    I happen to think most radon problems are because most houses have slight overall negative pressure due to stack effect. Your video is a good example of how even a slight positive pressure can completely mitigate even a fairly high radon number.

    I can't wait to retire and build an ICF in the mountains of NC. Hope I can find a lot with as pretty of view as yours. My plan is mini-splits and an ERV like you. I'll have to go watch your videos on those when the time comes. BTW, do you use your rooftop deck much?

      We do use the roof quite a bit. We have a deck box full of camping chairs that we keep up there so we can pull out chairs whenever we go up there but we don’t have to worry about furniture blowing around or getting a lot of weather up there. We had about 20 people up there this year for the Fourth of July fireworks over the lake. It was a great time. We also frequently invite our neighbors over to just listen to music and hang out up there.

    What about homeowners insurance? Is it more or less expensive? Did you still have to install fire sprinklers?

      It seems less though many insurance companies don’t have their systems set up for ICF homes. There’s not even an option for a concrete roof on our homeowners policy. They have us down as a regular asphalt shingle roof, even though it’s concrete because there’s no way to put in a concrete roof in their system.

    What I love about the metal roofing material as a siding…no butt joints!!! Hate butt joints in siding. Contractors have no clue how to stagger them to not look like a pattern.

    I guess my complaint would be all the line set being so visible on the side of the house. Is there no way to mount that stuff inside the wall?

      We covered the line sets with the metal siding (bent and molded) but yes we could have dug out the styrofoam of the blocks and laid it in. We were just worried that if the systems needed repair, we had a leak in the lines, or clog in the drain lines, we would have to remove the siding off the back of the house. Now we can just unscrew the covers and replace the whole system if we need to.

    Am I wrong that there’s a seam in the lite deck forms where the aluminum channels break? Wouldn’t that be the easiest way to run romex?

    Are the interior walls ICF also? and then covered with sheetrock? Okay I watch the rest of it now. And only exterior walls are ICF. I wonder how much more your home would be resistance to tornado/hurricanes if interior walls were ICF also?

      Check the tabs. The back part of the drawer glide has metal tabs that stick up. Make sure the drawer slides into that.

      We used the same silicone rubber roofing material all around the pipe. No leaks two years later.

      No. Only the slab, footer, and first floor. We have an ICF concrete roof and we added it there too.

    I am currently building our ICF home and shop. I am still thinking over what type of HVAC system I want. How is the Mr. Cool HVAC system you installed holding up? One thing I am not clear about on with these systems is the filtrations. Do they have a removeable MERV-13 or 14 filter or is it just a foam material?

      We love our Mr. Cool system. Our ERV has the MERV filter but the Mr. cool just has the foam filters.

    I've been looking into ICF homes for a while and one question I constantly have/had that no one really talks about are repair costs. I know the cement makes the walls extremely strong but its not indestructible and there aren't that many contractors with experience using let alone repairing such homes, so I was wondering if the prices were way higher in those cases compared to traditional/metal/etc. and if so by how much. Anytime I've seen ICF homes they are always advertised as a strong singular unit of cement, so in cases like storms or tornados when there are minor damages to the walls what is the process you go through, like do you just fill the hole with cement and patch up the wall or do you redo the entire wall/walls to keep it as that singular unit to maximize its efficiency.

    We did ICF ourselves 20yrs ago. Basement walls 12in, windows on 2 walls. Floor over basement is concrete, roof is standing seam metal with full 8ft overhang with walk around porch. All metal interior framing & trusses. Love this house. Really like your choice of siding. We have no load bearing walls, exterior walls hold the trusses. Love this house❤️❤️❤️❤️❤️

      We used Paragon. It looks great. I suggest getting it powder coated though. We just went with the primed one and then had to paint it.

      So there is a right way with the right end. So you have to literally try different ends with different ends of the bar. If you don't have the right end, it never aligns. Once you get the right end of the bar with the right piece then it lines up fine. I'm sorry I know it's annoying

      We are in Missouri. We did nearly everything ourselves and the total was around $120 per sq ft (not counting the land of course). It would cost more than $200 a square foot if trades were involved in the construction.

    How is the lite deck garage floor holding up after 3 years of use? Would love to have you give a follow up on any issues

      That is a great idea for a video! It is doing great. In fact, we are just now getting around to finishing the drywall and painting the garage. We've been able to park in the garage several times and there's no signs of stress, strain or any problems. People inside the house and under the garage can't hear cars pulling in. We are very happy with it.

      I'm Happy to hear. We are using that system for the entire house about 3500sqft. Of insuldeck. There are very few videos and like seeing how others tackle it. Thank You

      Doing great so far! The driveway has rebar, this is just a 3-4 inch lip.
