I feel that continuum and amber park is quite a different location even though they are categorized as D15. One nearer to Geylang/paya lebar and another MP/ECP. That may explain why buyers are willing to pay more for Amber park as it is more ‘prime’ in the same district. Comparing it to GD which it is stone throw away from Mrt might not be a very good comparison too imo. Genuine question, Do you think Continuum would still outperform in the mid to long term given the fact that FH, which is certainly appealing to most older gen only compared to the gen Zs or millennials who will be the bulk of future buyers ? Since the only plus point for Continuum is it being freehold and thus demanding a premium over GD, TG, EOK etc with better location? Thanks

Congratulations to Sim Lian for successful launch and overwhelming sales of more than 95% on launch day and to all EOK buyers today. For those who did not get a unit at EOK, do not despair. There are still some good units out there now if you know how to spot them. Do DM me if you need help to look for the next best buy project and unit 😉
As per my prediction 😅, Nava grove sold 63% on launch day.
Do take note Henry Park is not yet confirmed to be within 1km from Nava Grove. Do wait for further update once it is confirmed by the Developer.

I was property agent for industrial factory lots,new ones,for four years never once I encountered any ghost in them.d Though I do feel something,but no sightings.most of the time I would look for the roadside datuk kong,pray offering everytime I enter the estate lots.even those with said ghost present in some old houses I never encountered them.but my colleagues did encountered one time,old apartment lot, they went in to look around, apparently the kitchen sink fell down,they took off immediately.

It will be distributed based on the Intestate Succession Act. In this case I assume the parent not around anymore, then it will be distributed to the sibling if any. If no sibling, then need to see if there are any direct relatives like grandparent or auntie, uncle. If no surviving relatives then the government may be entitled to the asset.
Rubbish. Why never mention about the outstanding loan interest when you never pay off. You be paying 2.6% outstanding loan interest plus 2.5% cpf accured interest
You will be earning 2.5% per annum interest on your cpf if you never utilise it on your property. It will not become your accrued interest anymore. So it should not be calculated on top of your hdb loan interest. Instead it will help to offset the interest you paid for your hdb loan.
Accrued interest is still your money. After you sell, you need to buy right? I find this topic overblown. After you sell, yes, the cash proceeds you need to top up the accrued interest, but, when you buy your next property, you can throw more cash down(more money in CPF). If you find yourself in a situation where because of accrued interest you can’t pay for reno. Then you should not be buying another flat in that case. That’s not a problem of the accrued interest. If you are taking HDB loan. It is always 100% better to pay off because HDB loan is 0.1% above CPF interest rates. So I agree if you are on bank loan and the interest is lower than the 2.5% CPF pays you on interest on OA. Don’t fully utilise CPF.
Yes accrued interest is still your money. But if you do not utilise all your cpf to pay off the loan, cpf board will pay you this cpf interest to your cpf account meaning you will still get to keep all the property profits in cash and yet still earn the cpf interest at the same time. Yes the hdb loan is 0.1% above cpf interest. So if you have the cash to pay off the loan, it may be a better option instead of utilising your cpf. And think about it if you do not touch the cpf money, the cpf interest income earned 2.5% will help you to offset partially the hdb loan interest of 2.6%. Whereas if you use your cpf money to fully pay the hdb loan, technically u will need to pay back these cpf accrued interest from your property profits in the future. So this accrued interest is taken away from your property profits if any.
Yes, all along I have known about accrued interest. I was shocked one day to see the amount of accrued interest just after 5 years. Back then I was also using part CPF for my monthly installment (MI) to my HDB loan. Thereafter, I've changed the MI to be just $1 and started making voluntary refunds to try and stem the accrued interest. Accrued interest can be a really a scary thing.

Just look at The Florence Residences. The take up rate was terrible at the start. But the project slowly pick up momentum at the later stage and prices also went up by quite a lot eventually as more and more units get sold.

@@OlafKanken Because for this case study, my client budget is only up to 2 bedders. But eventually he bought a 2+study at the Continuum which is slightly below $2mil. The 3 bedroom & 4 bedroom premium type is also a good buy based on my analysis if you are able to stretch your budget to above $2m.

Yes it's possible. It is also not healthy if the price keep going up exponentially every year.
How about the new HDB policy with 10 year MOP? Will it limit the number of HDB upgraders to private (landed and condos)?
We will only see the impact of this new policy about 13 to 15 years later after the first batch of plus and prime HDB flats come into the resale market. IMO, I foresee minimal impact on private property from this new policy. As majority still under standard HDB category and this group of owners will still be under the old scheme who are not affected by the new policy. We will probably see the price gap between prime plus flats and standard flats closing up in the future which is the govt intent to reduce the big windfall effect.

Are there many investors out there? Why not target the hdb upgraders like up the MOP from 5 to 10 years; or introduce a capital tax on those who bought BTO in the prime areas and make them pay back a portion when they sell that hdb unit or even throw a blanket to lower TSR to maybe 65% so that it impacts everyone.
Thank you Kim Min. Because we seen a strong take up rate for 1 and 2 bedders for the recent new launches like Midtown Modern. And from all the past CM like the ABSD and SSD, u can observe that it is always making ownership of multiple properties more and more difficult. As for the BTO in prime areas, I believe the Govt is already looking into it.
