - just make sure you're on our email list!

I've just looked at a couple of properties and both have what look like serious roof issues. I sadi to the agent, why should I get the job assessed? i told them to tell their sellers to sort it out. One also had an uneven floor and the answee came back he's not even going to look at it!
Hi Harry, without knowing the properties you are talking about I can't comment so it would definitely be best to deal with the sales agent you were having this discussion with. We don't sell any properties that would be classified to have "major works", our properties are turnkey buy to let investments that are for the most part currently or recently have been rented out. Some properties will have roofs that need attention and it's up to a buyer to carry out their own due diligence on that. Condition will always be factored into the price and my suggestion would be to make an offer based upon your own due diligence and a price you are happy with. Hope this helps.

You’d probably have heard about the redevelopment of Shawlands arced and potentially up to 600 BTR properties being built there over the next year. Great to hear your insights on how you’d think this would impact local landlords in Shawlands or adjacent areas. Thanks in advance
Hi Jamil, great to hear. I don't get heavily involved in the macro picture other than amenities added to an area such as shopping centres, new transport links or large companies providing jobs. Those things can definitely affect areas and can make a positive lift in values across the board. It's very hard to calculate how something like the housing regeneration in Shawlands will affect prices. I'd focus on the last 5-10 years of sales data and buy wisely based upon that. Demand could increase higher than the rate of the increased supply of housing you are talking about so it would be too one sided an argument, and in my view - a guess, to assume this would make a positive or negative affect on prices. Hope this helps.
Property has increased 8.5% but inflation has been damn near 20% cumulatively. If you bought in 2022, you would be down in real terms.
According to the ONS Inflation was 7.9% in 2022 and 6.8% in 2023. It's important to consider that property growth rates discussed don't factor in Rental Income, only UK wide capital appreciation rates. With the growth of property, plus average rental yields between 5 - 8% - most investors would have kept up with inflation fairly comfortably over those periods, especially if they held properties in desirable areas.

I never considered factoring yield into the purchase price of a property to compensate for it not being at market rent value, that's actually very clever.
