South Africa's many malls and mostly rental residential complexes are going to be a massive problem in 35 years when the average South African of today (30 years old) retires. Officially 30% of South Africans are unemployed, this includes taxi drivers, uber drivers, delivery people, most security guards, and most notable independent contractors and content creators. If you include them then it's only 9%, but that's no fun. So why are they a problem? Of the 30% who are unemployed 2/3 are youth, that leaves an unemployment rate of only 10% among adults (25 yo +). When these people retire there's hardly going to be a large enough labour force to occupy these rental properties and shop at the nearly 2000 shopping centres. Crucially, there aren't going to be enough people paying income taxes to fund their pensions. Only 10% of South Africans will have enough pension to retire comfortably. So enjoy them now because by 2054 they're most likely either going to be warehouses or abandoned.
