As we step into the fall season and the holiday season approaches, we're diving into the latest insights on how this is impacting the Orlando Real Estate Market in our September 2023 update.

- July 2023: 2.01
- August 2023: 2.19
What does this mean? Inventory remains relatively low, indicating we're still in a seller's market. While 2 months of inventory isn't perfectly balanced, it's an improvement from previous years. With interest rates in the 7s and the fall season traditionally being slower, we might see inventory rise in the coming months. It seems like real estate is gradually returning to its usual rhythm, with busier times in spring and early summer, and slower periods during the fall and early winter.

- August 2023: $375,000
- August 2022: $377,750
This data suggests that the market is stabilizing. While some areas in Orlando may experience slight price fluctuations, overall, we see signs of price stability, which is a positive indicator.

- August 2023: 6.58%
Expect interest rates to likely remain in the 7s for the rest of the year, given the unpredictable nature of the economy.

According to the Orlando Regional Realtor Association President, as we approach fall, we're witnessing a slowdown in sales, which can benefit buyers. With the market cooling off, fall homebuyers can expect less competition, more inventory, and potentially more reasonable median home prices.
Buyers may still encounter bidding wars due to low inventory, but as interest rates rise and the holidays approach, serious buyers looking to close on a home by year-end might find opportunities without intense competition. Sellers, on the other hand, can expect to go under contract within a month or two if their home is priced appropriately. However, some homeowners are holding off due to rising interest rates.

If you haven't looked already, there are crime maps available online to give you an idea of what crimes happen in the area and how often. Something to keep in mind, though, is that not all crimes are reported, and some of these maps may not be up to date or have all data. Best of luck with your job decision!
We have lived in sanford for 18 years. Unfortunately, the city manager has allowed builders to run the city. 7 sub divisions for a 2 lane road, celery rd. Sanford Ave has turned into a race track and cops REFUSE to patrol the residential area. Speed limit was lowered, but no one to enforce. Sanford is not a good place to live, especially in the historical district. Sewers are backing up...

What can $350,000 get you in Orlando?
Not anymore. Wouldn't move to Sanford if it was last town on earth. Been here 25 yrs and want to move. Was once a great small town to raise kids but has now been turned into a concrete jungle with non-stop traffic in the area and massive apt complexes going up everywhere, and I mean on every corner, yet roads are not being expanded, and fast food restaurants and useless stripmalls are being built on every square inch of land they can find. Chikfalas and Chipotles are being built, despite already having them just a few miles from the new locations. Wildlife are losing their habitats and the town now resembles OBT and Altamonte Blvd area. Lake Mary and Sanford have been destroyed by over development.

You can also use the sun rail to get to Orlando, this commuter rail, and if you don’t mind riding a city bus after you come to Orlando and get international Drive and SeaWorld.
Yeah, there might be more to do in Orlando, but there sure are many busy highways and spaghetti loops, always construction with add more lanes to the highways and toll roads and people drive like there.

I lived in the Sabal Lake area of Longwood for 12 years before I relocated because of work. I just loved it. There was a lot to do without leaving the area. Between SR 434 and SR 436 you will find almost everything you need without leaving the area. I miss it.

Time to buy an overpriced home, you bet.
It's definitely a possibility with the unpredictable housing market and economy. That's why if someone were to buy a home now, I'd recommend them staying in the home at least 5 years. But 10 years is preferable. Thanks for watching!

I feel like the Altamonte Mall is one of the better malls in that area. It's much better than the Fashion Square Mall in my opinion. What's your favorite mall in the Orlando area?

Oviedo isn't Orlando. It's not even in the same county. It is, however, overbuilt with terrible traffic jams and wall to wall people. No more one of the nicest places in Florida for sure!

Agreed, i can safely say after 2 years in this town. Avoid Oviedo, it’s on track to become the next Altamonte Springs.

Yes, rent has definitely gotten high. The Orlando Sentinel published an article recently saying the average rent is $1800 and the average service industry worker makes around $1900 a month.

Hi! No problem at all. I think Lake Nona is nice. It's great if you're looking for newer construction. The community as a whole is still developing. It has a city center (rare in Orlando cities). Some cons are it's a bit expensive (depending on your budget of coure), there can be a good bit of traffic on the main road (Narcoossee), and the homes are pretty close together. There are some restaurants and ships, but they don't have a lot of big box stores (Target, Best Buy, etc.) within the city limits. I hope that helps. Let me know if you have any other questions!
