    I have lived here for the past 10 years. It is getting pretty insane. They keep building like crazy in the barren desert. RE "luxury" speculators and vacation playground fortune seekers under every rock. There are not enough services. Not enough food stores. Wheels dependent everywhere you go. The roads are getting very crowded. Basically, St. Geo has doubled in size since 2014, but essential infrastructure is about the same. I am looking for a better place.

    Kinda funny that you say taxes are lower here than in "other states" -- Utah actually has the 10th highest tax burden in the country. The only states west of the rockies with higher tax burdens are California and Hawaii. So while it is "technically true", if taxes were a significant reason for people to move here, it would be a much better reason for them to move somewhere else.

    I suppose if we dodge ww3, an economic collapse, a real pandemic, 40 million "newcomers" in 3 years, or a devastating drought, we might see 485,000 population in St. George by 2060.. At todays prices and rates, a 300k house is way out of reach for 80% of the population.. I would focus on the 20% and build 700k to multi million dollar. 1 problem is if the california market really tanks, it will bring Utah and Nashville and Austin and all the hot spots way down imo.. We might end up with a situation like the North East has where some of the most expensive zip codes in the country sit right next to some of the poorest zip codes in the country.. I miss the times when young familys could buy and move to bigger and better later on. Utah has priced out its youth just like Idaho, Montana etc...

    It's really unfortunate that many Utahns will talk about the importance of modesty and humility, and then not even think once about applying those principles when they're designing a house.

    Utah is absolutely not transparent in real estate. Other states show what houses sold for so that buyers have an idea of how much to actually offer on a home. And diversity is beautiful until you start having a bunch of section 8 housing and a bunch of crime popping up in your area.

    I am a native here in UT. Our family moved to st george for my husband's job and we hate it. Compared to most of Utah... - Crime is high here. Theft is a biggie and we already witnessed violence. Never had to lock my doors at night ever in UT until St George. - Hideous and depressing scenery. St George has a high population of millionaire's and their mansions pollute the hills in every direction and they're golf courses are just as insulting, especially during droughts. - Overpopulation. Clastrophobia anytime you take your family to a local outting, hard to get into doctor's appontments, traffic is bad because city growing faster than road construction and, again, crime is high. - Rent and utilities are high here. Property management are all slumlords, utility companies are unethical. - The heat is unbearable and worse than Vegas due to the added humidity. - Street designs are absurd. Unnecessary roundabouts and winding roads everywhere. - Wages low here while housing costs rise.

    Whoever it is buying these houses at these prices is chasing a lot of natives out of Utah. My husband is a plumber, with both new construction & service experience. I have to work full time for our income to even cover our expenses without a mortgage. Thankfully rent is still somewhat affordable, but still double what we paid just 4 years ago. But like $1600/mo less than we'd pay if we bought the same house we're renting. New construction residential plumbing jobs won't pay my husband nearly what he makes now in commercial plumbing, so he left that field as did a ton of his colleagues. The quality of plumbing on new build homes is terrifying. And now that those contractors can mostly only afford inexperienced plumbers, i imagine the quality could get even worse. We are gearing up to leave Utah. Based pretty much entirely on the cost factor. Too expensive. Love my home state and would love to stay close to family, but truth is that my generation of family all likely have to leave soon as well.

    Mormonism is a cult and false. I was mormon / LDS married and temple going for 50 years. Yes, it raised lds. Now I am a christain and no lds are not christain. They believe in a false christ and believe they will become a god. Sad but true. I know more about Mormonism then ever. It is a Freemason organization.

    The market here has been shocking. What we sold our house for in 2021 in Socal, would cost us 2 times as much to have in St George. There are a lot of greedy people in this area, everywhere of course, but for an area that is full of church goers, it's been a pretty shocking thing to observe.

