      Hi, in Australia, foreigners can only buy new properties. However certain visa might allow you to buy one resale property strictly for your own stay. But you have to sell it within 6 months once your visa expires.

    You should always buy a large piece of land and an old house built on top of it which is already depreciated most of its build cost. Then it’s a good investment as you can renovate it and in future demolish it to build two townhouses as almost double the value.

    At what ( %) is the taxable rental income , as a foreign investor has to pay? same questions arise , at what % foreign investor has to pay after we sold the property. thanks

      Hi, thanks for reaching out. All foreigners will pay tax on their net income after deductions at 32%. Depending on what and how you invest, the deductions especially in the first 5-10 years are large.

      Yes. The future train station is earmarked to be built right next to the estate.

      How would you compare it with Windermere, seems it is around the same price or Mambourin Estate seems even cheaper.

      @@alexi99999 it’s natural to compare Mambourin to Windermere and vice versa. Personally I think pricing are similar which will place mambourin slightly advantageous in terms of its proximity to access roads and future train station. However, some might pick Windermere as there won’t be OC fee as mambourin has a clubhouse which needs to be maintained. Having said that, I do think that it’s nice to have a clubhouse near your home that’s exclusive to the residents.

    Australia Property Financing for Foreigners? - I think you need to find a trusted Mortgage broker who helps you to buying a house. I personally use "AMA Finance brokers" service in Australia.

      Thank you for your comment. Given how fast Melbourne is growing, location with good proximity to the city, amenities and employment hubs like this are transforming quickly. Especially if they are still affordable.

    Just a suggestion. The info you presented was good, especially the emphasis on the facilities and infrastructure. However, the video could have been more informative had you included some footage of display villages in the area, particularly the interiors of display homes. Also, helpful would have been some info on average allotment sizes.

      don't think it is much good mate! I live in Tarneit (suburb next to Point Cook) and there are much better areas in Melbourne to invest, of course in my humble opinion. As per my research of various areas as I work in Property Research field. Don't go for Point Cook.

      @@denonrocks Go to Point Cook if you want an affordable big place! Point Cook is not gonna give great returns for your Yearly growth or rental on your property wont pay your mortgage + Body corp. If you are an investor might not be the best place - as for an owner who likes nature and the comfort of his spacious house Point Cook can give you all of this. But be mindful not all parts of Point Cook - I would say Sanctuary Lakes would be my go to in Point Cook.

      Well Mr insight byte, no one is comparing Tarneit and Point Cook mate. All I know based on our research of the areas is that Point Cook is no way a better investment than other suburbs on many many grounds. You might be emotionally attached or something as a way to invest which we don't see, since I work for a research company who breeds on good investment pockets and areas. Point Cook isn't a bad investment, it's just not the best one. Buying a property anywhere will give returns, but does it mean that it was the best area if you look at it after 5 years, NO!
