It is easy to drive to and there are buses best to check the ASLA bus timetable for exact times, best day Is probably Thursday as that's market day and the town is quite busy then.

Sadly many people have been caught out by this type of lawyer, there are of course many good ones around, but there are also quite a few who are not. A lot of people have been caught out as they didn't truly understand the process and took it all at face value.

We are British, but my other half is Spanish citizen as well . We want investment in Spain , buy a big country house for our self and 2 or 3 more flats to rent . Andalusia is our favourite place to live, but we are very scared about the many changes that happen there in moment . We now start look properties in other parts of Spain and other Mediterranean countries like , Italy,Greece, as well beautiful sunny countries in Eastern Europe. We don’t want take money out of Spain we want investment in country ,give job for people and pay taxes.We love Spain very much ( my ancestors are all Spanish as well ) but the Spanish government and population have to be careful about radical policies that make foreigners people no very welcome just have look the Uk situation now after Brexit , we lose millions of pounds in tourism,investment and there is millions of jobs vacancies and no people to work. well, it is not a solution to buy in Spain for cheap prices houses and after sell for double price or rent for vacacional homes., because of that the prices in the sky , and people are suffering here because nobody can rent for long term and for normal money. for example my daughter study in Granada and she can't rent a f. disgusting room in a bad area under 400 euro.. so it is crazy , a flat for 800-900 euro per month and very few for long term . shit houses for minimum 50 000 euro in Valle de Lecrin and the area..The normal price is 20-30.000 if the house need renovation. Radical polices what we need to be able to live and not be homeless. a Normal salary is 1200-1500 - how the hell you can rent a flat for 800-900 plus the bills per month? It has to go down for the normal price 550 max. Otherwise we don't care the Brexit and the madness what other governments are doing in Europe. our government don't want to f. up the whole population with this crazy property situation . Go to Italy the situation is more difficult and more shit same in Greece , and you have to fight the migrant crisis and safety also. Eastern Europe countries what? Romania Bulgaria Albania ? Nobody want to go there. You have to do everything properly and don't want to benefit at the expense of others. I've seen many people from the UK , they did business the most ugly way how it can be , workers never had legal contracts , they even did not paid them, they get all type of mortages from the Spanish banks after they gone never paid back nothing. Well I'm not saying that you are that type of people but i never ever met nobody who worked for english people without problems. anyway i'm very happy with the new rules and i hope it will help for us.

Could you buy a house with a license and then have it revoked because it's decided there are too many rentals in the area where you bought it? Will these new rulings affect property prices?
Yes that scenario is now possible. What impact this will have on prices is difficult to predict exactly at this stage. It will certainly affect some properties more than others depending on how difficult it will be to update a property ro the new regulations.
I understand that there are those who rent on their homes during the peak months to provide them an income to survive the rest of the year. Perhaps if these people are affected, more people will be forced to sell up! Because they couldn't afford the risk of a fine!
I guess it depends if they are doing it legally or Illegally? It seems to be the proliferation of illegal rentals that has casued the issue.
@holaproperties Hi Mat, you are right and I believe most are illegal, done for quick income and no taxes paid. On my visits to the local area there seems a "black market" of illegal rentals, known by the Trusted. There must be many who are panicked.
There certainly is a large black market in the area. Do you think there should be a crackdown to get rid of this and make if fair for everyone ?

Different municipalities are implementing things at different rates, It may well be something we do when the dust has settled. Basically, I suspect that I’m like a number of people who have had dream of renovating a town house in Spain with the idea of avoiding the worst of the English weather. Having purchase 3 years ago a town house in Lanjarón, having employed recommended architect in Orgiva, who submitted plans to the townhall after considerable consultation and adjustments of the plan in July 2023. Still no response. Unable to even think about employing builders to do basic construction work complying with Spanish regs. So I can then carry on. I would very much like you the cover details that people like me ought to have been made aware of and the pit fall to avoid when starting a project. Some of the basic permissions you need, getting service ( Water, electric, telecommunications) installed or reinstated. Do you have a list of trusted builders? Builder’s merchants. getting feed up with the sense that all English are rich and troublesome drinkers. people like me are none of these and want a peaceful quality of live and hopefully avoiding the English who aren’t like me and my family.

You missed a statistic. Albayzin has 20% tourist lets and possibly 40% including illegal rentals. And some streets are almost entirely tourism. It's not sustainable and will affect population numbers, family housing, rentals for residents, school attendance, local businesses, etc. We know people who have left the area and had to change their children's school as there is no housing. Planning is a well known blind spot for this council.
It would have been easy to include a lot more stats, but not very exciting. The issue of illegal rentals is a big one for sure. Thanks for taking the time to comment.
