Pros and Cons of living in DeLand, FL. I get calls from people all over the country asking about moving to Deland, Florida. They usually want to know what Deland has to offer, but sometimes they want to know what’s NOT SO GOOD about Deland, Florida. So today, I’ll be addressing some of the pros, and then I’ll be addressing some of the cons of moving to the Deland, Florida area from a local’s perspective. Then, at the end, I’ll be addressing one “sticky” issue that everyone almost always asks about.

    This may not be legal. In the late 1970’s the federal government became the guardian of all coastal regions in the United States. These coastal regions, beaches on the Atlantic, Pacific and the Gulf of Mexico are deemed public access and they cannot be restricted access by private and public entities.

      In Volusia County they charge a fee to park, on the beach or in a lot near the beach. This is what the pass is for. If you walk, it's free.

    2019 end of June , rained everyday all afternoon, usually at 1pm til 4 or 5 . It ruined our vacation 😢 we also went in June 2016 and it rained once! So unpredictable. I think October would be a safe bet ?

      October is usually pretty nice. It's starting to cool down and the rainy season is over. No guarantees though. Once we ot 12 inches of rain in December!

    The reality is charter and or private schools only want the students are performing the best the students who cannot make the grade in charter or private schools. This will allow the conservative Wacko's to continue to demonize public schools.

      Thanks for your question. Really it depends on how much clearing it needs and how big it is. For a quarter acre buildable lot it could run $5k - $8k. It could vary widely. If the land is low or unlevel, it might also need fill dirt, which can get expensive.

    The problem with tiny homes is the dishonest marketing. It’s just a camper unless you buy land, and get utilities hooked up. If you put it in the country, digging a well and making a septic field can cost as much as the house, that’s after you buy the land. It’s not cheap at all

    I live in Deltona and it sucks! Non-enforced noise ordinance, cops are a joke, no restaurants, even though they were promised to us, just fast food. No high paying jobs, congested, very poor water quality, not drinkable, your toilet bowl gets stained and laundry smells like rotten eggs. It's way overpriced now, and I live in 1 of the best of the neighborhoods he was talking about. The houses are close together on top of each other and car break-ins are very common. The houses now are way overpriced. No need to move here.

    My subdivision is right on 17-92. Turning left out of here northbound when traffic is heavy is already like playing Frogger. And its only getting worse. Also, what about the schools? DeBary Elementary is already overcrowded. As are River Springs and University HS. There has to be a coordinated plan to help infrastructure keep pace with growth. Although I would be perfectly happy with growth stopping altogether, even though I realize that isn't realistic.

    I just made my first year in Florida since July 31st and I’ve been living in Deland since December 2023 & I LOVE IT! I am 40 mins away by e bike to my job at Stetson university and my bank and shopping centers. I see cows across the street from my patio while having my coffee in the mornings and all I see are birds and critters and trees and sunny skies. Even rainy days are beautiful. I never want to leave! 🫶🏼🥰

      Not everyone uses a yard that much, plus it's more work. If you like homes with bigger yards, good for you. There's alot of people who simply don't care about that, especially if they come from bigger cities where having a small or no yard is normal.

    I grew up in Sanford from 1966-1982. I rarely ever went to the beach at all. First too far to go. The weather is unbearable at times. We had gators and plenty of snakes through out the area. And the bugs were horrible and mosquitoes during the summer were disgusting. Never had issue with termites we had the traditional cement block house. Bats never bothered to me at all. When I was growing up crime was not that big of problem. True do have to check out the area. That goes for ANY city you love in.

    It can be a plus not to have much nightlife then there’s less drunk people. I don’t mind drinking a wine or two with my meal with friends and conversation, but I don’t go out to get drunk

      True. I think there are plenty of local places for a meal and a drink, they just tend to close earlier, which is fine with me.

    I think the only thing an hoa should be is more of a neighborhood watch kind of deal. Check for suspicious activity. And when it comes to the house the only things they should have control over is yards that get overgrown and out of control, or anything that would condemn a building. Other than that they shouldn’t be allowed to tell you if you can have a bbq or what type of car to have in the driveway.

      Some HOAs just take care of some common areas. And make sure homes are kept up, which is good for neighborhood property values. It's a good idea to check the HOA's covenants and rules before purchasing a home a community. Or pick a neighborhood without an HOA if you prefer not to have rules.

    If you buy your house then you are the only person who can dictate what happens there. Hoa's are a gateway for toxic individuals to act maliciously

      Some HOA board members can get carried away. They're usually voted in, so they can be voted out, too. Unfortunately, it tends to be a thankless, unpaid job so some people don't want to participate. Hopefully the latest bill will help protect homeowners more.

    My question is what is the difference between a tiny home and a park model home?

      They're very similar to a mobile or manufactured home. They can be put in a park or on land that you own. Alot of the difference has to do with the design. The biggest difference between the two is their size. Tiny homes usually are only anywhere from 100 and 400 sq ft and are designed for a self-sufficient lifestyle. Mobile homes are anywhere from 600 to 1300 sq. ft, allowing for more living space.
