    I am having a Pallazio built in Odessa, Florida, and I can give you the approximate prices for some of the options that you mentioned. Keep in mind that these were the prices in February 2021 for that community. They may have increased since then and they may vary across communities. The fourth bedroom option is about $7200. It is inserted between the front bathroom and the Flex room, moving that bath and the front bedroom to the front, pushing the Flex room and Kitchen to the back, and removing the linen closet. Adding it does not reduce any of the room sizes, but you can't add the Casual Dining option to the Kitchen. I have never seen it in any model, and the web site doesn't list it, but it is available. Adding tray ceilings to the Gathering room and Owner's Suite is about $2500-$2600, depending on whether you added the bay windows to the Owner's Suite. A two-level tray ceiling in the Foyer is standard. Adding the bay window in the Owner's Suite is about $6500. Rather pricy, but it does add a bit of space for a nice sitting area. The bay window in the front bedroom depends on which elevation that you select. The three Dining room columns are $1400. The columns in the Foyer are standard. (They actually charge a small amount to remove them!) The standard covered Lanai goes out about half of the depth of the Owner's Suite. You can upgrade it to an extended Lanai for about $12800, upgrade it to the "Outdoor Living" (without the fireplace) for about $13400, or both for about $18900. Screening is an extra option unless you add a pool which includes the screen cage. You mentioned that the Extended Lanai was the popular choice, and that is what I selected. It provides a lot of covered space. You mentioned that the garage didn't look that big. Actually, there is extra space on either side of the garage door compared to most plans - nice to have for opening car doors. BTW, all of these are considered "structural options" and you have to make those decisions when you sign the contract. So do your research ahead of time!