      Having been Mormon 54 yrs living in St. George and SLC I find the greed quite rampant among church members. Even historically it is evidenced by the “elites” of the church. Say what you will but that is my pov and I agree with you

      ​@@jasonjohnson9865having lived in a neighborhood with a lot of the people profiting from the high demand for houses, I can attest there are a chunk of those who are greedy who are also church goers. Hypocritical and deeply greedy. Not cause the church made them that way. But they definitely think they are good people and congratulate each other on their perceived goodness and they don't give too hoots about others. This was the same ward that just a couple after my daughter died from brain cancer, I had a baby, was very sick with chronic illness and my husband lost his job cause his bosses were uncomfortable that he had pictures of our daughter on his desk--- and this ward told us we were unreasonable to expect any assistance including with just food. My monthly rent cost less than half what most relief society women's purses did. My daughter and son were at an age they should probably not have to share a room and they had to cause we were only in a two bedroom. Baby had to be in our room. We had no cable, no car payment, no credit cards and didn't eat out. I think we didn't even have internet except maybe through a free school program. I didn't get my hair or nails done, never bought new clothes... we weren't excessive. And they treated us like we were taking advantage. That's the area we spent the most time we lived any one given place in our whole marriage. They were like this all the years we lived there. Owners of large companies that build many of the new homes in Utah. Among mortgage bank owners. They greatly influence the market. Oh, and the very same mortgage company owned by one of the neighbors in that area, years later, let me go when I had pregnancy complications and stopped being able to eat. Definitely there's greed among the church goers.

    Until the fake stream media announces the coming market crash, people won't believe the impending implosion. And, wait until people find out their mortgages are fully paid off through their Birth Certificate Trusts and then we are expected to pay 30 year mortgages with interest. It's all fraud!

    The local market has slowed. Some cash buyers are out there coming in from SLC. Mortgage deals appear stagnant with many potential buyers on hold. VRBO market has had success going to annual leases. Some subdivisions are developing streets and preparing lots, but most activity remains commercial and civil projects. Just my assessment.

    Until there is an increase in wages and more reliable jobs for those who don't have the experience, the ability to get into a home here in St. George is still out of reach. It seems like the cost of living is way more than the jobs are willing to pay. Until employers are willing to hire those who don't have experience and are willing to learn on the job, then there will never be that opportunity to become a homeowner. Low-income people have become the new normal, and that goes to show how politicians don't care for those who are struggling. The politicians are more willing to honor the corporations that lobby for the tax-free benefits that Utah has offered.

    Correction, it's not people buying homes above asking price. It's businesses and investors to create short term rentals and Airbnb's which pushes out the regular buyers and destroyed what St George once was. There are entire neighborhoods there that are pure short term rentals. Allowing businesses to purchase homes has destroyed our real estate market.

      @@tifacola That's not accurate, so have literally stayed at entire neighborhoods that are Airbnb's in St George twice in the past 2 months. There are literally ones from vacation freedom rentals that have an entire neighborhood of homes and they just put some plaque on the door with a random name to differentiate them. I suggest you do a little more research

    They forgot to mention the price. $750,000-1,200,000 for the surf lots that are not waterfront. $2,500,000 for the last waterfront lakeside lot.

    I want one, just wondering how the lake won't be overfilled with people riding, when I ride it's usually like 2h with the group, but on a chill day it's like 6h. Great idea though. And also chill rides driding around the lake and swimming etc won't be possible here.

    We appreciate the LDS designation. The Members are or should be accepting of all. Read the 13 Articles of faith. Those are the standards we live by. If your looking for perfection in the members then your gonna be greatly disappointed. However, most try their best. The Reality is the Church is about worshipping Jesus Christ. And like Jeremiah 17:5 says; Cursed be the man the trusteth in man.

    Where I live we have builders all over the region who's building homes everyday. There's over 500 homes in the process of being built , that's not counting other areas. Even where I live homes are now being built , unbelievable. Prices From $800K - $25 Million . All shapes and sizes .

    I graduated from BYU and had to pass fourteen University credits in the Mormie religion. One of my professors told me that if I converted, I would pay less tuition. I said, "I don't pay tuition; I am on a full ride with stipend." As if I would change religion to save money!
