I’m from Mississippi and have lived in Cedar Hill/Desoto for over 24yrs. In between have lived in downtown and uptown for a cpl yrs. It’s laid back and chill with easy access whatever else you want to do in Dallas. Fact was spoken when he said you can build the EXACT same house $150-200k less in the south. Seen it, done it. I’m a field worker so I’ve been in every corner of DFW and the south area is the most ideal overall.
What if you've paid off your house but don't have the cash to pay 100K for a pool
You could do a Heloc or Home Equity loan/ cash out. Or see how the pool company finance options look.
Awww hell naw. It ain’t even worth it to buy right now then. I was thinking of investing fix and flip/ cash out refinance situation, but even if I found a deal, I’d only be profitable between 5k off the deal and that’s only if I can find a tenant willing to pay $2500 rent… who tf is paying that!! Might as well just keep renting an apartment
Well, you could always keep renting. However, you'll miss out on a sure investment. Think of it this way. If you lived here for 10 years got your balance down to 250K. However, the property value went up to 350K. Now you owe 250K on a home that's 350K. If you were to sell it, you'd have 100K in equity. If your rent was 1500 for the same 10 years... Probably not likely, but you would have paid 180K with zero return. That's the beauty of purchasing a home. The balance will decrease even if the value doesn't. So you're getting a return. Buying a home is bigger than the payment.

Not at all. These are the same builders that build homes all across the metroplex and state as well.
Refinance is not the answer, all it's going to do is charge you 10,000.00 to refinance and get what ed versa the interest rate is at that time. Or take control of your own tax and insurance bill by paying g it yourself and look for cheaper rates. Bug lend your mortgage company know its is goi g to be your responsibility from there on.
Do you see how old this video is? Rates were 2.5% when this was posted. However, anyone that's purchased a home in the past two years in the 7s will more than likely experience it at some point. Ince rates drop, it'll still be effective.

First time home buyer and got f over and I'm so upset 😢 Lender calculated taxes a little over 1K. Bought the home in July 2023 escrow analysis just came in and got hit with a shortage of 5K, putting my monthly payment at an increase of $746! I live in Texas... Either way my accountant made calculations estimating the 5K in taxes and my payment should've never gone that high. I'm so confused 😕
5K is a lot for a 1 year increase. Check and see exactly what went up. It could be insurance as well.
@HybridAgent Yes, thank you I'm doing all the digging. The insurance did not go up. I paid for a whole year premium upfront before closing. I still checked with them to make sure nothing had changed with the policy and they said no.

I've been paying extra into my escrow every month for a year and we still have a shortage that increased our monthly payment by $62. Have you ever seen an escrow analysis mistake in calculation? Thanks.
Yes, it happens a lot. Check to see what caused it. Insurance policy renewals is causing a lot to go up these days.
@@HybridAgent Apparently the county sent our sewer bill (that we've paid on our own since we bought) to the mortgage company to pay from our escrow account! And they renamed it a "special tax ' and deducted it from our escrow. Wtf! We're getting it taken care of. Thanks for responding. 👍

You definitely need to find out why it's 5K short. That's not normal, especially if it's not the first year unless your taxes went waaaay up. Did your home insurance go up as well. I'd start there. The only way to fix the escrow shortage is to 1. Pay the difference and have the minimal increase. Dispute the taxes and/or get lower insurance.

There are a few out there to be found. However, my hybrid agent program can make your payment much cheaper. You can go higher and get the home you really want. It's a game-changer for sure.

The issue with Desoto is the school system. The school grading in Desoto is bad.
I covered that in the video as well. You've got other options. There are two other districts within 5 minutes. Cedar Hill and Duncanville. Both are open enrollment. I personally don't fall into the category of people blaming the school district though. If the foundation at home is good, the child will learn. Depending on credit score, DTI, & Down Payment it could definitely be less than that.🤔
this video is slightly older, but at the time, the LLPA's on an FHA loan wouldn't be. changed. Credit score used was 680 so again the same. You could lower with a bigger down payment, but in this scenario we chose to use 3.5% down.

No, your mortgage will not increase. The only way it can increase is if your taxes go up. If the taxes go up, they'll take that extra money that you put into your taxes to cover it, but the mortgage company will have to adjust for the increase. If you have too much extra money in there, all they'll do is send the money back to you. There is only so much extra the mortgage company can keep.

Damn that’s dead on a property I got for 300k Last year for that interest rate, I’ma hit the follow button simply off the respect for a precise number u gave to the public… BTW, 2.6K is ridiculous for 300k home, these days… mostly because a 300k home is probably not a quality build these days… U gone have to make some sacrifices for a 300k property these days, either you’re in a rough area, or 40+ mins from ur job, or ur dealing with hoa… if them rates don’t go down,
Thank You! I try and make sure the info is as accurate as possible. Always slightly different because property taxes differ, but the base numbers will be legit. It's enough bad info out there. No use adding to it.
Yes it is ridiculous and here in Atlanta a new construction $300k home is the size of a townhome and you can reach your arm out your bedroom window and touch your neighbor’s house AND all your homes look alike as if you are in some insane utopian society!
