This is something that was not on the tour Let’s make City of Duluth safer, and also lower our Duluth citizens taxes. “The chance of becoming a victim of either violent or property crime in Duluth is 1 in 74. Based on FBI crime data, Duluth is not one of the safest communities in America. Relative to Georgia, Duluth has a crime rate that is higher than 57% of the state's cities and towns of all sizes.” (take from Google search on Duluth Police / safty) Maybe we should follow Buford’s lead? Buford Ga had its own police force until 1975 (just like Dacula Ga), when the city commissioners decided it would close its police force because of its mounting cost, and concentrate its city taxes on its own independent school district. “Since then, The City of Dacula ranks sixth safest, and the City of Buford is right behind it as seventh safest place to live in the top 360 suburbs in the nation. I remember Duluth's Korean community blowing up on Pleasant Hill Road back in the late 80's. I had dinner with my classmate (St. Peter Claver in Macon, GA) back in 2015 at Raku (We have them in Seattle). You should have saw the look on the Servers and host when I spoke Korean to them LOL!!!! They thought I lived in Korea, giggles, I said I live in Seattle. They said, Tacoma, Federal Way or Lynnwood? I said Lynnwood. They said Ohhhhhh. I got mad love that night. I've lived in Georgia my entire life so far, and I can't wait to move out. The weather climate is garbage, the political climate is garbage, there's nothing natural that matches other places in the country, and houses aren't even affordable anymore. It looks like the SE is destined to be a gigantic warehouse complex.

Much of this is nonsense and/or brutally subjective. To compare Atlanta with New York City and Seoul, South Korea = 😉😜😁😄 Population Density: Seoul = 41,400 people per square mile. NYC = 29,300 ATL = 3,860 The reason that mass transit works well in the first two cities is because of that population density. Atlanta isn't even remotely close to justifying it. That said - this does not mean "get rid of MARTA." MARTA does haul about 500,000 people per day. That's respectable in a metro area of about 6,300,000. That's ~8%. Given the low density of the area, that's a 'decent' and even 'pretty good' rate of usage. MARTA finances are 'okay,' though far from really good, even by standards in the U.S., which are low compared to some other parts of the world. MARTA covers about 25% of its cost from riders. NYC gets 50% or more (NYC ranks among the best in the U.S.) Fast forward to 2024 and here we are - August, 2024, and Cobb County has an election this November on expanding the bus system. The proposal is to spend $14.5 billion over 30 years. It includes a 1% increase in the sale tax (which is hardest on low-income people). Bus usage in Cobb County is very low. At present - from the county's own figures - it's about 1/4 of 1% of people that regularly use the buses. That's about 1/32 of the rate that MARTA is used in metro Atlanta. The riders of Cobb buses pay less than 7% of the cost, while taxpayers are force to pay 93+%. The proposed bus expansion will mean 'more' riders, but how many? In the end, it will mean spending literally millions of Dollars or many hundreds of thousands of Dollars for every additional rider. And it will still be a vanishingly small portion of Cobb County residents who benefit. Perhaps a half a percent? 3/4 of a percent? Even if it's 1% - which is a stretch - that's roughly an additional 8000 riders, while Cobb County gains 200,000+ people over the next few decades. That's obviously "a drop in the bucket" as far as people, traffic, etc. And - with $14.5 billion (if the government estimates of cost are true - which is rarely the case) - we will have "shot our wad," economically, burdening the county with enormous debt, higher taxes, huge future liabilities, and much less chance of any decent mass-transit plan being accepted.

City Limits of Atlanta def is not diverse. Doesn’t even rank in top 20 for most cities in state of Georgia. Right outside of Atlanta like Gwinnett County is def diverse

It's actually a vision problem. ARC want to pretend that Atlanta is the city of Atlanta, when it's not, and we cannot have transit only be a hub and spoke from Atlanta. We need connections between Perimeter Center and Cumberland, or between Town Center and Mansell Rd for instance, and they should be expanding park and rides, but they are doing the opposite - eg Xpress is removing stations.

I appreciate the info you provide about the community, the conveniences of the location, the video of the community and the builder incentives prior to the tour, but the viewing of the home is a bit rushed and you didn't show all areas of both levels. Those things help many viewers decide if they want to visit the community.

Honestly dont like it. Its like every modestly affordable home was built from the 50's to 70's and they go through some crappy corporate reno to be rented out when they often would be better off vanquished. Only reason to live here is if you are looking for a $1m dollar plus home because they have far better value in Gwinett than between 10 and 2
