Hey there! I’m Kris Ramotar, a real estate agent with a deep understanding of the Windsor Essex County, Ontario market. My approach is all about putting clients first-I’m here to offer thoughtful guidance while staying honest, professional, and always accessible.
I know that everyone’s situation is unique, so I make it a priority to really get to know my clients and build strong relationships. For me, it’s about valuing relationships over transactions, and that’s something I take pride in with every deal I handle.
Since I cover the greater Windsor-Essex area, I stay on top of the housing market to give my clients accurate insights and strategic advice. I especially love working with home buyers, whether you’re a first-time buyer or new to the area. I treat your money like it’s my own, making sure you’re getting a home that’s truly worth it. I always say, if it’s not a home I’d be comfortable living in with my own family, I won’t suggest it to you.
When it comes to sellers, I go all out to market your home. From professional photography to drones and videos, I use every tool at my disposal to make sure your home sells quickly and at the right price. Marketing homes effectively is a key part of what I do, and I’m committed to giving you the best service possible.
I live in Lakeshore, Ontario, with my wife Melanie and our three daughters, Alexandra, Gabrielle, and Zara, along with our family cat, Rajie. We love the Windsor-Essex area-it’s safe, kid-friendly, and offers easy access to Lake Saint Clair and Lake Erie. Plus, the light traffic makes commuting a breeze for work and fun. I’m also a huge foodie, and my family and I love exploring local restaurants and wineries, whether it’s Italian at Spago or Nico Taverna, Indian cuisine at Swaad, or grabbing a bite at The Keg. When I’m not out enjoying the local scene, I’m either working out, spending time with my family, or watching (and sometimes playing) cricket at Jackson Park.
I was born in Guyana, South America, and moved to Toronto in December of 1987 before settling in Windsor in 2003. My parents didn’t have much formal education, but they raised us to be hardworking, honest, humble, and respectful. These values are the foundation of my life and my approach to real estate.
I want my kids to always remember where they came from and appreciate the journey. That’s why I’m passionate about giving back and creating opportunities for others. I’m currently working with Belle River High School to establish an annual scholarship for a graduate who has overcome significant challenges to pursue postsecondary education.

    It would appear that there are two markets in Windsor Essex County. Higher priced homes are sitting longer and not selling. When do you see these prices decreasing? One realtor stated there were approximately 1.5 years of inventory with $900,000+ price range. Even with the expected rate cuts these homes are not affordable for many. Windsor Essex with the highest unemployment rate in Canada. Do you think we will see these higher priced home reduced?

      I definitely agree with you regarding the two markets and the higher priced homes, some prices are already coming down especially for those who must sell because they bought in the peak of the market and had a very low interest rate.       I personally feel the average price will stay around the 575-600K , when interest rates come down we may see a bit of a trend upward but nothing crazy like in the past .

    if Debt is indeed borrowing from 'future' GDP capacity, under actuarial analysis if the datasets assuming any 3% BoC rate maintained positive above the 2% inflation target against further 'debasement' based DEBT expansion past the current ~$3+ Trillion combined Mortgage/Consumer Debt.... there is now insufficient Canadian Gross Domestic Income/consumer disposable income available to maintain both: 1.) Canada's 67% consumer spending reliant GDP, an otherwise stagnant GDP that was being maintained by no more than the aforementioned 10+ years of low-rate fueled Real Estate based DEBT expansion and 2.) the higher Mortgage Payments now inevitable under still 5 million mortgage renewals occurring now through Q4/2026(1 Million NEGAMS still increasing loan balances) all at far higher rates than when initiated. The 'elephant in the room' being: the significant LTV(loan to value) imbalances currently held in Canadian Big Bank Mortgage Portfolio "chattel" valuations that will attenuate/correct under lower 'mark to market' Sales/Appraisals these renewals entail let be falling into 'insurable' requirements under refinancing. This is a Real Estate crash/correct..... with significant potential for a $400B to $500B of loss contagion across M2/3 Capital instrument structures representing a further 22-23% of the current $2.1 Trillion Total Canadian Mortgage market.

    When is a home considered sold? When an offer is accepted or when it closes/deposit is given?

      It is considered sold when the deposit is submitted normally within 24 hours of offer being accepted, home inspection and mortgage financing conditions are waived or any other conditions are waived as well. if any was in the terms of the offer it’s then considered sold. Closing day is the day that the buyer and seller had agreed upon, this is the day when the bank will have the funds for the buyer’s lawyer, if there’s a mortgage. he will then wire transfer it to the seller’s lawyer, title is then transferred to the new owner(buyer’s ) Then the seller lawyer will release the keys to the new buyer, hope this helps.

      Hi thank you for your comment, I feel that you are definitely correct in some aspects. There some agents out there who just do it for the money and don’t put as much care about the clients, some of them don’t even sell many homes, and then there are the great agents who care and it’s their livelihood, this is how they take care of their families. It’s is a real career it’s a difficult career, many times we work for free, we show many homes to prospective clients and then they ghost us…. We don’t get paid until the deal closed, we have to pay insurance, gas taxes, marketing etc so what seems like a lot of money is not especially when you factor all the expenses. But in the end I do somewhat agree with you. Have a great day. Thanks

    Grew up in that house, from 1954 to 1975, my family being there a few years longer. Essentially the same exterior from 1964. Given the current year of 2024, and the neighborhood location in the west end, and the close issues & problems, that house is worth approximately $100,000 to $125,000... regardless of an asking price put forth by a realtor.

    Can you talk about what will happen if unemployment keeps going up in Windsor-Essex? It's currently the highest in Canada (7.1%). Will be ready to buy in three months.

      I feel if as we head into the holidays season we might see a decrease in the unemployment rate. With the Bank of Canada expected to lower the overnight interest rate I feel it might help the numbers go lower. If Stellantis was to strike or shutdown then that changes everything but overall I think we will be okay. Please let me if you need anything. Thanks

    I don’t see how demand would increase 4x when rates decrease from 5.8 to 5.2, that’s still too high. And a lot of people will still be renewing at a higher rate that could bring even more supply to the market.

      We are not building enough homes to keep up with the population, immigration, etc. yes I agree with the renewals but many are extending the term of their mortgage…. stretching out the payments so they can still stay in their homes. Let’s see what happens…. the next 6 months will be a bit of a challenge for the market, many of us agents are struggling as well….. honestly I would like to see homes stay affordable and cheaper mortgage rates so our future generations can afford to buy a home.

    How come people are still not having home inspection and financing conditions? That’s crazy, especially now with inventory going up and homes siting. Maybe they’re not being well advised. The market is not the same as it was with Covid

      Some do a pre inspection, local residents normally do. Some buyers feel that they will miss out on the property if they include an inspection clause, i tell potential buyers we should do an pre inspection if they love the home or put the inspection clause in the offer this way they we know what kind of repairs if any are needed. Also sometimes you can negotiate the price to help you with the repairs. Hope this helps. Thanks

      @@krisramotar makes sense, but I think there are too many houses at this time to have fomo, no inspection would have to be a really really good deal to make sense.

      @@denesbastos2001it all depends on the price, the location, condition of the home. Lower priced homes are in demand at the moment. The higher priced homes are taking a bit longer to sell.

      Prices seems to be holding steady for the most part, have we hit the bottom yet? I don’t think so, it may take some time to see a gig decline if any . Remember we have a supply and demand situation, not enough homes available for buyers…. Hopefully our children will be able to afford a home in the future Thanks
