Im pretty sure , purchased my first home practically on my own, did all the searching myself online, choice the houses I wanted to see. They literally just opened the door to these houses. Agents 99% of the time have zero home construction experience, no knowledge of the area. If anything they are good on telling you about flooding zones. Let’s face it there commission is based off how much they sale the house so why would they want to lower the price!

You save a lottttt more money if you pay less for a house at a higher rate than the other way around. Homes appreciated over 18% last year so the longer you wait, the more you’re paying for a house. Like a lot more
Because when rates go down, you refinance and guess what?! You paid way less for your house because you bought it now and didn’t wait
